Our bathroom resealing service in KW17
The bead of silicone around a bath, tray or worktop is what keeps water out of the gaps. When it splits, shrinks or turns black, water gets behind it into walls, panels and floors. Our team cut the old bead out completely and lay a new one in anti-fungal sanitary silicone. We’re often asked to deal with shrunken sealant along the back of a worktop and a messy, uneven bead from a previous reseal, on shower trays & enclosures, sinks & splashbacks and baths.
You don’t need to clear the whole room or building before we come, only the area right around the joints. We protect the rest, and the work takes a morning or an afternoon for most single baths and showers for a typical job.
- First, each joint is checked for movement and signs of water.
- Every trace of the old bead is removed, including the thin smear on the tiles.
- Joints are degreased and any mould is treated.
- When the joint is dry, and a bath has been filled with water, the new silicone goes on.
- We tool the bead to a neat finish and give you the cure time, normally around 24 hours.

Bathroom resealing across KW17: local notes
In KW17, bathroom resealing takes in flats, houses, rentals and businesses, from Finstown, St Margaret's Hope and St Mary's to the quieter places in between. Wherever the job is, all the old material comes out before anything new goes in.
Scotland has its own building regulations, and homes here bring their own details: harled walls, sash and case windows and, in the larger towns and cities, tenements. KW17 is part of the area we cover across Scotland. Coastal guest houses and holiday lets in KW17 can see heavy use in busy months, so their sealant and grout wear faster than most, and the weather is hard on the outside too.
Finstown: Around Finstown, as everywhere, bathroom resealing is only as good as the preparation behind it. Whether the job is in Finstown itself or nearby, the right material for each joint matters as much as a neat finish.
What affects the quote in KW17
We quote each job individually. These are the things that affect it:
- Whether there’s mould to deal with
- Whether the work is at height
- The old material and how stubborn it is
- The number and length of the joints
What it costs depends on the size of the job, how hard the old material is to remove and how easy the joints are to reach. You’ll have a clear quote before any work starts, so you know where you stand.
Helping us quote
Photos by email are helpful but not essential. Try to tell us:
- Where the property is
- The type of property
- Access, such as stairs, a lift or height
- The rough size of the job
Quotes start with a quick conversation. Tell us what’s wrong, where it is and how much there is, and we will talk you through what we’d do. When it suits you, drop us a line at info@mrmastic.co.uk.
Leave it or put it right?
Bleach and mould sprays may lighten black marks for a while, but where mould is inside the silicone it usually comes back. Cutting it out and resealing with anti-fungal silicone is the fix that lasts.
Questions to ask before you book
- Is VAT in the price?
- How long the guarantee is
- What happens if they find a problem under the old sealant
- Is the old sealant removed completely?
What sealant work cannot fix
We’ll always be straight with you, so here’s what new sealant won’t do:
- Leaks from a shower valve, waste or pipework (a plumber’s job)
- Damage behind the tiles that needs a tiler
- A bath or tray that moves because it isn’t properly supported
What we are called out for in KW17
Plenty of failed sealant has been laid over the top of older sealant. New silicone will not bond to old silicone, so it peels, leaks and hides mould behind it.
People normally contact us when they notice one of these:
- Shrunken sealant along the back of a worktop
- Two layers of silicone, both failing
- A messy, uneven bead from a previous reseal
- Water escaping at the shower enclosure
Landlords, agents and businesses in KW17
A neglected joint can let water reach the structure, which is a bigger problem in a rented property. Keeping joints in good order is simple maintenance.
In hotels, rooms out of use cost money, so the work can be planned room by room. Hotel work is part of what we do, alongside homes and businesses.
FAQs for KW17
Where are you based?
We’re a Crawley-based firm, with over 20 years’ experience. Our area covers South East England, London and Scotland.
I rent my home. Can I book you?
We are happy to deal with the tenant, landlord or agent. Just make sure your landlord agrees.
Do I have to be there?
That depends on where the joints are. Inside work needs someone to give us access, while outside work can sometimes be arranged differently.
Is it OK to put new sealant on top of the old bead?
No, and it’s one of the main reasons reseals fail. The old joint is stripped, cleaned and resealed from scratch.
Can I choose the colour of the sealant?
White, clear and a range of colours are available. On a worktop we colour-match where the joint shows.
Do you come to KW17?
Yes. From our base in Crawley, we cover South East England, London and all of Scotland, and that includes KW17.
What sealant do you use?
The product depends on the job: anti-fungal sanitary silicone in wet areas, and other sealants where joints move or face the weather. We use products from Arbo and Everbuild.
