Remedial sealant in Stenness

About our remedial sealant in Stenness

Two decades of sealant work means we recognise most failures quickly. We’re ARBOMaster approved and fully insured, and remedial work carries our 12-month guarantee. If you have wide, uneven beads that look worse than the old ones and sealant peeling off a dusty or damp surface, we can put it right, on expansion joints, mouldy bath & shower sealant and botched or over-sealed joints alike.

In and around a place like Stenness, homes range from older stone-built properties to newer houses. Where a building moves, cracked grout and split sealant are generally the first signs.

Our work is backed for twelve months, and the guarantee is the same wherever you are.

Aftercare tips

Good habits help new joints last longer. A few tips:

  • Keep bleach and abrasives off the bead
  • Ask why a joint failed before redoing it
  • Report a tray that rocks or a worktop that lifts
  • Look for stains below bathrooms now and then

Leave the new joint to cure fully before it gets wet or moves: follow the cure time we give you.

Don’t keep resealing the same joint. Get the cause found first, otherwise the next attempt will fail too.

When it isn’t the sealant

We’d rather tell you now than do work that will not last, so these are the limits:

  • Movement from fittings that are not supported
  • A cracked shower tray or bath (that needs repair or replacing)
  • Failed tanking or loose tiles behind the sealant

If you are not sure, just email us at info@mrmastic.co.uk and we will give you a straight answer before you book.

Joints and surfaces we work on

  • Leaking tray & enclosure joints
  • Botched or over-sealed joints
  • Mouldy bath & shower sealant
  • Shrunken worktop sealant
  • Failed movement joints
  • Expansion joints

How it works

When we get to you, we check the joints match what you told us. If we find something unexpected, we talk it through with you first. After that, the work takes a few hours for a typical bath or shower, longer where several layers have been applied. Outdoor work around Stenness depends on the weather, as sealant needs a dry surface, so external jobs may need to move if the day turns wet. Indoor work goes ahead whatever the weather.

  1. First we work out whether the problem is the sealant, movement or a leak.
  2. Old beads and residue are removed down to clean surfaces.
  3. We treat any mould and dry the joint thoroughly.
  4. We reseal with a product suited to the joint, backed where needed.
  5. We finish neatly and point out anything that needs another trade.

Preparing for the visit

How the job changes by surface

Windows & doors

Failed frame mastic is often hard, cracked and in several layers. We remove it all and clean back to sound surfaces.

Over-sealed & botched joints

Every layer has to come out, and silicone residue is cleaned off the tiles too. New sealant needs a fully clean surface.

Leave it or put it right?

A failed seal rarely means a new bathroom. When the fittings are sound, stripping and resealing the joints is often enough. Where something else has failed, you will hear it from us. Around Stenness, water from a failed joint in an older stone home can soak into timber and plaster, which is a far bigger job than the sealant.

The cost reflects the work involved, not a rough estimate. That’s why we ask a few questions first.

Why us?

  • Homes, businesses and hotels
  • White, clear, grey or coloured to suit, where the product allows
  • We agree the colour with you first
  • We leave the area clean and tidy

Bathrooms and kitchens in Stenness

Stenness is close to the coast. Coastal homes, holiday lets and guest houses can see heavy bathroom use in busy months, which wears sealant and grout out faster than in a quiet home. Private landlords in Scotland must be registered and meet the Repairing Standard, which includes keeping fixtures and fittings in reasonable repair. Tired, leaking sealant is worth putting right before a new tenant moves in.

Around Stenness, as everywhere, remedial sealant is only as good as the preparation behind it.

Work for landlords, hotels and businesses

Letting agents often deal with us directly. Send the address, what’s needed and the access arrangements and we’ll give you a quote.

Failed sealant is one of the commonest items on a check-out report, and it’s quick to put right between tenancies. Several properties can be quoted together.

When to call us in Stenness

Even good sealant ages. Mould grows into the silicone, the surface hardens and the bead shrinks, especially in damp, poorly aired rooms. Then the only fix is removal and a new bead.

People normally contact us after spotting something like this:

  • Mould trapped under a layer of silicone
  • Gaps opening along the back of the worktop
  • A second bead peeling off the first
  • Caulk or the wrong sealant used in a wet area

If you live in an older home near Stenness Church, older homes can move a little, which is hard on rigid grout and tired sealant.
