Brinian External Mastic
Our applicators work in Brinian on sealing brickwork movement joints, render, cladding and façade joints. Old sealant removed completely, joints prepared properly and a 12-month guarantee.
- Failed seals between different materials
- Weeds or debris growing in open joints
- Brick movement joints where the sealant has split
Leave it or put it right?
Water gets in through a failed movement joint, behind render and cladding. Resealing early keeps the job to the joint itself, rather than the wall around it. In a place like Brinian, small leaks are easy to put off, but water behind a failed seal does the most damage when nobody’s watching.
We don’t show prices on the website, because the cost depends so much on the job itself. Call for a quick quote.

External mastic in Brinian, done properly
On houses, flats and commercial buildings across Brinian, we reseal joints in brickwork, render, cladding and façade panels. The preparation is the same whatever the wall: clean joint faces and the right depth. We work on façade panels, brickwork movement joints and joints between brick and frames, and the jobs we see most are gaps where render, brick and frames meet and water getting into walls through failed joints.
Stone walls need a stone-friendly sealant, as acetoxy products can attack some stone. Newer houses need their movement joints and roofline trims kept sound.
Big or small, you get the same one-year guarantee.

Outside joints around Brinian
Brinian is within about 1 mile of the coast, and homes near the sea take more wind-driven rain, with salt in the air closer to the shore. That’s hard on movement joints and outside wall joints, especially on the side facing the sea. Harled (roughcast) walls are common in Scotland, and joints where harling meets other materials need a sealant that can grip and flex.
In and around Brinian, as anywhere, good external mastic starts with a clean, dry, properly prepared joint.
Brinian is about 10 miles north of Kirkwall, in the Orkney Islands. Our applicators cover external mastic for householders, landlords and businesses in Brinian and nearby. Our area takes in 51 places across the Orkney Islands, large and small.

When it is not the sealant
New sealant can’t fix everything, and we’d rather say so up front. It won’t solve:
- Damp that isn’t coming from the joint
- Subsidence or other structural problems
- Render that is blown, hollow or coming away
If you are not sure, just drop us a line at info@mrmastic.co.uk and we will give you a straight answer before you book.
Surfaces we seal

Signs you need external mastic in Brinian
If plants are growing out of a joint, the sealant has generally failed or was never there. Roots and dirt hold water against the wall and make things worse.
If you can see any of these, it’s time to have the joints looked at:
- Moss and dirt in joints with no sealant left
- Joints pointed up with cement by mistake
- Panel joints letting water in
- Gaps where render, brick and frames meet
For jobs in and around Brinian, choosing the right material for each joint is as important as a tidy finish.

Brinian questions
Do you cover Brinian for external mastic?
Yes. We work across all of Scotland, and Brinian is part of that. Just send an email to info@mrmastic.co.uk with a few details of the job.
Does the coastal weather in Brinian affect outside sealant?
Near the sea, outside joints face more wind, rain and salt than they would inland, so the choice of sealant and the preparation matter even more. It’s worth checking the walls that face the sea first.
Do you hold any approvals?
Yes. We’re an ARBOMaster approved applicator, which is run for the Arbo sealant brand.
Can you do several jobs on one visit?
Yes. Just list everything you need and we will quote it together.
What sealant do you use?
We choose the sealant for the joint, not the other way round. Where it moves, gets wet or faces the weather makes a difference.
Is the work guaranteed?
Yes. All our work carries our one-year guarantee.
Do you use backing rod?
Closed-cell backing rod sets the depth of the sealant and stops it sticking to the back of the joint. Then the sealant bonds to two faces and can move.
How do you reach high-level joints?
That depends on how high the joints are and the ground below. Ground-floor joints are simple; for higher work, tell us about the building and we’ll confirm what’s needed.
How to look after the new joints
Aftercare is simple, and it makes a real difference:
- Keep soil, plants and ivy away from the joints
- Avoid pressure-washing directly into sealant joints
- Tell anyone working on the walls about the movement joints
- Keep water from gutters off the wall
Look over the joints once a year, ideally after winter. Splits, gaps at the edges or plants in the joint are early warning signs.
Act while the splits are small. At that stage it’s a simple cut out and reseal before water has had years to get in.
Can I do it myself?
If you are set on DIY, put the effort into preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it does not work out, we can still put it right.
If you’ve already had a go yourself, that’s fine. We remove it and do the joint properly, so tell us about it when you ask for a quote.
What happens on the day
On the day, we look over the joints with you first, so there are no surprises. We protect the surfaces around the joints before any work begins. Most jobs take a few hours to a few days, depending on the length of joint and the access. For a place like Brinian, longer drives are planned in advance. Tell us about tracks, gates, a ferry crossing or anything unusual about getting there.
- First, the joints are inspected and the access agreed.
- We cut out the old mastic and rake out anything in the joint.
- Joint faces are cleaned back and primed if the sealant needs it.
- We fit closed-cell backing rod to control the depth.
- We apply the sealant, tool it and check the whole run.
Preparing for the visit
- Clear items away from the joints we’re working on
- Let us know about stairs, lifts or work at height
- Tell us about any water getting in
