Clouston Sand Mastic
Our applicators work in Clouston on traditional burnt sand mastic around sash and case windows and doors in stone and brick. Old sealant removed completely, joints prepared properly and a one-year guarantee.
- Gaps between timber frames and stone or brick
- Patchy fillers round a sash window
- Tired mastic found when preparing windows for paint
How we handle sand mastic in Clouston
Sand mastic suits most period window surrounds. Newer frames usually get a flexible sealant instead, and we will talk through which suits your home. Typical jobs include draughts and rain around sash boxes and mastic that needs renewing before redecorating, across brick reveals, timber door frames and tenement windows.
Many older Scottish homes still have timber windows set into stone walls. Those suit a traditional sand mastic or a neutral-cure sealant, not an acetoxy silicone that can attack some stone.
You’re covered for a year from the day we finish. If there’s a problem with it, please send an email to info@mrmastic.co.uk.

DIY versus a professional finish
Not every job suits DIY: high-level joints, fire-rated gaps, external movement joints and big jobs need the right product, the right access and the right method.
If you’ve already had a go yourself, that’s fine. We remove it and do the joint properly, so tell us about it when you ask for a quote.
What we do, step by step
On the day, there’s very little for you to do. Point us to the joints and we will get on with it. The work itself takes a few hours per window, depending on the condition of the joints, including the tidy-up. In smaller Scottish places, parking is normally less of an issue than access and distance. Let us know how to find you and how to reach the joints.
- We check the window surrounds and agree which joints need renewing.
- We rake out the old mastic and clean the joint.
- We pack any deep gaps so the mastic sits at the right depth.
- The mastic is mixed, pressed into the joint by hand and shaped.
- The mastic is finished to sit tidily against the stone or brick.
Before we arrive
- Mention any sign-in or site rules at work premises
- For indoor joints, keep the area dry beforehand if you can
- Mention if the joints have been sealed before

How the job changes by surface
Timber door frames
Sand mastic is used round timber door frames too. We renew it the same way as on windows.
Tenement and terrace windows
Rows of sash windows on tenements and terraces often need renewing together. We can do one window or several.
Why it’s worth doing now in Clouston
Before painting the windows, it pays to renew the mastic. Painting over failed mastic doesn’t seal it and traditional guidance is to leave the new mastic unpainted. In a place like Clouston, small leaks are easy to put off, but water through a failed joint keeps working away until it’s fixed.
Every job is a little different, so each one gets its own quote. Size, access and the product the joint needs all play a part, and we will explain the quote if you ask.

Looking after it afterwards
Joint life depends on how it’s used and looked after. We suggest:
- Ask us before painting near the mastic
- Keep sills and gutters clear so water drains away
- Find out about consent before window work on a listed home
- Go gently near the mastic when preparing windows
Keep gutters and sills clear so water runs away from the surround. Constant wetting wears the mastic faster.
It’s best to renew mastic before painting the windows. Paint over cracked mastic only covers it up.
Clouston homes and the weather
Clouston is within about 1 mile of the coast, where wind-driven rain is a fact of life and, nearer the shore, so is salt air. That’s hard on the mastic around older windows and doors, especially on the side facing the sea. Island jobs need planning around ferries and the weather, so the more notice, the better.
Homes close to Stenness Church include some older properties, and the windows may be timber, sash or later replacements, and each needs the right sealant against the wall. Around Clouston, as everywhere, sand mastic is only as good as the preparation behind it.
Clouston is about 9 miles west of Kirkwall, in the Orkney Islands. Our applicators cover sand mastic for homeowners, landlords and businesses in Clouston and nearby, as part of our work across the Orkney Islands. Our the Orkney Islands coverage runs to 51 places, and Clouston is one of them.

Clouston: your questions answered
Do you cover Clouston for sand mastic?
Yes, Clouston is within the area we cover. We work across all of Scotland. You can send an email to info@mrmastic.co.uk and let us know what needs doing.
Does the coastal weather in Clouston affect outside sealant?
Coastal homes put outside sealant through more weather than inland ones, so the choice of sealant and the preparation matter even more. It’s worth checking the walls that face the sea first.
What guarantee comes with the work?
There’s a 12-month guarantee on every job, sand mastic included.
Where are you based?
Mr Mastic is based in Crawley. We cover Clouston and the rest of the Orkney Islands.
What information do you need?
A short description and the location, with photos by email if possible. We will ask anything else we need to know.
Can you seal over the old sealant?
No, and we never do. It can look neat for a few weeks, but the new layer lifts away from the old one. Removing the old sealant completely is the only lasting way.
Will you leave a mess?
Very little: the area around the joints is protected first, and we tidy up before we go.
When will the new mastic be hard?
It skins over fairly quickly but takes longer to harden fully. We will tell you what to expect for your job.
How we quote for sand mastic
Your quote is based on your job. We look at:
- Any mould that needs treating
- How much old sealant there is and how hard it is to remove
- How many areas need sealing
- The size of the job
What it costs depends on the size of the job, how much old material has to come out and access to the work. You’ll have a clear quote before any work starts, so you know where you stand.
Helping us quote
Photos help, but a description is a good start. Please mention:
- Photos by email, if that is easy
- Whether it has been sealed before
- How many joints, rooms or windows are involved
- The address or postcode of the job
For a quick quote, get us on the phone, or email us if that’s easier. Tell us about the joints that need doing and we’ll explain what’s involved before giving you a price.
