Need bathroom resealing in Finstown?

Do you need bathroom resealing in Finstown?

Silicone does not last for ever. Every shower, every splash and every wipe with a cleaner take their toll over the years, so its life depends on how the room is used, cleaned and aired.

Any of these means the joints need attention:

  • Water getting behind the kitchen upstand
  • Splits where the tray meets the wall
  • Cracked, shrunken or lifting silicone
  • New sealant laid over old sealant that is now lifting

In and around Finstown, as anywhere, good bathroom resealing starts with a clean, dry, properly prepared joint.

Questions to ask before booking

  • Who turns up on the day
  • What insurance they hold
  • Whether the sealant suits the joint
  • Whether you can choose the colour

Choosing a sealant specialist

Bathroom resealing in Finstown, done properly

A fresh bead of silicone changes how a bathroom looks more than most people expect. Black, patchy sealant makes clean tiles look tired, and a clean white or clear joint fixes it quickly. It also seals the gaps that let water behind the bath. We’re often asked to deal with water getting behind the bath panel and gaps between the worktop and the wall, on shower trays & enclosures, kitchen worktops & upstands and basins & vanity units.

A bathroom in a place like Finstown gets the same daily wear as one in a city flat. Limescale is less of a problem with Scotland’s generally soft water, but mould still takes hold in damp sealant and grout.

We stand behind the work with a 12-month guarantee, so you’re covered after we’ve gone.

Finstown: your questions answered

Is there a guarantee on bathroom resealing in Finstown?

Every job comes with our one-year guarantee, wherever it is. We’re also fully insured and ARBOMaster approved.

Will you come out to Finstown?

Yes. Finstown is within the area we cover, which takes in towns, villages and rural addresses. Our work covers the whole of Scotland, including the islands, where work is planned around ferry crossings. Let us know about access, parking and anything unusual about getting there when you book.

Do I have to be there?

For indoor joints, yes, someone needs to let us in. After that, you can carry on with your day.

Will it make a mess?

We keep the work tidy. We protect what’s around the joints, and the area is left clean when we finish.

How long does a bath or shower reseal take?

It depends on how many joints there are and how much old sealant has to come out. For most single baths or showers, allow a couple of hours.

Will there be a smell?

It depends on the product. Some products have a noticeable smell, others very little, and any smell fades as they cure.

I rent my home. Can I book you?

We are happy to deal with the tenant, landlord or agent. Just make sure your landlord agrees.

Do you take out the old sealant first?

Yes. We cut out all the old sealant and clean the joint.

What we do, step by step

You do not need to clear the whole room or building, just the space around the work. We protect the rest, and the work takes half a day or less for one room, longer when the kitchen is included in most cases. In smaller Scottish places, parking is normally less of an issue than access and distance. Tell us how to find the property and how to reach the work, and the visit is planned around that.

  1. First, each joint is checked for movement and signs of water.
  2. Every trace of the old bead is removed, including the thin smear on the tiles.
  3. Joints are degreased and any mould is treated.
  4. With the joint dry, and any bath loaded with water, a single bead of anti-fungal silicone is applied.
  5. The bead is tooled smooth and you’re told the cure time, generally around 24 hours.

Before we arrive

  • Mention any sign-in or site rules at work premises
  • Mention if the joints have been sealed before
  • Where the joints are inside, avoid wetting them before we arrive

Related advice

What the job involves on each surface

Kitchen worktops & upstands

Worktop joints get wet and wiped every day. The new bead is colour-matched where it shows.

Basins & vanity units

Vanity units have long, worktop-style joints against the wall. If water gets in, the cabinet underneath can swell, so the joint is sealed in one unbroken line.

Looking after it afterwards

A little care helps the new joints last. Our advice:

  • Keep an eye on the corners, where splits start
  • Keep bottles off the sealant line
  • Keep the fan on for a while after bathing
  • Keep scourers and sharp tools away from the bead

Good ventilation does more than any cleaner. Run the extractor fan during and after a shower, so the silicone gets a chance to dry.

A split bead lets water through every time the bath or shower is used. Left alone, it soaks into the floor, the wall behind the tiles or the ceiling below. Early resealing closes the gap before damage is done.

Can I do it myself?

Sealing over old silicone is the commonest DIY error. New silicone will not bond to old, so it peels away and traps moisture behind it. All the old material has to come out first.

Not every job suits DIY: high-level joints, fire-rated gaps, external movement joints and big jobs call for the right materials, safe access and experience.

Leave it or put it right?

You don’t need a new bathroom because the sealant looks bad. A new bead often brings the whole room back, as long as the fittings themselves are sound. If we find a deeper problem, you will hear it from us. In an older home around Finstown, damp from a failed joint can get into timber and plaster, which is a far bigger job than the sealant.

What sealant work cannot fix

To be straight with you, there are a few things sealant won’t fix:

  • A bath or tray that moves because it isn’t properly supported
  • A leaking waste, trap or valve
  • Tiles that have come away from the wall

If in doubt, email us at info@mrmastic.co.uk and we’ll say what we think.

Finstown homes and their sealant

Finstown is within about 1 mile of the coast. Near the coast, holiday lets and guest houses can see bathrooms used by one guest after another, which wears sealant and grout out faster than in a quiet home. In Scotland, private landlords have to meet the Repairing Standard, which covers keeping fixtures and fittings in a reasonable state of repair. Failed sealant around a bath or shower is worth sorting between tenancies.

Whether the job is in Finstown itself or nearby, the right material for each joint matters as much as a neat finish.
