Bathroom resealing in Clouston

Bathroom resealing in Clouston, done properly

Sealant is the soft line between a bath, shower or worktop and the wall. When it splits, shrinks or turns black, water gets behind it into walls, panels and floors. Every trace of the old sealant is taken out and replaced with anti-fungal sanitary silicone. If you are dealing with black mould in the silicone that won’t clean off and leaks into the floor or ceiling below, we can put it right, whatever the surface.

For a place like Clouston, the job is the same as anywhere: everything old is cut out, the joints are cleaned and dried, and new sealant or grout goes in. We just plan the journey and access beforehand.

A 12-month guarantee comes as standard.

Looking after it afterwards

A little care helps the new joints last. Our advice:

  • Dry the bead with a towel now and then
  • Don’t let bottles sit on the bead
  • Keep an eye on the corners, where splits start
  • Give the silicone its full cure time

Clean the silicone with care: warm soapy water and a soft cloth do the job. Scourers and blades can nick the surface, because a damaged bead gives mould a foothold.

A few black dots in the silicone soon become a black line. Once it’s deep in the silicone, cleaning generally will not remove it. Catching it early keeps it a simple reseal.

Bathrooms and kitchens in Clouston

Clouston is within about 1 mile of the coast. Near the coast, holiday lets and guest houses can see bathrooms used by one guest after another, and sealant and grout that work that hard wear out sooner. In Scotland, private landlords have to meet the Repairing Standard, which includes keeping fixtures and fittings in reasonable repair. Tired, leaking sealant is worth putting right before a new tenant moves in.

In the older streets around Stenness Church, bathrooms in older houses have often been refitted more than once, with sealant laid over sealant.

Clouston is about 9 miles west of Kirkwall, in the Orkney Islands. Clouston gets the same service as everywhere we cover: old sealant removed completely, careful preparation and a 12-month guarantee. We cover 51 towns and villages across the Orkney Islands.

Common questions in Clouston

Will you come out to Clouston?

Yes, we do. We work across all of Scotland, islands included, from towns to the smallest places. The journey is planned ahead, so it helps to know about access.

Is bathroom resealing in Clouston guaranteed?

Every job comes with our one-year guarantee, wherever it is. We’re also fully insured and ARBOMaster approved.

Can you get rid of the black mould in my sealant?

Yes. Once mould has grown into the silicone, it generally cannot be cleaned out for good, so we cut it out, treat the joint and reseal with anti-fungal silicone.

Does someone need to be in?

That depends on where the joints are. For work indoors, someone needs to let us in.

What colours of sealant can you use?

Most people choose white or clear, but other colours can be used to suit tiles and worktops. Let us know your preference when you ask for a quote.

How long does the new silicone need before I use the shower?

Around 24 hours is typical, and we confirm the time for the product used. Using it sooner can damage the bead.

Is it worth trying it myself?

You can, for simple jobs. Preparation is everything: all the old sealant out, and a clean, dry joint. If it does not work out, we can redo it.

What does bathroom resealing cost?

It depends on the job, so we quote each one individually. For a quick quote, drop us a line at info@mrmastic.co.uk and tell us what needs doing and where.

What we are called out for in Clouston

Baths and trays move. Acrylic in particular gives slightly under the weight of water and a person, and a tray that isn’t fully bedded can rock. That movement works at the bead until it splits or peels away.

Keep an eye out for any of the following:

  • New sealant laid over old sealant that is now lifting
  • Mouldy sealant that has gone black
  • Failed sealant on the screen profile
  • Gaps where the bath or tray has moved

In and around Clouston, as anywhere, good bathroom resealing starts with a clean, dry, properly prepared joint.

What your quote should include

  • What insurance they hold
  • Whether the sealant suits the joint
  • Who turns up on the day
  • What happens if the job turns out different

10 questions to ask before you book

How it works

All our tools and materials come with us in the van. Once we’ve agreed what’s being done, the area is protected and the work begins. Most jobs take two to three hours for a typical bath, depending on how much old sealant there is. Around Clouston, distance and access matter more than parking. Let us know how to find you and how to reach the joints, and the visit is planned around that.

  1. We cover the area around the joints we are working on.
  2. Old sealant is sliced away and the residue removed.
  3. We treat any mould and let the joint dry properly.
  4. Baths are filled first, then anti-fungal sanitary silicone is applied in a colour to suit.
  5. We finish the joint, clear up and tell you how long to leave it before it gets wet.

How to prepare

  • Mention any tricky access
  • Mention any leaks or damp you’ve noticed

DIY sealant or a professional job?

Overfilling a joint is a classic DIY mistake. A thick, smeared bead looks untidy and doesn’t move well, and the joint depth matters as much as the finish.

A careful DIYer can reseal a simple joint, like a short, easy-to-reach joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.

How we quote for bathroom resealing

The price is agreed before any work begins. It’s based on:

  • Any mould that needs treating
  • The number of rooms or windows
  • How much old sealant there is and how hard it is to remove
  • How easy the joints are to reach

The cost reflects the work involved, not a rough estimate. That is why we ask a few questions first and agree the price before starting.

What we need to know

To make quoting easier, please include:

  • Where the property is
  • What the problem is, such as mould, gaps, leaks or cracking
  • How many joints, rooms or windows are involved
  • Access, such as stairs, a lift or height

There’s no standard price list, as no two jobs are quite the same. Instead, your job gets its own clear quote. To arrange one, drop us a line at info@mrmastic.co.uk.

Why act early in Clouston

Fresh sealant smartens a bathroom or kitchen with very little disruption, which helps when a home is being let or put on the market. A smeared, uneven DIY bead does the opposite, and it’s harder to put right later. In an older home around Clouston, damp from a failed joint can get into timber and plaster.

What it costs depends on the size of the job, how hard the old material is to remove and access to the work. We give a clear quote before any work starts, so you know where you stand.
