How we handle bathroom resealing in Settiscarth
Mr Mastic has more than 20 years’ experience of sealant work, and our applicators reseal bathrooms and kitchens across Settiscarth. We are fully insured ARBOMaster approved applicators, and the work comes with a 12-month guarantee. If you have mouldy sealant that has gone black and lumpy, uneven sealant from a DIY attempt, we can put it right, whatever the surface.
Across smaller places in Scotland, homes range from stone and harled cottages to newer houses. Older buildings can move a little, and that shows first in cracked grout and split sealant.
A 12-month guarantee comes as standard, so you are covered after we’ve gone.

Bathroom resealing around Settiscarth
Settiscarth is close to the coast. Near the coast, holiday lets and guest houses can see bathrooms used by one guest after another, which wears sealant and grout out faster than in a quiet home. In Scotland, private landlords have to meet the Repairing Standard, which covers keeping fixtures and fittings in a reasonable state of repair. Failed sealant around a bath or shower is worth sorting between tenancies.
Around Settiscarth, as everywhere, bathroom resealing is only as good as the preparation behind it.

Common problems we fix in Settiscarth
Plenty of failed sealant has been laid over the top of older sealant. Fresh silicone cannot grip the old bead underneath, so it peels, leaks and hides mould behind it.
Most people get in touch when they notice one of these:
- Two layers of silicone, both failing
- Smears of silicone across the tiles
- Leaks into the floor or ceiling below
- Gaps where the bath or tray has moved
Whether the job is in Settiscarth itself or nearby, the right material for each joint matters as much as a neat finish.
Questions to ask before you book
- Whether all the old sealant comes out first
- What guarantee comes with the work
- How long to leave it before use
- How hidden problems are handled
Keeping the joints in good condition
After the cure time, these simple habits help:
- Squeegee the walls and tray after use
- Do not let bottles sit on the bead
- Dry worktop joints after washing up
- Let new sealant cure fully before it gets wet
Give the silicone time to cure before it gets wet, which is generally around 24 hours. Once it’s cured, wiping it down after use keeps it looking new.
Worktop joints fail quietly. Splashes run behind the back edge and soak into the worktop, and the board underneath can swell. Resealing before that happens protects the worktop.

Why act early in Settiscarth
Mould removers can fade the surface of a stained bead, but where mould is inside the silicone it normally comes back. Cutting it out and resealing with anti-fungal silicone is the fix that lasts. Around Settiscarth, water from a failed joint in an older stone home can soak into timber and plaster, which is a far bigger job than the sealant.
Leaving a failed joint generally makes the job bigger, not smaller. If you’re not sure whether it needs doing, email us at info@mrmastic.co.uk and we’ll give you an honest view and a quote.

For landlords and businesses
A neglected joint can let water reach the structure, which is a bigger problem in a rented property. Resealing at the right time is simple maintenance.

How we quote for bathroom resealing
For a quick quote, just ask. The main things that affect it are:
- Whether there’s mould to deal with
- The product the joint needs
- Whether old sealant or filler has to be cut out
- Access and height
The cost depends on the amount of work, how much old material has to come out and access to the work. You’ll have a clear quote before any work starts, so you know where you stand.
Helping us quote
When you contact us, these details help:
- Pictures of the joints, sent by email
- How we’d reach the joints
- The problem you’ve noticed
- Any previous sealing or DIY work
Quotes start with a quick conversation. Describe the problem, the location and the size of the job. When it suits you, email us at info@mrmastic.co.uk.
How the visit works
Every visit runs the same way: we check the joints, mask and protect the surrounding surfaces, carry out the job and tidy away. It generally takes two to three hours for a typical bath, depending on how much old sealant there is. Outside jobs in Settiscarth need a dry day, because sealant will not bond to a wet joint, so external jobs may need to move if the day turns wet. Work indoors isn’t affected.
- We start by protecting the area and stripping out the old bead.
- We clean and degrease the joint and treat any mould.
- Once it’s dry, any bath is filled so the bead is laid with it at its heaviest.
- A single bead of anti-fungal sanitary silicone is applied and tooled smooth.
- We clear away and tell you when it can get wet, usually after around 24 hours.
Getting ready for the visit
- Plan for the work area to be out of bounds to pets and children
- For indoor joints, keep the area dry beforehand if you can
- Tell us if parking is tricky
Getting a quote
The more we know about the job, the more useful the quote. Let us know the location, the problem and roughly how many joints, and add photos by email if you can.

When something else is needed
Some problems need a builder, plumber or other trade rather than us:
- Cracks in the tray itself rather than the joint
- A tray that rocks until it’s re-bedded
- Water coming from the plumbing rather than the joint
