Can I do it myself?

If you’ve already had a go yourself, that is fine. We remove it and do the joint properly, so just mention it when you contact us.

Overfilling a joint is a classic DIY mistake. A heavy bead looks messy and copes badly with movement, and getting the depth right matters as much as the look.

About our sand mastic in Finstown

If your home is listed or in a conservation area, check with your local planning authority whether consent is needed for work to windows. Sand mastic is often favoured as a like-for-like material. Typical jobs include cement or filler used on old window joints that has cracked and crumbling sand mastic round a window, on stone surrounds, tenement windows and timber door frames.

Outdoor sealant needs a dry surface, so window work around Finstown is planned around the weather. Let us know about access to every frame, including any upstairs.

The work is covered for a year after we finish. If there’s a problem with it, please drop us a line at info@mrmastic.co.uk.

What we do, step by step

You don’t need to clear the whole room or building before we come, just the space around the work. We protect the rest, and the work takes a few hours per window, depending on the condition of the joints in most cases. In smaller Scottish places, parking is usually less of an issue than access and distance. Let us know how to find you and how to reach the joints.

  1. First, we look at the surrounds with you and agree what needs doing.
  2. The loose and crumbling mastic is raked out and the joint cleaned.
  3. Large voids are packed out first, so the mastic is not too thick.
  4. Sand mastic is mixed and applied by hand, then shaped to the joint.
  5. The mastic is finished to sit tidily against the stone or brick.

How to prepare

Advice

How to look after the new joints

A little care helps the new joints last. We recommend:

  • Look over the window mastic once a year
  • Keep sills and gutters clear so water drains away
  • Get any rot dealt with first
  • Avoid heavy scraping on the mastic joint

Leave the new mastic alone while it firms up. It forms a skin fairly soon but needs longer to fully harden.

Good mastic helps keep the frame dry. Failed mastic lets water reach the timber and timber that stays wet can rot.

Questions from Finstown

Can you do sand mastic in Finstown?

Yes, Finstown is within the area we cover. Our work covers the whole of Scotland. You can email us at info@mrmastic.co.uk and let us know what needs doing.

Does living near the coast affect sand mastic in Finstown?

Coastal weather is harder on outside sealant: there’s more wind-driven rain and, closer to the shore, salt in the air. The right product, a clean joint and the right depth all help it cope.

Is consent needed for window work on a listed home?

Your local planning authority is the one to ask. They’ll tell you if consent is needed.

Do you offer different sealant colours?

Usually, yes. Sealants come in white, clear, grey and other colours, and we agree the colour with you before work begins.

Do you do commercial work?

Yes. Hotels, offices and other businesses use us and we are fully insured.

Where is Mr Mastic based?

We’re a Crawley-based firm. We work across South East England, London and Scotland.

Do you guarantee sand mastic work?

You get our one-year guarantee to all our work.

Can sand mastic be painted?

It’s traditionally left unpainted, which is what traditional guidance recommends. Talk to us before any painting near it.

Signs you need sand mastic in Finstown

Some old mastic was never deep enough. A thin layer does not hold well so we make sure the new mastic is the right thickness.

Look out for any of the following:

  • Window mastic to renew ahead of painting
  • Gaps between timber frames and stone or brick
  • A silicone bead on a sash window that spoils the look
  • Draughts and rain around sash boxes

In and around Finstown, as anywhere, good sand mastic starts with a clean, dry, properly prepared joint.

What your quote should include

  • When the joint can take water or movement
  • What happens if the job turns out different
  • Is VAT in the price?
  • What guarantee comes with the work

How to choose a mastic man

Finstown homes and the weather

Finstown is close to the coast, and homes near the sea take more wind-driven rain, with salt in the air closer to the shore. Both are hard on the mastic around older windows and doors, which can dry out and crack sooner where a building faces the weather. Under the Repairing Standard, private landlords in Scotland have to keep homes wind and watertight, and failed outside joints work against that.

Whether the job is in Finstown itself or nearby, the right material for each joint matters as much as a neat finish.

For landlords and businesses

Mouldy or split sealant often shows up at the end of a tenancy, and it’s quick to put right between tenancies. Several properties can be quoted together.

In hotels, rooms out of use cost money, so we plan the work room by room. Hotel work is part of what we do, alongside homes and businesses.

What sealant work cannot fix

In fairness, there are a few things sealant will not fix:

  • Crumbling stone or brickwork round the window
  • Putty and glazing repairs
  • Decayed frames that need repair

Not sure which it is? You can send an email to info@mrmastic.co.uk and we will tell you honestly.

  • Period & listed homes
  • Tenement windows
  • Sash and case windows
  • Timber door frames

What affects the cost of sand mastic

We quote each job individually. These are the things that affect it:

  • The product the joint needs
  • When we can work, for business premises
  • Whether old sealant or filler has to be cut out
  • The number and length of the joints

Some things make a job bigger or smaller: the old material and how easily it comes out, any mould to treat, and whether we need extra access for height. We take all of that into account in your quote.

Asking for a quote

When you call or email, it’s useful to know:

  • Pictures of the joints, sent by email
  • If it’s domestic, commercial or a hotel
  • How many joints, rooms or windows are involved
  • Any access issues, like height or stairs

For a quote, drop us a line at info@mrmastic.co.uk and tell us where the job is and what the problem looks like. You will have a clear quote before any work starts.
