How we handle remedial sealant in Clouston

Movement and expansion joints fail when the sealant can’t stretch. The old sealant comes out and backing goes in to control the depth, before resealing with a flexible product suited to the movement. If you have smears and lumps from a botched reseal and floor or wall movement joints that have failed, we can help, whatever the surface.

Being further from a city doesn’t change the work: everything old is cut out, the joints are cleaned and dried, and new sealant or grout goes in. We just plan the journey and access beforehand.

Each job carries a 12-month guarantee, large or small.

Honest limits

Before booking, it’s worth knowing the limits too:

  • Old mastic in a building from before 2000 that should be checked for asbestos before it’s disturbed
  • Cracks in the fitting rather than the joint
  • Failed tanking or loose tiles behind the sealant

If you’re not sure, just drop us a line at info@mrmastic.co.uk and we will give you a straight answer.

How we quote for remedial sealant

Every job gets its own quote. This is what makes a difference:

  • Which sealant suits the joint
  • Whether old sealant or filler has to be cut out
  • Any mould that needs treating
  • The number of rooms or windows

What it costs depends on the amount of work, how much old material has to come out and access to the work. You’ll have a clear quote before any work starts.

What we need to know

There’s no need for technical detail. It helps if you can tell us:

  • How we’d reach the joints
  • If someone has resealed it before
  • The address or postcode of the job
  • How many joints, rooms or windows are involved

Asking for a quote is easy: let us know the job and the location and its rough size. A few photos by email make the job easier to understand, and we will take it from there.

DIY sealant or a professional job?

If you’ve already had a go yourself, that’s fine. We cut it out and start again.

Too much sealant is as bad as too little. A heavy bead looks messy and copes badly with movement, and the joint depth matters as much as the finish.

Common questions in Clouston

Is Clouston within the area you cover?

Yes, smaller places are covered as well as towns. Our work covers the whole of Scotland, including the islands, where work is planned around ferry crossings. Just mention lanes, gates or anything else about the route when you book.

Is remedial sealant in Clouston guaranteed?

Every job comes with our 12-month guarantee, wherever it is. We are fully insured, and an ARBOMaster approved applicator.

I rent my home. Can I book you?

We’re happy to deal with the tenant, landlord or agent. Just make sure your landlord agrees.

Are you an approved applicator?

Yes. We’re an ARBOMaster approved applicator, which is run for the Arbo sealant brand.

How long before the joint can be used?

Most sealants are touch-dry well before they’re fully cured. We will give you the cure time for the product we used before we leave.

Can landlords and businesses book you?

Yes, often. We can quote for several properties at once, and between tenancies is a good time for the work.

Do I have to be there?

If the work is inside, we need someone to let us in. Once we’ve agreed the job, you do not need to watch us work.

Do you remove the old sealant?

Yes, every time. New sealant won’t bond properly to old, so the joint is cleaned back first.

For landlords and businesses

If you manage several properties in or around Clouston, jobs at different addresses can go on one quote. Just tell us the addresses and what each one needs.

We also work for businesses, from offices to washrooms and kitchens. On commercial sites, working times can be discussed when we quote.

What we are called out for in Clouston

All sealant wears out eventually. Mould grows into the silicone, the surface hardens and the bead shrinks, especially in damp, poorly aired rooms. At that point it has to come out.

Keep an eye out for any of the following:

  • Over-sealed joints coming away
  • Caulk or the wrong sealant used in a wet area
  • Floor or wall movement joints that have failed
  • Repeat leaks from the same joint

If you live in an older home near Stenness Church, bathrooms in older houses have often been refitted more than once, with sealant laid over sealant.

Our hiring checklist

How the visit works

There is not much for you to do on the day. Point us to the joints and we’ll get on with it. The work itself takes a few hours for most joints, depending on how much old sealant has to come out from start to finish. In smaller Scottish places, parking is usually less of an issue than access and distance. Tell us how to find the property and how to reach the work, and the visit is planned around that.

  1. Surrounding tiles, trays and frames are protected first.
  2. The botched or failed sealant is cut away completely.
  3. We clean and degrease the joint and look for signs of movement or water.
  4. New sealant goes in once the joint is dry, and is tooled smooth.
  5. We give you the cure time and explain what caused the failure.

How to prepare

  • Keep children and pets away from the work area
  • For business premises, tell us about site rules or sign-in
  • Tell us about any previous sealing or DIY attempts

What remedial sealant looks like in Clouston

Clouston is within about 1 mile of the coast. Coastal homes, holiday lets and guest houses can see heavy bathroom use in busy months, which wears sealant and grout out faster than in a quiet home. Private landlords in Scotland must be registered and meet the Repairing Standard, which includes keeping fixtures and fittings in reasonable repair. Tired, leaking sealant is worth putting right before a new tenant moves in.

Around Clouston, as everywhere, remedial sealant is only as good as the preparation behind it.

Over-sealed & botched joints

Botched joints sometimes have damaged edges from earlier scraping. We take care not to make it worse, and tell you about any damage we find.

Leaking trays & enclosures

If the tray is cracked, or the leak is from the valve or waste, sealant will not fix it. We say so rather than reseal.
