External mastic in Settiscarth, done properly
Ground-floor and low-level joints are straightforward to reach. Where joints are higher up, tell us about the building when you get in touch and we’ll confirm what’s needed to reach them safely. We are often asked to deal with rain getting behind render or cladding at a joint and weeds or debris growing in open joints, across brickwork movement joints, copings & trims and façade panels.
Stone walls need a stone-friendly sealant, as acetoxy products can attack some stone. Newer houses need their movement joints and roofline trims kept sound.
Every job is covered by a one-year guarantee.

Your questions about external mastic in Settiscarth
Is Settiscarth within the area you cover?
Yes, we do. Our work covers the whole of Scotland, islands included, from towns to the smallest places. The journey is planned ahead, so it helps to know about access.
Is external mastic in a coastal place like Settiscarth any different?
Near the coast, wind-driven rain and, nearer the shore, salt air make outside sealant work harder. The right product, a clean joint and the right depth all help it cope.
Can you seal joints between render and window frames?
Yes. We cut out the old sealant, prepare both faces and reseal with a flexible exterior product. We pick a colour that works with both materials.
How do I get a quote for external mastic in Settiscarth?
Size, access and the old material all affect the cost. Ask us for a quote.
What do you put in the joint?
Quality sealants from brands including Arbo and Everbuild, picked for each joint. We explain the product when we quote.
Is it messy?
No. We work neatly, protect the area around the joints and tidy up afterwards.
Do you work for hotels and businesses?
Yes. We can plan bigger jobs in stages to suit the site.
Can new sealant go over the old?
No. Fresh sealant doesn’t stick to old sealant, and it traps any mould or water underneath. It all has to come out first.
What we’re called out for in Settiscarth
Joints sealed without backing rod, or far too deep, rarely last. If the sealant sticks to the back as well as the sides, it cannot stretch and rips as the joint opens.
People usually contact us after spotting one of these:
- Rain getting behind render or cladding at a joint
- Sealant pulling away from one side of the joint
- Panel joints letting water in
- Joints with sealant missing in places
Around Settiscarth, as everywhere, external mastic is only as good as the preparation behind it.

What external mastic looks like in Settiscarth
Settiscarth is within about 2 miles of the coast, and homes near the sea take more wind-driven rain, with salt in the air closer to the shore. That’s hard on movement joints and outside wall joints, especially on the side facing the sea. Work on the islands has to be planned around ferry crossings and the weather, so give us as much notice as you can.
Whether the job is in Settiscarth itself or nearby, the right material for each joint matters as much as a neat finish.
Settiscarth is about 7 miles north-west of Kirkwall, in the Orkney Islands. From the centre of Settiscarth to the outskirts, we cover external mastic for every kind of property, from flats and houses to offices and hotels. We cover 51 towns and villages across the Orkney Islands, from the larger towns to small villages.
We work across KW17 for external mastic. We also cover Norseman (1 mile east), Isbister (2 miles east), Harray (3 miles west), Bimbister (3 miles south-west) and Finstown (3 miles south). If you are somewhere remote, a little more planning is needed.

How the job changes by surface
Render joints
Cracks along render joints let water in behind the coat. A sound joint keeps the render dry behind.
Concrete and blockwork
Wide joints in concrete need the depth controlling carefully. We size the backing rod to the gap.
Quotes for external mastic in Settiscarth
The quote reflects the job in front of us. We take into account:
- Working hours on commercial sites
- The old material and how stubborn it is
- How many rooms, windows or areas are involved
- The type of sealant required
Commercial jobs are quoted on the same basis as homes: the amount of work, the access and the products needed, along with when we can work on site. Ask us for a quote and we will explain what it covers.
What to tell us for a quote
When you call or email, these details help:
- Whether it’s a home or a business
- Roughly how big the job is
- The problem you’ve noticed
- Where the job is, and your postcode
A good description makes for an accurate quote. Let us know the location, the problem and roughly how many joints.
Honest limits
To be straight with you, there are a few things sealant won’t fix:
- Loose or hollow render, which needs re-rendering
- Walls that need new movement joints cut into them
- Subsidence or other structural problems
Not sure which it is? You can send an email to info@mrmastic.co.uk and we’ll tell you honestly before you book.

How the visit works
We work through the job in order: protection first, then preparation, sealing and a tidy-up. For most jobs that takes a few hours to a few days, depending on the length of joint and the access, and the area is left clean. For a place like Settiscarth, longer drives are planned in advance. Mention tracks, gates, ferries or anything else about the route.
- Each joint is checked and the colour of the new sealant agreed.
- Failed sealant is removed back to clean, sound faces.
- Closed-cell backing rod is pushed in so the sealant bonds to two sides only.
- We prime the faces where required.
- We gun in low-modulus sealant and tool it neatly.
Getting ready for the visit
- For indoor joints, keep the area dry beforehand if you can
- Move anything stored near the joints
- Keep pets and children clear of the area while we work

Why deal with it now?
Resealing a run of joints in one go is usually better than patching one at a time. Joints of the same age tend to fail together, and access only has to be arranged once. Out of town in Scotland, exposed walls take a lot of weather, and damp in stone or harled walls takes a long time to dry once water gets behind a joint.
What you pay reflects the work, not a rough estimate. That’s why we ask a few questions first and agree the price before starting.
