Window mastic for Bimbister homes and businesses

Window mastic in Bimbister, done properly

Around Bimbister we seal all kinds of frames: uPVC, aluminium, timber and composite, along with patio doors, French doors and sills. Each gets a sealant chosen for the frame and the wall it meets. We are often asked to deal with untidy mastic left by window fitters and gaps between the frame and the inside reveal, on window sills, composite doors and patio & French doors.

Many older Scottish homes still have timber windows set into stone walls. The sealant has to suit the stone, which rules out acetoxy silicones that can mark or attack it.

Whatever the size of the job, it’s backed by our one-year guarantee.

Can I do it myself?

If you are set on DIY, put the effort into preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.

Sealing over old silicone is the commonest DIY error. Silicone does not stick to old silicone, so it peels away and traps moisture behind it. Everything old must be removed first.

What affects the quote in Bimbister

We quote each job individually. This is what makes a difference:

  • The number and length of the joints
  • Whether the work is at height
  • When we can work, for business premises
  • The old material and how stubborn it is

A failed joint rarely gets cheaper to fix by waiting, because water and mould keep working on it. If you’re unsure, send an email to info@mrmastic.co.uk and we will give you an honest view and a quote.

Helping us quote

Photos help, but a description is a good start. Please mention:

  • Any access issues, like height or stairs
  • Whether it’s a home or a business
  • If someone has resealed it before
  • Pictures of the joints, sent by email

Need a quote? Please drop us a line at info@mrmastic.co.uk with a few details. We’ll explain what we’d do and give you a clear quote before we start.

How it works

Our applicators work methodically: protect, prepare, seal, tidy. Typically it takes a few hours for a few frames, or a day or more for a whole house, and the area is left clean. For a place like Bimbister, longer drives are planned in advance. Tell us about tracks, gates, a ferry crossing or anything unusual about getting there.

  1. We start by checking each window and door with you.
  2. The old mastic is cut out and the surfaces cleaned back.
  3. We fit backing rod in deep gaps so the sealant is the right depth.
  4. A flexible, weatherproof sealant is applied in a colour to suit the frame.
  5. Finally we tidy up and check each joint.

Before we arrive

  • Mention any tricky access
  • For indoor joints, keep the area dry beforehand if you can
  • Let us know if you’ve seen damp or leaks

  • Soft or decayed wood in the frame

If you’re not sure, just email us at info@mrmastic.co.uk and we will give you a straight answer before booking.

Common questions in Bimbister

Is window mastic in a coastal place like Bimbister any different?

Coastal weather is harder on outside sealant: there’s more wind-driven rain and, closer to the shore, salt in the air. The right product, a clean joint and the right depth all help it cope.

Do you cover Bimbister for window mastic?

Yes, Bimbister is within the area we cover. Our work covers the whole of Scotland. You can drop us a line at info@mrmastic.co.uk and tell us what needs doing, and we’ll give you a clear price.

Will new mastic stop draughts?

Yes, where the draught is at the frame edge. We find where the air is coming from before we reseal.

Can you get sealant to suit coloured frames?

Yes, we choose a colour to suit the frame. Grey and black frames get grey or black sealant, and wood-effect frames generally suit brown.

How do I get a quote for window mastic in Bimbister?

It depends on the job, so we quote each one individually. To get one, drop us a line at info@mrmastic.co.uk with a short description of the job.

Can landlords and businesses book you?

Yes. We work in homes, commercial premises and hotels, and we’re fully insured.

Will the old sealant be removed?

Always. Sealing over old sealant is the main reason resealing fails early, and it’s something we never do.

Are you an approved applicator?

Yes. We hold ARBOMaster approved applicator status.

Landlord and commercial work in Bimbister

We also work for property managers and facilities teams in Bimbister and across the Orkney Islands. We can quote a run of properties together, and we are fully insured for the work.

Mouldy or split sealant often shows up at the end of a tenancy. We can quote for more than one property at once.

Common problems we fix in Bimbister

Older frames were often sealed with products that set hard. Once it has hardened, the frame’s movement tears it from the wall, leaving a hairline gap down one side.

Signs it’s time to call us include:

  • Whistling draughts around closed windows
  • Gaps left after new windows were fitted
  • Cracked internal joints between frame and plaster
  • Old mastic that has gone black or come away

In and around Bimbister, as anywhere, good window mastic starts with a clean, dry, properly prepared joint.

What your quote should include

  • How the colour is chosen
  • How long to leave it before use
  • Whether all the old sealant comes out first
  • What happens if the job turns out different

10 questions to ask before booking

Frames and glazing around Bimbister

Bimbister is within about 2 miles of the coast, and homes near the sea take more wind-driven rain, with salt in the air closer to the shore. Both are hard on the mastic around window and door frames, which can dry out and crack sooner where a building faces the weather. Work on the islands has to be planned around ferry crossings and the weather, so the more notice, the better.

If you live in an older home near Grimeston Congregational Chapel, the windows may be timber, sash or later replacements, and each needs the right sealant against the wall.

Bimbister is about 9 miles west of Kirkwall, in the Orkney Islands. Homes, rented property, offices and hotels in Bimbister can book us for window mastic, old or new, large or small. The work is guaranteed for a year. We cover 51 towns and villages across the Orkney Islands.

We work across KW17 for window mastic. If you’re just outside Bimbister, we cover Harray (1 mile north), Grimeston (1 mile south-west), Russland (2 miles north-west), Hourston (2 miles north-west) and Wasbister (3 miles west). Island and remote addresses take a little more planning, so please mention your location when you email us at info@mrmastic.co.uk.

Looking after it afterwards

A little care helps the new joints last. We recommend:

  • Wash the frames with mild soapy water
  • Keep jet washers away from the mastic
  • Paint up to the joint, not over it
  • Repaint timber before it’s bare

Keep the new mastic undisturbed while it cures, for as long as we advise. Keep jet washers away from the frames.

Draughts get worse, not better. As the old mastic shrinks further, more air gets through, and a cold room gets colder. A new joint closes it up.
