About our external mastic in Bimbister

On houses, flats and commercial buildings across Bimbister, we reseal joints in brickwork, render, cladding and façade panels. Every joint gets the same careful preparation: clean, sound faces and a controlled depth. We work on façade panels, copings & trims and concrete & block, and common reasons people get in touch are hard, crazed mastic that has stopped moving and joints with sealant missing in places.

Stone walls need a stone-friendly sealant, as acetoxy products can attack some stone. Newer houses need their movement joints and roofline trims kept sound.

Your job is guaranteed for a year, as with all our work.

When something else is needed

Honest advice matters more to us than a booking, so here’s what sealant can’t fix:

  • Cracking across the wall rather than at a joint
  • Walls that need new movement joints cut into them
  • Render that’s blown, hollow or coming away

If in doubt, drop us a line at info@mrmastic.co.uk and we’ll say what we think.

What we seal

  • Render & cladding joints
  • Copings & trims
  • Concrete & block
  • Brickwork movement joints
  • Joints between brick and frames
  • Façade panels

How it works

Before we leave, we go over the finished joints with you and tell you how long to leave it. The visit itself generally takes a few hours for a handful of joints, longer for a whole elevation, depending on the size of the job. Outside jobs in Bimbister need a dry day, because sealant will not bond to a wet joint, so an outdoor job can move if the forecast changes. Work indoors isn’t affected.

  1. Each joint is checked and the colour of the new sealant agreed.
  2. We take out the old sealant until the faces are sound.
  3. Closed-cell backing rod is pushed in so the sealant bonds to two sides only.
  4. Primer is applied wherever the sealant needs it.
  5. We gun in low-modulus sealant and tool it neatly.

Before we arrive

  • On commercial sites, let us know about site rules
  • Mention any parking rules near the property
  • Clear items away from the joints we are working on

Advice

Why act early in Bimbister

It often makes sense to reseal all the failing joints on an elevation together. Joints of the same age tend to fail together and it means sorting access once. Around Bimbister, water from a failed joint in an older stone home can soak into timber and plaster, which is a far bigger job than the sealant.

Homes and businesses are quoted the same way: the amount of work, the access and the products needed. Call for a quick quote and we’ll explain what it covers.

How we quote for external mastic

We do not publish a price list, because jobs vary so much. What we look at:

  • The size of the job
  • Any mould that needs treating
  • Working hours on commercial sites
  • The number of rooms or windows

There are no prices on our website, because each job is priced on what it involves. For a quick quote, please send an email to info@mrmastic.co.uk and we’ll talk you through it.

Helping us quote

To make quoting easier, let us know:

  • The rough size of the job
  • Any previous sealing or DIY work
  • How we’d reach the joints
  • The type of property

Want a quote for external mastic? Please email us at info@mrmastic.co.uk and tell us about the job. You’ll know what we plan to do, and what it will cost, before any work begins.

DIY versus a professional finish

Too much sealant is as bad as too little. A thick, smeared bead looks untidy and does not move well, and getting the depth right matters as much as the look.

A DIY attempt does not rule out a professional job. We cut it out and start again, so just mention it when you contact us.

Questions from Bimbister

Does the coastal weather in Bimbister affect outside sealant?

Coastal weather is harder on outside sealant: there’s more wind-driven rain and, closer to the shore, salt in the air. The right product, a clean joint and the right depth all help it cope.

Is Bimbister in your area for external mastic?

Yes. Our work covers the whole of Scotland, and Bimbister is part of that. Just email us at info@mrmastic.co.uk with a few details of the job.

Are you fully insured?

Yes. We’re fully insured.

Is there a guarantee?

Yes: twelve months. If anything is not right with the work within the year, let us know and we’ll sort it.

I rent my home. Can I book you?

We can work for tenants, landlords or agents. Just make sure your landlord agrees.

Do you work for landlords and businesses?

Yes. As well as homeowners, we work for landlords, agents, businesses and hotels.

What do you need from me for a quote?

Where the job is, what the problem is and roughly how big it is. Photos by email help too.

Do I need to be at home?

It depends on the job. Inside work needs someone to give us access, while outside work can sometimes be arranged differently.

Landlord and commercial work in Bimbister

Hotels need rooms back in use, so we plan the work room by room around your bookings where we can. We’ve worked in hotels as well as homes and businesses.

Mouldy or split sealant often shows up at the end of a tenancy, and it’s easy to sort out between tenants. Several properties can be quoted together.

What external mastic looks like in Bimbister

Bimbister is close to the coast, where wind-driven rain is a fact of life and, nearer the shore, so is salt air. That’s hard on movement joints and outside wall joints, especially on the side facing the sea. Plenty of Scottish homes have harled walls, and joints where harling meets other materials need a sealant that can grip and flex.

For an older house near a landmark such as Grimeston Congregational Chapel, the joints between older walls, newer extensions and the roofline need a sealant that can move.

Bimbister is about 9 miles west of Kirkwall, in the Orkney Islands. We provide external mastic to homes and businesses in Bimbister and nearby, as part of our work across the Orkney Islands. We cover 51 towns and villages across the Orkney Islands.

When to call us in Bimbister

UV, rain and frost all age exterior sealant. In time it goes hard, crazes on the surface and stops stretching, so the joint eventually tears or comes away from one side.

Any of these means the joints need attention:

  • Failed seals between different materials
  • Rain getting behind render or cladding at a joint
  • Failed sealant between panels on a façade
  • Sealant that has lost its bond to the brick or render

Around Bimbister, as everywhere, external mastic is only as good as the preparation behind it.

What to look for in a quote

  • Whether they’re fully insured
  • What happens if the job turns out different
  • Whether VAT is included
  • Which colour the sealant will be
