Regrouting in Gorseness

Gorseness: your questions answered

Is there a guarantee on regrouting in Gorseness?

Every job comes with our 12-month guarantee, wherever it is. We are also fully insured and ARBOMaster approved.

Is Gorseness in your area for regrouting?

Yes, Gorseness is within the area we cover. Our work covers the whole of Scotland. You can email us at info@mrmastic.co.uk and tell us what needs doing, and we’ll send you a clear quote.

Do you work for letting agents?

Yes. We work for householders, landlords, letting agents, businesses and hotels across the Orkney Islands.

How long will you be here?

That depends on how much there is to do, but most jobs take a few hours, or longer for a fully tiled room. We’ll tell you when we quote.

Is it OK to seal over old sealant?

No. Fresh sealant does not stick to old sealant, and it traps any mould or water underneath. We remove it all first.

Can tenants book the work?

Yes, but check with your landlord or agent first. Many landlords are glad to have it sorted.

How soon can the shower be used after regrouting?

Before we leave, we will tell you how long to wait. The grout and sealant both need to cure before the shower is used.

Can you work on commercial sites?

Yes. Commercial and hotel work is a large part of what we do. Working times can be discussed when we quote.

About our regrouting in Gorseness

Regrouting is normally paired with resealing. Grout is for the joints between tiles, but internal corners and edges flex, so they need flexible silicone instead. Renewing both together means nothing is left half-done. We’re often asked to deal with grout in corners that has cracked and grout in a colour the owner wants to change, on kitchen splashbacks, bathroom wall tiles and wet rooms.

Across smaller places in Scotland, homes range from stone and harled cottages to newer houses. Older buildings can move a little, and that shows first in cracked grout and split sealant.

The work is covered for a year after we finish. If there’s a problem with it, please email us at info@mrmastic.co.uk.

What regrouting looks like in Gorseness

Gorseness is within about 1 mile of the coast. Near the coast, holiday lets and guest houses can see bathrooms used by one guest after another, and sealant and grout that work that hard wear out sooner. Scotland’s water is generally soft, so sealant and grout see less limescale than in much of England. Mould is another matter: a bathroom that stays damp still turns sealant and grout black.

In the older streets around North Hackland Church, walls and floors in older homes can move, and sealant and grout show it first. In and around Gorseness, as anywhere, good regrouting starts with a clean, dry, properly prepared joint.

Why deal with it now?

Patching a few joints can look like a quick win, but patched grout rarely matches the rest and the old grout carries on failing. Doing the full area gives you one colour and sound joints throughout. In an older home around Gorseness, damp from a failed joint can get into timber and plaster, which is a far bigger job than the sealant.

No two jobs are quite the same, so each one gets its own quote. Size, access and the product the joint needs all play a part.

Work for landlords, hotels and businesses

If you manage several properties in or around Gorseness, several properties can be quoted together. Just tell us the addresses and what each one needs.

A neglected joint can let water reach the structure, which matters even more when someone else lives there. Resealing at the right time is simple maintenance that we can handle for you.

Quotes for regrouting in Gorseness

We don’t publish a price list, because no two jobs are the same. The quote depends on:

  • Any working-time requirements on site
  • Any mould that needs treating
  • The number and length of the joints
  • Which sealant suits the joint

The cost depends on the size of the job, how much old material has to come out and access to the work. You’ll have a clear quote before any work starts, so you know where you stand.

What to tell us for a quote

To help us quote quickly, let us know:

  • Where the property is
  • If it’s domestic, commercial or a hotel
  • The problem you’ve noticed
  • How we’d reach the joints

Getting a quote is simple: let us know the job and the location. A few pictures by email make the job easier to understand, and we will come back to you with a quote.

What happens on the day

There isn’t much for you to do on the day. Point us to the joints and we’ll get on with it. The job generally takes a few hours for a shower enclosure, longer for a whole room from start to finish. Somewhere like Gorseness may be a longer drive, and the journey is planned ahead. Tell us about tracks, gates, a ferry crossing or anything unusual about getting there.

  1. We check the tiles for any that are hollow or loose.
  2. We rake out the grout evenly, protecting the tile edges.
  3. The joints are vacuumed clean.
  4. New grout is pressed into the joints and the tiles are cleaned.
  5. We finish with silicone in the moving joints.

Getting ready for the visit

Advice

When it is not the sealant

Honest advice matters more to us than a booking, so here’s what sealant can’t fix:

  • Waterproofing that has failed below the tiling
  • Leaks from pipes, valves or wastes (a plumber’s job)
  • A floor or wall that keeps moving

Not sure which it is? You can email us at info@mrmastic.co.uk and we will tell you honestly.

What we seal

  • Shower walls
  • Kitchen splashbacks
  • Bathroom floors
  • Bathroom wall tiles
  • Wet rooms
  • Tiled floors

Looking after it afterwards

Looking after new joints is easy:

  • Give the walls a quick rinse after use
  • Keep an eye on the silicone along the edges
  • Clean grout with a mild bathroom cleaner
  • Open a window or run the fan to clear steam

A squeegee or cloth over the tiles after use stops soap and water sitting on the grout. Run the extractor fan or open a window to help it dry out.

Small problems with grout are quick to put right. Left, the same problem can let water through so it’s worth dealing with as soon as you spot it.

DIY sealant or a professional job?

A DIY attempt does not rule out a professional job. We remove it and do the joint properly.

Overfilling a joint is a classic DIY mistake. A thick, smeared bead looks untidy and does not move well, and getting the depth right matters as much as the look.
