External mastic in Broughtown

About our external mastic in Broughtown

We’re ARBOMaster approved applicators, and each external joint gets a sealant suited to it. Some surfaces need a primer before sealing and we use one wherever it does. Typical jobs include rain getting behind render or cladding at a joint and movement joints with cracked, split or missing sealant, on brickwork movement joints, copings & trims and joints between brick and frames.

External sealant needs dry surfaces, so outdoor work around Broughtown is planned around the weather, and longer journeys are planned in advance. Tell us how to reach each wall, gutter and roofline.

You’re covered for a year from the day we finish. If anything is not right with it, drop us a line at info@mrmastic.co.uk.

Leave it or put it right?

A properly done movement joint is an even line in a colour that suits the wall. A rushed bead with no backing looks untidy and doesn’t last, so it pays to do it properly once. When the nearest tradesperson is a drive away, it’s tempting to leave a small leak, but water through a failed joint keeps working away until it’s fixed.

No two jobs are quite the same, so we quote each one individually. Size, access and the product the joint needs all make a difference.

What you get with us

What affects the quote in Broughtown

Jobs vary more than people expect. The main factors:

  • The number of rooms or windows
  • The old material and how stubborn it is
  • Whether the work is at height
  • Which sealant suits the joint

What it costs depends on the size of the job, how hard the old material is to remove and access to the work. We give a clear quote before we start, so you know where you stand.

What to tell us for a quote

Before you ask for a quote, have a think about:

  • The type of property
  • Access, such as stairs, a lift or height
  • Where the job is, and your postcode
  • A few photos by email, if you can

It all starts with a short chat. Describe the problem, the location and the size of the job, and we will explain how we’d tackle it. Whenever you are ready, drop us a line at info@mrmastic.co.uk.

DIY sealant or a professional job?

Not every job suits DIY: high-level joints, fire-rated gaps, external movement joints and big jobs call for the right materials, safe access and experience.

What a professional job adds is preparation and the right product. Joints are cleaned back to sound surfaces and dried, and the sealant is chosen for how the joint moves and where it is, and the work is guaranteed for a year.

For landlords and businesses

Hotels need rooms back in use, so the work can be planned room by room. We have worked in hotels as well as homes and businesses.

We work for letting agents and landlords as well as householders. Resealing between tenancies is a simple way to keep a property in good order.

When it is not the sealant

Before booking, it’s worth knowing the limits:

  • Cracked brickwork or render that needs a builder or plasterer
  • Render that is blown, hollow or coming away
  • Damp that isn’t coming from the joint

If you’re not sure, just drop us a line at info@mrmastic.co.uk and we will give you a straight answer before you book.

Joints and surfaces we work on

  • Concrete & block
  • Joints between brick and frames
  • Façade panels
  • Brickwork movement joints
  • Copings & trims
  • Render & cladding joints

How it works

Most of a good job is in the preparation, and we don’t rush it. Every joint is cleaned and dried before new material goes in. All told, the work takes a few hours to a few days, depending on the length of joint and the access. Around Broughtown, distance and access matter more than parking. Tell us how to find the property and how to reach the work.

  1. We inspect the joints and agree which need resealing and how they’ll be reached.
  2. The old mastic and anything lodged in the joint is removed.
  3. The joint faces are cleaned and primed where the sealant needs it.
  4. Backing rod goes in next, setting the depth and keeping the sealant off the back of the joint.
  5. A flexible exterior sealant is applied and tooled in a colour to suit the wall.

Preparing for the visit

  • Clear the area around the work
  • Let us know if you’ve seen damp or leaks
  • Mention any sign-in or site rules at work premises

Broughtown questions

Is external mastic in a coastal place like Broughtown any different?

Near the coast, wind-driven rain and, nearer the shore, salt air make outside sealant work harder. Choosing the right sealant for the frame and wall, laid at the right depth, helps it last.

Do you cover Broughtown for external mastic?

Yes, Broughtown is within the area we cover. We work across all of Scotland. You can send an email to info@mrmastic.co.uk and tell us what needs doing.

Can I do it myself?

That depends on the joint. Work at height, movement joints, fire-rated gaps and large areas are best left to a professional.

What do you need from me for a quote?

Let us know what needs doing and where. We’ll ask anything else we need to know.

Do you work for landlords and businesses?

Yes. As well as householders, we work for landlords, agents, businesses and hotels in Broughtown.

Do you use backing rod?

Closed-cell backing rod sets the depth of the sealant and stops it sticking to the back of the joint. Then the sealant bonds to two faces and can move.

Do you remove the old sealant?

Always. Sealing over the old bead is the commonest cause of early failure, so we never do it.

Can you seal joints between two different materials?

Yes. We cut out the old sealant, prepare both faces and reseal with a flexible exterior product. We pick a colour that works with both materials.

Keeping the joints in good condition

Once the sealant has cured, a few habits help it last:

  • Walk round the building once a year and look at the joints
  • Keep water from gutters off the wall
  • Keep movement joints as flexible joints, not mortar
  • Keep high-pressure jets off the joints

Avoid pressure-washing straight into the joints. High-pressure water can lift the edges over time.

If you can see gaps, plants or bare sections in a joint, have it checked. Early work is quicker and leaves a better finish.

Walls and rooflines in Broughtown

Broughtown is close to the coast, where wind-driven rain is a fact of life and, nearer the shore, so is salt air. Both are hard on movement joints and outside wall joints, which can dry out and crack sooner where a building faces the weather. Plenty of Scottish homes have harled walls, and where harling meets frames, pipes and other materials, the joint needs a flexible sealant that grips a rough surface.

Around Broughtown, as everywhere, external mastic is only as good as the preparation behind it. Whether the job is in Broughtown itself or nearby, the right material for each joint matters as much as a neat finish.
