Sand mastic in Grimeston

Silicone on a period window often looks wrong and does not suit the building. Sand mastic is the traditional choice, and we can replace one with the other. If you have failed mastic on an exposed elevation and draughty sash windows at the surround, we can put it right, on sash and case windows, timber door frames and tenement windows alike.

Across smaller places in Scotland, homes range from stone and harled cottages to newer houses, many standing in the open. Wind-driven rain finds any gap around a frame or sill, so the mastic there works hard.

Our work is backed for twelve months.

When it is not the sealant

We’d rather tell you now than do work that will not last, so these are the limits:

  • Sashes that rattle, stick or will not open
  • Damaged stone surrounds
  • Decayed frames that need repair

If you’re not sure, just drop us a line at info@mrmastic.co.uk and we will give you a straight answer before booking.

Joints and surfaces we work on

  • Period & listed homes
  • Stone surrounds
  • Timber door frames
  • Sash and case windows
  • Brick reveals
  • Tenement windows

Different surfaces, different methods

Sash and case windows

The mastic round a sash window is on show so we finish it carefully.

Stone surrounds

Sand mastic sits naturally against stone. The finish blends with the masonry.

How to look after the new joints

Once the sealant has cured, a few habits help it last:

  • Ask the planning authority about consent for listed or conservation-area homes
  • Do not run silicone over sand mastic
  • Don’t paint over the new mastic
  • Go gently near the mastic when preparing windows

Don’t touch or press the mastic while it hardens. It forms a skin fairly soon but needs longer to fully harden.

Crumbling mastic lets rain into the joint. That water can reach the timber frame and the wall, so renewing it early is worth it.

Why it’s worth doing now in Grimeston

Draughts round a sash window aren’t always the sashes. Gaps between the frame and the wall can be just as bad, and renewing the mastic closes them. When the nearest tradesperson is a drive away, it’s tempting to leave a small leak, but water through a failed joint keeps working away until it’s fixed.

No two jobs are quite the same, so we quote each one individually. Size, access and the product the joint needs all make a difference, and we’ll explain the quote if you ask.

Common problems we fix in Grimeston

Some old mastic was never deep enough. Mastic that’s too thin cracks and drops out so we make sure the new mastic is the right thickness.

Keep an eye out for any of the following:

  • Window mastic to renew ahead of painting
  • Draughty sash windows at the surround
  • Mastic round period door frames that has failed
  • Patchy fillers round a sash window

For jobs in and around Grimeston, choosing the right material for each joint is as important as a tidy finish.

Windows and doors in Grimeston

Grimeston is within about 1 mile of the coast, and homes near the sea take more wind-driven rain, with salt in the air closer to the shore. That’s hard on the mastic around older windows and doors, especially on the side facing the sea. Under the Repairing Standard, private landlords in Scotland have to keep homes wind and watertight, and failed outside joints work against that.

Around Grimeston, as everywhere, sand mastic is only as good as the preparation behind it.

Grimeston questions

Does the coastal weather in Grimeston affect outside sealant?

Coastal homes put outside sealant through more weather than inland ones, so the choice of sealant and the preparation matter even more. Walls facing the sea are generally the first to need attention.

Do you cover smaller places like Grimeston?

Yes. Grimeston is within the area we cover, which takes in towns, villages and rural addresses. We work across all of Scotland, including the islands, where work is planned around ferry crossings. Let us know about access, parking and anything unusual about getting there when you book.

How long does the job take?

As a guide, most jobs take anything from a few hours to a full day, depending on how many windows. Bigger jobs take longer, and we will say how long yours will take.

Are you an approved applicator?

Yes. Mr Mastic is an ARBOMaster approved applicator.

Do you work for landlords and businesses?

Yes, we do. We work in homes, commercial premises and hotels, and we are fully insured.

Can I do it myself?

Sometimes. The key is preparation: remove all the old material and work on a clean, dry joint. We can always put it right if it fails.

Is it OK to seal over old sealant?

No, and we never do. It can look neat for a few weeks, but the new layer lifts away from the old one. Removing the old sealant completely is the only lasting way.

Can sand mastic be painted?

The usual advice is to leave sand mastic unpainted. If you’re redecorating the window, ask us first and we will talk you through it.

What happens on the day

On the day, we look over the joints with you first. Surfaces next to the work are protected before we start. Most jobs take a few hours per window, depending on the condition of the joints. In smaller Scottish places, parking is normally less of an issue than access and distance. Tell us how to find the property and how to reach the work, and the visit is planned around that.

  1. First, we look at the surrounds with you and agree what needs doing.
  2. We rake out the old mastic and clean the joint.
  3. Large voids are packed out first, so the mastic is not too thick.
  4. Sand mastic is mixed and applied by hand, then shaped to the joint.
  5. The mastic is finished to sit tidily against the stone or brick.

Getting ready for the visit

  • Where the joints are inside, avoid wetting them before we arrive
  • Mention any tricky access
  • Mention any sign-in or site rules at work premises
