About our external mastic in Pierowall
Short cuts in external joints show up within a season or two. Overfilled joints, missing backing rod and sealant laid over old sealant all tend to fail early. We take the old material out and do it properly. We work on render & cladding joints, façade panels and concrete & block, and the jobs we see most are sealant pulling away from one side of the joint and rigid filler in a joint that should flex.
Stone walls need a stone-friendly sealant, as acetoxy products can attack some stone. Newer houses need their movement joints and roofline trims kept sound.
All our work comes with our 12-month guarantee.

Surface by surface
Brickwork movement joints
Brick moves with heat and moisture, and grows a little over time. The movement joint takes that up, so the sealant in it must stay soft and stretchy.
Copings and trims
Coping joints that leak let water straight down into the wall. Resealing them is a small job that protects a lot.
What external mastic looks like in Pierowall
Pierowall is close to the coast, where wind-driven rain is a fact of life and, nearer the shore, so is salt air. Both are hard on movement joints and outside wall joints, which can dry out and crack sooner where a building faces the weather. Private landlords in Scotland must meet the Repairing Standard, which includes keeping a home wind and watertight, and failed outside joints work against that.
If you live in an older home near Baptist Church, an extension built onto an older house moves differently, and the joint between them takes the strain.
Pierowall is about 24 miles north of Kirkwall, in the Orkney Islands. Pierowall gets the same service as everywhere we cover: old sealant removed completely, careful preparation and a one-year guarantee. 51 places in the Orkney Islands are on our list.
Here we cover the KW17 postcode area for external mastic. You’ll find streets such as Gillpier Road, Howanbrek and Hirstquoy, and we cover them all. If you’re just outside Pierowall, we cover Rackwick (1 mile north), Brinian (13 miles south), Broughtown (14 miles east), Evie (15 miles south) and Lady (16 miles east). As one of the bigger places in the Orkney Islands, Pierowall has homes, rented property and businesses of every kind. If you are somewhere remote, the job takes a little more planning.

Aftercare tips
So the new joints stay in good condition:
- Act on the first splits you see
- Never let anyone fill a movement joint with mortar
- Check the sealant is paintable before painting near it
- Show decorators and builders where the movement joints are
Keep the joints clear of soil, plants and climbing growth. Damp material against the sealant shortens its life.
Gaps, plants or missing sealant in a joint are worth getting looked at. Earlier resealing means a smaller job and a better result.
Your questions about external mastic in Pierowall
Will you come out to Pierowall?
Yes, we do. We work across all of Scotland, islands included, from towns to the smallest places. Longer journeys are simply planned in advance.
Does the coastal weather in Pierowall affect outside sealant?
Coastal weather is harder on outside sealant: there’s more wind-driven rain and, closer to the shore, salt in the air. The right product, a clean joint and the right depth all help it cope.
Do you guarantee your work?
Yes. Each job is guaranteed for twelve months, wherever you are.
What is a movement joint?
A movement joint is a planned break in the wall that absorbs expansion and shrinkage. It should be filled with flexible sealant, never mortar.
What do you put in the joint?
The product depends on the job: sanitary silicone where it gets wet, and sealants suited to movement or weather elsewhere. We use products from Arbo and Everbuild.
Can you quote for more than one area?
Yes, and it often makes sense. Combining jobs makes good use of the visit.
I rent my home. Can I book you?
Of course. Ask your landlord first, and we can send them the quote if that helps.
How long does the job take?
That depends on the amount of work, but as a guide it takes anything from a few hours to several days, depending on the building. We’ll give you a better idea when we quote.
When it is not the sealant
In fairness, some problems need a different trade:
- Loose or hollow render, which needs re-rendering
- Cracked brickwork or render that needs a builder or plasterer
- Movement that’s more than a sealant joint can take
If in doubt, email us at info@mrmastic.co.uk and we will say what we think before you book.

What we’re called out for in Pierowall
If plants are growing out of a joint, the sealant has generally failed or was never there. Roots and dirt hold water against the wall and make things worse.
The problems people generally mention when they call include:
- Damp patches traced to an open external joint
- Sealant pulling away from one side of the joint
- Plants rooting in failed movement joints
- Movement joints with cracked, split or missing sealant
In and around Pierowall, as anywhere, good external mastic starts with a clean, dry, properly prepared joint.
What your quote should include
- Whether all the old sealant comes out first
- What the quote includes, VAT included or not
- The length of the guarantee
- Whether you can choose the colour
How the visit works
We keep the work tidy and contained to the area we are working on. Expect the work to take anything from a few hours to several days, depending on the building. Outside jobs in Pierowall need a dry day, because sealant won’t bond to a wet joint, so an outdoor job can move if the forecast changes. Work indoors isn’t affected.
- We start by walking round the building and agreeing the joints and the access.
- Every bit of old sealant and any mortar or debris is cut out.
- The faces are brushed clean and primed where the product requires it.
- Backing rod sized to the joint goes in to set the depth.
- The exterior sealant is applied, tooled and checked along its length.

Advice
What happens if it’s left?
An open joint keeps letting water into the wall with every downpour. Wet masonry is more easily damaged by frost, so the damage spreads beyond the joint. When the nearest tradesperson is a drive away, it’s tempting to leave a small leak, but water through a failed joint keeps working away until it’s fixed.
Some things make a job bigger or smaller: how much old sealant there is and how stubborn it is, any mould to treat, and whether the work is at height. We take all of that into account in your quote.
Why us?
- Arbo and Everbuild products
- We never seal over old sealant
- White, clear, grey or coloured to suit, where the product allows
- ARBOMaster approved applicator

DIY versus a professional finish
The difference is mostly in the preparation and the product. We take joints back to clean, dry surfaces, and the sealant is chosen for how the joint moves and where it is, and the work is guaranteed for a year.
Some jobs are best left to a professional: work at height, external movement joints, fire-rated sealant and large areas need the right product, the right access and the right method.
