How remedial sealant works in the Orkney Islands
In the Orkney Islands, as anywhere, remedial jobs tend to look alike: sealant over sealant, mould under the bead, leaks that come back and movement joints that have split. Each is stripped back and done again properly. Common call-outs are for thick, messy sealant smeared over tiles and floor or wall movement joints that have failed, across expansion joints, botched or over-sealed joints and mouldy bath & shower sealant.
When we get to you, we check the joints match what you told us. If we find something unexpected, we talk it through with you first. Most jobs then take a few hours, depending on how many layers have to come out.
- First we find out how and where the joint has failed.
- Every layer of old sealant is cut and cleaned out.
- The joint is cleaned, treated for mould and left to dry.
- We use the right backing and sealant for any joint that moves.
- The new joint is tooled neatly and we explain anything else we found.
What affects the price in the Orkney Islands
Some things make a job bigger or smaller: the old material and how easily it comes out, any mould to treat, and whether the work is at height. We take all of that into account in your quote.
What you get with us
- Colour agreed with you before work begins
- Old sealant always removed completely
- Sanitary silicone with an anti-fungal additive in wet areas
- Homes, businesses and hotels

Near you in Kirkwall
Locally, jobs take us to homes and businesses close to Orkney Library and Archive, Kirkwall Grammar School and Paterson Church and the streets around them. Well-known places in the area include Balfour Hospital (0.5 miles south-west) and Bishop's Palace (within half a mile south-west). Not far away are Gallow Ha' and Loomi Shun.
Remedial sealant across the Orkney Islands: local notes
The Orkney Islands has homes of every age, old and new, with plenty of rented property in places like Kirkwall, Stromness and Finstown. Remedial sealant keeps bathrooms and kitchens watertight and looking cared for.
Scotland has its own building regulations, and homes here bring their own details: harled walls, sash and case windows and, in the larger towns and cities, tenements. We work across Scotland, including the Orkney Islands. Along the coast in the Orkney Islands, window and wall joints facing the sea take the brunt of the weather, so they’re often the first to fail. The right product and careful preparation help it last.
Kirkwall: In the older streets around Paterson Church, bathrooms in older houses have often been refitted more than once, with sealant laid over sealant. If you look after a building such as Kirkwall Grammar School, washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes.
Should I try it myself first?
The difference is mostly in the preparation and the product. We take joints back to clean, dry surfaces, and the sealant is chosen for how the joint moves and where it is.
Sealing over old silicone is the commonest DIY error. Silicone does not stick to old silicone, so it peels away and traps moisture behind it. All the old material has to come out first.
What happens if it’s left?
Ripping out a bathroom is not usually needed. If the bath, tray and tiles are sound, remedial resealing normally puts it right. If they’re not, we’ll tell you.
What your quote should include
- What insurance they hold
- What happens if they find a problem under the old sealant
- Whether all the old sealant comes out first
- When the joint can take water or movement
Different surfaces, different methods
Leaking trays & enclosures
A cracked tray, failed valve or leaking waste needs a different fix. We say so rather than reseal.
Worktops & kitchens
Shrunken worktop sealant leaves a gap that lets water into the back edge. We strip it, degrease the joint and reseal in a colour to suit.
Landlords, agents and businesses in the Orkney Islands
If you manage several properties in or around the Orkney Islands, jobs at different addresses can go on one quote. Just tell us the addresses and what each one needs.
We work for letting agents and landlords as well as householders. Resealing between tenancies is a simple way to keep a property in good order before the next move-in.
Common problems we fix in the Orkney Islands
Using the wrong product is a common cause: acrylic caulk in a wet area, a general-purpose sealant on a moving joint, or an acetoxy silicone on natural stone or some metals. None of them last.
The problems people normally mention when they call are:
- Caulk or the wrong sealant used in a wet area
- Beads that never stuck properly
- Torn expansion joints
- Leaks that keep coming back after resealing
The Orkney Islands: your questions answered
What do you put in the joint?
Products from Arbo and Everbuild, among others, chosen to suit the joint. We’ll tell you what we’re using and why.
What if resealing won’t fix my leak?
We’ll tell you. A cracked tray, faulty valve or leaking waste needs a different trade, so we won’t pretend it will.
Do I need to be at home?
Access is agreed with you when the job is booked. For inside work, that normally means someone being in.
Is remedial work guaranteed?
Yes. Our one-year guarantee covers the work, and we are ARBOMaster approved.
What does remedial sealant cost?
The cost depends on the size of the job, access and how much old sealant has to come out. Ask us for a quote.
Someone resealed my shower and it’s leaking again. Can you help?
Yes, generally. First we check whether the leak is the sealant at all, then strip and reseal the joints.
Can you quote for more than one area?
Of course. Doing several areas at once is normally more efficient, so mention them when you ask for a quote.
