Bathroom resealing across KW15: what to expect
A shower joint gets soaked every day. Trays, enclosures, screen profiles and wet room floors all need a flexible, waterproof seal. Each gets a bead of anti-fungal sanitary silicone, finished smooth so water drains away rather than collecting. Typical jobs include sealant that has split, shrunk or peeled away and a reseal done over the top of the old bead, on kitchen worktops & upstands, shower trays & enclosures and sinks & splashbacks.
On the day, there’s very little for you to do. Point us to the joints and we’ll get on with it. The work itself takes a couple of hours for a single bath or shower, including the tidy-up.
- We look at every joint first and check for movement or leaks.
- Every trace of the old bead is removed, including the thin smear on the tiles.
- Joints are degreased and any mould is treated.
- With the joint dry, and any bath loaded with water, a single bead of anti-fungal silicone is applied.
- We tool the bead to a neat finish and give you the cure time, generally around 24 hours.

Bathrooms and kitchens across KW15
KW15 has homes of every age, old and new, and in places like Kirkwall, Blackhill and Greenigoe there’s plenty of rented property too. Bathroom resealing keeps bathrooms and kitchens watertight and looking cared for.
We work across all of Scotland, from the cities to the islands, and KW15 is part of that. Journeys are planned ahead, and outside jobs are booked around the forecast. Along the coast in KW15, window and wall joints facing the sea take the brunt of the weather, so they’re often the first to fail. Good preparation and the right sealant help it cope.
Kirkwall: Managing a site like Kirkwall Grammar School? Then its toilets, changing areas and kitchens need their sealant renewed like any other building’s. In the older streets around Paterson Church, timber floors under older bathrooms flex, so joints need a sealant that moves with them.
DIY sealant or a professional job?
The biggest DIY mistake is sealing over old sealant. New silicone will not bond to old, so it lifts and traps water and mould underneath. All the old material has to come out first.
Some jobs are best left to a professional: high-level joints, fire-rated gaps, external movement joints and big jobs need the right product, the right access and the right method.
Why it fails
Older sealant shrinks and hardens. In kitchens it often shrinks away from the back edge, opening a hairline gap that lets water and crumbs in. Heat from the hob and strong sprays speed it along.
If you can see any of these, it’s time to have the joints looked at:
- Mouldy sealant that has gone black
- Water getting behind the bath panel
- A joint torn by a bath that flexes
- Water getting behind the kitchen upstand
How to look after the new joints
After the cure time, these simple habits help:
- Never pick at the silicone with a blade
- Keep the fan on for a while after bathing
- Stick to a soft cloth and a mild cleaner
- Dry the bead with a towel now and then
Do not stand bottles along the bead, as they hold water against it. Squeegeeing the walls and tray after use keeps water from sitting on the joint.
Watch for the early signs: a corner lifting, a gap behind the bead, a dark line under the silicone or a damp patch on the ceiling below. Any of these means the joint needs attention.
What happens if it’s left?
Fresh sealant smartens a bathroom or kitchen with very little disruption, which matters if you’re letting a property or selling it. Lumpy sealant with smears on the tiles has the opposite effect.
Comparing quotes
- The length of the guarantee
- When the joint can take water or movement
- How the joint is cleaned and prepared
- Whether they seal over old material or remove it
When it isn’t the sealant
Honest advice matters more to us than a booking, so here’s what sealant can’t fix:
- Water coming from the plumbing rather than the joint
- Cracks in the tray itself rather than the joint
- Cracked or missing grout between tiles (that is regrouting)
Your questions about bathroom resealing in KW15
Can mouldy silicone be sorted out?
Yes. Mould inside the bead rarely cleans out for good, so we cut it out, treat the joint and reseal with anti-fungal silicone.
Are you ARBOMaster approved?
Yes. We hold ARBOMaster approved applicator status.
Do you guarantee your resealing?
Yes, a one-year guarantee. Looking after the joint as we suggest helps it last.
Do you cover KW15?
Yes. From our base in Crawley, we cover South East England, London and all of Scotland, and that includes KW15.
Is it worth trying it myself?
Sometimes. Preparation is everything: all the old sealant out, and a clean, dry joint. If it does not work out, we can redo it.
Can new silicone go straight over the old?
No, never. A bead laid over old silicone soon starts to come away, because silicone does not bond to silicone. Every trace of the old bead is removed first.
How much does bathroom resealing cost in KW15?
The cost depends on the size of the job, access and how much old sealant has to come out. Ask us for a quote and we’ll talk you through it.
