Different surfaces, different methods

Shower trays & enclosures

If a tray moves underfoot, new silicone won’t last. We check for movement before we reseal, and tell you if it needs re-bedding first.

Sinks & splashbacks

Around the sink, we use a product suited to kitchens, and a food-safe product where it’s needed. The joint is laid neatly so it’s easy to wipe.

About our bathroom resealing in Germiston

A fresh bead of silicone changes how a bathroom looks more than most people expect. Black, patchy sealant makes clean tiles look tired, and a neat new joint puts that right in a short visit. It also seals the gaps that let water behind the bath. We’re often asked to deal with splits where the tray meets the wall and mouldy sealant that has gone black, on kitchen worktops & upstands, baths and sinks & splashbacks.

Bathrooms in smaller places like Germiston work just as hard as those in the cities. Limescale is less of a problem with Scotland’s generally soft water, but mould still takes hold in damp sealant and grout.

You are covered for a year from the day we finish. If there’s a problem with it, please send an email to info@mrmastic.co.uk.

What we cannot put right

We’d rather tell you now than do work that will not last, so here’s what sealant cannot put right:

  • Cracks in the tray itself rather than the joint
  • A leaking waste, trap or valve
  • Tiles that have come away from the wall

Not sure which it is? You can email us at info@mrmastic.co.uk and we’ll tell you honestly before booking.

Joints and surfaces we work on

  • Kitchen worktops & upstands
  • Wet rooms
  • Baths
  • Sinks & splashbacks
  • Basins & vanity units
  • Shower trays & enclosures

What happens if it’s left?

Sorting it now is quick: it takes two to three hours for a typical bath, depending on how much old sealant there is. Left until water gets through, the job can grow to lifting panels, drying out and decorating. When the nearest tradesperson is a drive away, it’s tempting to leave a small leak, but water through a failed joint keeps working away until it’s fixed.

Rather than a set price list, we look at what your job involves: the amount of work, the old material and the access. You will know the price before we begin.

Germiston homes and their sealant

Germiston is within about 2 miles of the coast. Near the coast, holiday lets and guest houses can see bathrooms used by one guest after another, and sealant and grout that work that hard wear out sooner. In Scotland, private landlords have to meet the Repairing Standard, which includes keeping fixtures and fittings in reasonable repair. Tired, leaking sealant is worth putting right before a new tenant moves in.

For jobs in and around Germiston, choosing the right material for each joint is as important as a tidy finish. In and around Germiston, as anywhere, good bathroom resealing starts with a clean, dry, properly prepared joint.

Questions from Germiston

Is bathroom resealing in Germiston guaranteed?

Every job comes with our one-year guarantee, wherever it is. We’re fully insured, and an ARBOMaster approved applicator.

Will you come out to Germiston?

Yes, we do. Our work covers the whole of Scotland, islands included, from towns to the smallest places. The journey is planned ahead, so it helps to know about access.

Will there be a smell?

It depends on the product. Some smell for a while, some hardly at all, and any smell fades as they cure.

Where do you work from?

We’re a Crawley-based firm. We work across South East England, London and Scotland.

How long does the new silicone need before I use the shower?

The surface skins over fairly quickly, but the bead needs longer to cure right through. Leave it around 24 hours before it gets wet, or as long as we advise for that product.

Do you hold any approvals?

Yes. We are ARBOMaster approved, the scheme for applicators of Arbo sealants.

How much does bathroom resealing cost in Germiston?

The cost depends on the size of the job, access and how much old sealant has to come out. Ask us for a quote.

Will you leave a mess?

We keep the work tidy. We protect what’s around the joints.

What affects the quote in Germiston

Call for a quick quote. The main things that affect it are:

  • Any mould that needs treating
  • The old material and how stubborn it is
  • Working hours on commercial sites
  • The number of rooms or windows

Combining jobs into one visit normally makes better use of the time than several visits, so tell us about everything that needs sealing. You’ll get one clear quote for the whole job.

Asking for a quote

  • Any previous sealing or DIY work
  • What the problem is, such as mould, gaps, leaks or cracking
  • Where the job is, and your postcode
  • How many joints, rooms or windows are involved

What happens on the day

There’s no need to move everything out, only the area right around the joints. We protect the rest, and the work takes a couple of hours for a single bath or shower for a typical job. In smaller Scottish places, parking is normally less of an issue than access and distance. Let us know how to find you and how to reach the joints, and the visit is planned around that.

  1. First the area is protected and every bit of old sealant removed, including the film left on the tiles.
  2. Next, the joint is cleaned and any mould is treated.
  3. We let it dry fully and fill the bath with water before sealing.
  4. A single bead of anti-fungal sanitary silicone is applied and tooled smooth.
  5. We tidy up and give you the cure time, usually around 24 hours.

How to prepare

  • Let us know about parking restrictions
  • Keep children and pets away from the work area
  • Clear the area around the work

Advice

Can I do it myself?

Sealing over old silicone is the commonest DIY error. Silicone does not stick to old silicone, so it peels away and traps moisture behind it. Everything old must be removed first.

If you’ve already had a go yourself, that’s fine. We remove it and do the joint properly, so just mention it when you contact us.

Aftercare tips

After the cure time, these simple habits help:

  • Stick to a soft cloth and a mild cleaner
  • Keep bottles off the sealant line
  • Do not leave water standing on kitchen joints
  • Wipe the sealant dry after showering

Don’t stand bottles along the bead, because they trap water against the silicone. Squeegeeing the walls and tray after use helps the joint dry.

Watch for the early signs: a corner lifting, a gap behind the bead, a dark line under the silicone or a damp patch on the ceiling below. Any of these means the joint needs attention.
