Regrouting near Kirkwall

Regrouting in Kirkwall: local notes

Kirkwall is within about 2 miles of the coast. Coastal homes, holiday lets and guest houses can see heavy bathroom use in busy months, and sealant and grout that work that hard wear out sooner. Island jobs need planning around ferries and the weather, so the more notice, the better.

If you live in an older home near Paterson Church, older homes can move a little, which is hard on rigid grout and tired sealant.

Kirkwall is in the Orkney Islands. We carry out regrouting for homes and businesses in Kirkwall and nearby, as part of our work across the Orkney Islands. Our the Orkney Islands coverage runs to 51 places, and Kirkwall is one of them.

Our applicators cover all of the KW15 postcode area for regrouting. That includes homes and businesses on Main Street, Sommerville Square and High Street. With the A960 and A961 close by, Kirkwall is simple for us to get to for regrouting. We also cover Blackhill (1 mile west), Greenigoe (3 miles south-west), Balfour (4 miles north-east), Tankerness (4 miles east) and Toab (5 miles south-east). As one of the bigger places in the Orkney Islands, Kirkwall has homes, rented property and businesses of every kind. For island and remote addresses, the job takes a little more planning, so mention it when you ask for a quote.

Regrouting for homes and businesses in Kirkwall

Before any work starts, the tiles are checked. If any tiles are loose or sound hollow, we tell you, because regrouting will not fix what’s behind them. With sound tiles, regrouting is a tidy, lasting improvement. We work on bathroom wall tiles, shower walls and kitchen splashbacks, and common reasons people get in touch are shower grout that has worn away and stained grout that cleaning won’t shift.

Scottish water is generally soft, so homes in a town like Kirkwall see less limescale than many parts of England. But mould still finds its way into sealant and grout wherever a room stays damp.

Our work is backed for twelve months.

Mr Mastic applicator sealing the vertical joint between a glass shower screen and tiled wall

How the visit works

Before we leave, we go over the finished joints with you and tell you how long to leave it. The work normally takes anything from a few hours to a full day, depending on the area, depending on how much there is to do. Parking around Kirkwall is rarely difficult, though older streets in the centre can be tight. For flats, mention the shared stair or door entry system.

  1. We start by checking the tiles for any that are loose or hollow.
  2. We rake out the old grout to an even depth, taking care of the tile edges.
  3. We vacuum the joints and clean out the dust.
  4. New grout is worked into the joints and cleaned off the tile faces.
  5. The corners and edges get new silicone, because grout there would crack.

Getting ready for the visit

  • Keep pets and children clear of the area while we work
  • For indoor joints, keep the area dry beforehand if you can
  • Let us know about stairs, lifts or work at height

Yes, Kirkwall is within the area we cover. Our work covers the whole of Scotland. Just send an email to info@mrmastic.co.uk with a few details of the job, and we’ll send you a clear quote.

Will regrouting fix loose tiles?

Regrouting won’t fix loose tiles. We check the tiles first and tell you if any are loose or hollow so you know where you stand.

Do I need to be at home?

If the work is inside, we need someone to let us in. After that, you can carry on with your day.

Can you do several jobs on one visit?

Yes. Tell us about everything you’d like done and you will get one quote.

Are you an approved applicator?

Yes. ARBOMaster is the approved applicator scheme for Arbo sealants, and we’re part of it.

Will there be a smell?

That depends on the sealant. Some smell for a while, some hardly at all.

What sealant do you use?

Each joint gets the product that suits it. Where it moves, gets wet or faces the weather makes a difference, and we will explain our choice.

Signs you need regrouting in Kirkwall

Poor ventilation keeps grout damp, and damp grout is where mould grows. When black spots keep returning, the mould has usually got into the grout.

Any of these means the joints need attention:

  • Floor grout that will not come clean
  • Shower grout that has worn away
  • Kitchen splashback grout stained by grease
  • Grout in corners that has cracked

Managing a site like Kirkwall Grammar School? Then its toilets, changing areas and kitchens need their sealant renewed like any other building’s.

DIY versus a professional finish

A careful DIYer can reseal a simple joint, like a short, easy-to-reach joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.

If you do try it yourself, take your time over the preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.

Leave it or put it right?

Grouting over old grout rarely lasts. It sits thinly on top and soon flakes away. Removing the old grout to an even depth lets the new grout key in properly. Private landlords in a town like Kirkwall must keep homes wind and watertight under the Repairing Standard. Sorting failed joints early is easier than dealing with a tenant’s complaint.

Some things make a job bigger or smaller: the old material and how easily it comes out, whether mould needs treating, and whether the work is at height. Your quote takes all of that into account.

For landlords and businesses

We work for letting agents and landlords as well as householders. Resealing between tenancies is a simple way to keep a property in good order before the next move-in.

Housing providers, facilities teams and property managers book us too. Several sites can be quoted together, and we are fully insured for the work.

Looking after it afterwards

A little care helps the new joints last. We recommend:

  • Use gentle cleaners on grout
  • Look at the sealant in the corners now and then
  • Wipe or squeegee the shower walls
  • Keep the fan on after showering

Clean the grout with a mild bathroom cleaner with a soft brush. Keep harsh bleach and acid limescale removers away from it because they wear grout away.

Once grout cracks, it tends to get worse. Water gets in behind and the tiles can start to loosen, so regrouting early can save a retile.
