Regrouting in Settiscarth, done properly

We work across Settiscarth, regrouting bathrooms, showers and kitchens. Out comes the old grout, the joints are cleaned and new grout goes in, finished with new silicone at the edges. We work on tiled floors, wet rooms and bathroom wall tiles, and common reasons people get in touch are good tiles let down by tired grout and dirty, worn grout on a tiled floor.

Being further from a city doesn’t change the work: everything old is cut out, the joints are cleaned and dried, and new sealant or grout goes in. We just plan the journey and access beforehand.

Whatever the size of the job, it’s backed by our 12-month guarantee in Settiscarth and across the Orkney Islands.

What happens on the day

Before we leave, we go over the finished joints with you. The visit itself usually takes anything from a few hours to a full day, depending on the area, depending on how much there is to do. Somewhere like Settiscarth may be a longer drive, and the journey is planned ahead. Mention tracks, gates, ferries or anything else about the route.

  1. We check the tiles for any that are hollow or loose.
  2. We rake out the grout evenly, protecting the tile edges.
  3. The joints are vacuumed clean.
  4. We regrout the joints and clean the tile faces.
  5. Silicone goes into the corners and along the edges.

Work for landlords, hotels and businesses

Hotels need rooms back in use, so the work can be planned room by room around your bookings where we can. Hotel work is part of what we do, alongside homes and businesses.

Businesses can book us for washrooms, kitchens, offices and more. On commercial sites, working times can be discussed when we quote.

Regrouting in Settiscarth: local notes

Settiscarth is close to the coast. Near the coast, holiday lets and guest houses can see bathrooms used by one guest after another, and sealant and grout that work that hard wear out sooner. Private landlords in Scotland must be registered and meet the Repairing Standard, which covers keeping fixtures and fittings in a reasonable state of repair. Failed sealant around a bath or shower is worth sorting between tenancies.

Whether the job is in Settiscarth itself or nearby, the right material for each joint matters as much as a neat finish.

Why act early in Settiscarth

It’s tempting to fill a few cracks yourself, but the patches often do not match, and the old grout keeps failing around them. Doing the full area gives you one colour and sound joints throughout. In a place like Settiscarth, small leaks are easy to put off, but water behind a failed seal does the most damage when nobody’s watching.

Homes and businesses are quoted the same way: the amount of work, the access and the products needed, plus any working-time requirements on site. Ask us for a quote and we’ll go through it with you.

Should I try it myself first?

Too much sealant is as bad as too little. A thick, smeared bead looks untidy and doesn’t move well, and the joint depth matters as much as the finish.

If you do try it yourself, take your time over the preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it fails, we can still redo it.

Common problems we fix in Settiscarth

Most grout is porous, so it soaks up water, soap and dirt. Over time it stains, softens and starts to crumble and showers that get daily use suffer most.

Any of these means the joints need attention:

  • Discoloured grout on otherwise sound tiles
  • Floor grout that will not come clean
  • Grout that stays dark however much it’s cleaned
  • Grout washed out of a shower

Around Settiscarth, as everywhere, regrouting is only as good as the preparation behind it.

Our hiring checklist

Settiscarth: your questions answered

Will you come out to Settiscarth?

Yes. Settiscarth is within the area we cover, which takes in towns, villages and rural addresses. Our work covers the whole of Scotland, including the islands, where work is planned around ferry crossings. Let us know about access, parking and anything unusual about getting there when you book.

Do you cover Settiscarth for regrouting?

Yes. We work across all of Scotland, and Settiscarth is part of that. You can send an email to info@mrmastic.co.uk and let us know what needs doing.

Should I try DIY first?

It depends on the job. High-level, external movement and fire-rated joints are professional jobs.

Is regrouting a chance to pick a new grout colour?

Yes. Because the old grout is raked out, the new colour goes all the way into the joint rather than sitting on top.

Should corners be grouted or sealed?

Internal corners and edges are sealed with flexible silicone. Grout in a moving joint soon cracks.

Do the sealants smell?

There can be a smell while the sealant cures, which fades as it sets. Opening a window helps.

How long will you be here?

Most jobs take anything from a few hours to a full day, depending on the area, including the preparation. Your quote will say how long we expect yours to take.

Can landlords and businesses book you?

Yes, often. Several properties can be quoted together, and between tenancies is a good time for the work.

What affects the cost of regrouting

The price is agreed before any work begins. It takes into account:

  • The product the joint needs
  • Whether old sealant or filler has to be cut out
  • The number and length of the joints
  • Any mould that needs treating

Instead of a standard rate, we look at what your job involves: the amount of work, the old material and the access. The price is agreed before we begin.

Helping us quote

What to tell us when you ask for a quote:

  • Access, such as stairs, a lift or height
  • What’s wrong with the joints now
  • Whether it’s a home or a business
  • The address or postcode of the job

Every job is quoted individually, so start by telling us what you need. Just send an email to info@mrmastic.co.uk with the details, and photos are welcome.

How to look after the new joints

Simple care keeps the joints in good condition. We recommend:

  • Clean grout with a mild bathroom cleaner
  • Run the extractor fan during and after a shower
  • Have loose tiles looked at early
  • Rinse soap off the tiles after each shower

Give the new grout the time we tell you before using the shower, so it can harden properly. After that, rinse the tiles after showering and keep the room ventilated.

Once grout cracks, it tends to get worse. Water gets behind the tiles, and they can begin to come away and early regrouting can avoid a much bigger job.
