How we handle remedial sealant in Pierowall

Two decades of sealant work means we recognise most failures quickly. We are fully insured ARBOMaster approved applicators, and remedial work carries our one-year guarantee. We are often asked to deal with smears and lumps from a botched reseal and a shower that leaks however often it’s resealed, across expansion joints, botched or over-sealed joints and leaking tray & enclosure joints.

Across smaller places in Scotland, homes range from stone and harled cottages to newer houses. Where a building moves, cracked grout and split sealant are generally the first signs.

The work is covered for a year after we finish. If anything is not right with it, email us at info@mrmastic.co.uk.

Questions from Pierowall

Will you come out to Pierowall?

Yes, smaller places are covered as well as towns. We work across all of Scotland, including the islands, where work is planned around ferry crossings. Let us know about access, parking and anything unusual about getting there when you book.

Do you cover Pierowall for remedial sealant?

Yes. Our work covers the whole of Scotland, and Pierowall is part of that. Just drop us a line at info@mrmastic.co.uk with a few details of the job.

How long should I leave it?

Different products cure at different speeds, so please follow the time we give you when we finish.

How long does remedial resealing take?

Allow a few hours for most joints, depending on how much old sealant has to come out. We’ll give you a timescale when we quote.

Will there be a smell?

There can be a smell while the sealant cures, but it fades. Ventilation helps.

What sealant do you use?

Products from Arbo and Everbuild, among others, picked for each joint. We explain the product when we quote.

What do you need from me for a quote?

Only a few details: where it is, what you’ve noticed and how we reach it. After that, simply drop us a line at info@mrmastic.co.uk.

Can you strip sealant from an acrylic tray safely?

Yes. Careful removal is most of a remedial job, particularly on softer surfaces like acrylic.

For landlords and businesses

Failed sealant is one of the commonest items on a check-out report. Several properties can go on one quote.

We regularly work with letting and managing agents. Tell us the address, the job and how access works and we’ll give you a quote.

What remedial sealant looks like in Pierowall

Pierowall is close to the coast. Coastal homes, holiday lets and guest houses can see heavy bathroom use in busy months, and sealant and grout that work that hard wear out sooner. In Scotland, private landlords have to meet the Repairing Standard, which covers keeping fixtures and fittings in a reasonable state of repair. Tired, leaking sealant is worth putting right before a new tenant moves in.

In and around Pierowall, as anywhere, good remedial sealant starts with a clean, dry, properly prepared joint. In the older streets around Baptist Church, walls and floors in older homes can move, and sealant and grout show it first.

Pierowall is about 24 miles north of Kirkwall, in the Orkney Islands. Pierowall gets the same service as everywhere we cover: old sealant removed completely, careful preparation and a 12-month guarantee. Our the Orkney Islands coverage runs to 51 places, Pierowall among them.

We cover every part of the KW17 postcode area for remedial sealant and the streets around it. Remedial sealant is available to properties on Gillpier Road, Howanbrek and Hirstquoy. We also cover the places around Pierowall: Rackwick (1 mile north), Brinian (13 miles south), Broughtown (14 miles east), Evie (15 miles south) and Lady (16 miles east). Being one of the Orkney Islands’s larger places, Pierowall has every kind of property, from flats to offices. Remote and island addresses need a little more planning, so tell us where you are when you ask for a quote.

What affects the cost of remedial sealant

Call for a quick quote. The main things that affect it are:

  • Whether old sealant or filler has to be cut out
  • How easy the joints are to reach
  • The number of rooms or windows
  • The type of sealant required

There are no prices on our website, because each job is priced on what it involves. For a quick quote, please drop us a line at info@mrmastic.co.uk.

What to tell us for a quote

Photos by email are helpful but not essential. Please mention:

  • The rough size of the job
  • If someone has resealed it before
  • How we’d reach the joints
  • What the problem is, such as mould, gaps, leaks or cracking

Asking for a quote is easy: let us know the job and the location. Photos by email help us understand the job.

When something else is needed

We won’t take on work that will not last, so here’s what sealant can’t put right:

  • Old mastic in a building from before 2000 that should be checked for asbestos before it’s disturbed
  • Water damage behind tiles that needs a tiler
  • A bath, tray or worktop that moves until it’s properly fixed

If you are not sure, just send an email to info@mrmastic.co.uk and we will give you a straight answer.

Joints and surfaces we work on

  • Failed movement joints
  • Mouldy bath & shower sealant
  • Leaking tray & enclosure joints
  • Expansion joints
  • Botched or over-sealed joints
  • Shrunken worktop sealant

What happens on the day

All our tools and materials come with us in the van. Once we’ve agreed what’s being done, we protect the area and start. It normally takes a few hours for most joints, depending on how much old sealant has to come out. Around Pierowall, distance and access matter more than parking. Let us know how to find you and how to reach the joints.

  1. We protect the surfaces around the joint.
  2. The botched or failed sealant is cut away completely.
  3. The joint is degreased and checked for movement and leaks.
  4. Once dry, a suitable sealant is applied and tooled.
  5. You get the cure time and our view on why the joint failed.

Before we arrive

  • For indoor joints, keep the area dry beforehand if you can
  • Mention any tricky access
  • On commercial sites, let us know about site rules

Why act early in Pierowall

DIY removal often leaves scratches and a film of residue, and the residue left behind stops the next bead bonding. Careful removal is most of a remedial job. In a place like Pierowall, small leaks are easy to put off, but water through a failed joint keeps working away until it’s fixed.

The cost reflects the work involved, not a rough estimate. That’s why we ask about the job first and agree the price before starting.

Can I do it myself?

Too much sealant is as bad as too little. A thick, smeared bead looks untidy and doesn’t move well, and the joint depth matters as much as the finish.

The biggest DIY mistake is sealing over old sealant. Silicone doesn’t stick to old silicone, so it peels away and traps moisture behind it. All the old material has to come out first.

How the job changes by surface

Worktops & kitchens

Shrunken worktop sealant leaves a gap that lets water into the back edge. We strip it, degrease the joint and reseal in a colour to suit.

Over-sealed & botched joints

A thick bead smeared across tiles often hides mould or gaps. We strip it back so we can see the joint.
