About our fire rated sealant in Clouston

A gap around a door frame, a linear joint at the head of a wall and a hole round a pipe are each sealed differently. We check the size and the substrate before choosing the product, then apply it to the depth its tested detail calls for. We work on flats & HMOs, plasterboard & masonry and pipe & cable gaps, and people most often call us about fire seals that have cracked with movement and linear gaps at the head of walls.

Commercial work around smaller Scottish places tends to mean hotels, guest houses, schools and halls rather than offices. All of them have washrooms, kitchens and fire-rated joints that need looking after.

Each job carries a 12-month guarantee.

Fire rated sealant in Clouston: local notes

For seaside hotels, guest houses and holiday lets around Clouston, busy months put washrooms and kitchens under pressure, so it’s worth checking the sealant before the busiest weeks. In Scotland, building work comes under the Building (Scotland) Regulations and their technical handbooks. We install fire-rated sealant to the product’s tested details, though we don’t certify buildings or do fire risk assessments.

If you look after a church, hall or community building such as Stenness Church, gaps around pipes and cables are worth checking after any building work there.

Work for landlords, hotels and businesses

Hotels need rooms back in use, so we plan the work room by room around your bookings where we can. Hotel work is part of what we do, alongside homes and businesses.

For anyone letting property in or around Clouston, jobs at different addresses can be quoted together. Just tell us the addresses and what each one needs, and pictures by email help.

How it works

When we get to you, we compare the joints with what we discussed. If anything is different, we explain it before carrying on. After that, the work takes from a few hours to a few days, depending on the number of gaps and the access. Outdoor work around Clouston depends on the weather, as sealant needs a dry surface, so an outdoor job can move if the forecast changes. Work indoors is not affected.

  1. We plan the order of work and access, floor by floor or flat by flat.
  2. We take out any damaged or unsuitable sealant.
  3. Gaps are cleaned of dust and loose material.
  4. The fire-rated or intumescent sealant is applied and tooled to the tested detail.
  5. Locations and products are written up and any gaps unsuitable for sealant are flagged.

Preparing for the visit

  • Mention if the joints have been sealed before
  • Tell us about any water getting in
  • Clear the area around the work

Different surfaces, different methods

Plasterboard walls

Many fire-resisting walls in flats, offices and conversions are plasterboard. The sealant has to be one tested in plasterboard.

Linear gaps

Linear gaps run along the head of walls, at floor edges and between panels. We seal them to the tested detail, with backing where it’s needed.

What happens if it’s left?

Squirting in whichever sealant is nearest does not make a fire seal. A fire-rated product only performs as tested when it’s installed to its tested detail, which is why we match the product and the method to each gap. In an older home around Clouston, damp from a failed joint can get into timber and plaster.

No two jobs are quite the same, so each one gets its own quote. The number of joints, how easy they are to reach and the sealant needed all make a difference, and we will explain the quote if you ask.

Honest limits

To be straight with you, some problems need a different trade:

  • Assessing a building’s fire safety
  • Doors that aren’t fire doors in the first place
  • Certifying a building or signing off its fire safety

If you’re not sure, just drop us a line at info@mrmastic.co.uk and we’ll give you a straight answer.

Clouston: your questions answered

How do Scotland’s building regulations apply to fire-rated sealant in Clouston?

Building work in Scotland comes under the Building (Scotland) Regulations and their technical handbooks. Whatever the rules, fire-rated sealant has to be installed to the manufacturer’s tested details, and that is how we fit it. We do not certify buildings or carry out fire risk assessments, so your fire risk assessor or building control will advise on what’s needed.

Can you do fire rated sealant in Clouston?

Yes. Our work covers the whole of Scotland, and Clouston is part of that. You can drop us a line at info@mrmastic.co.uk and let us know what needs doing.

Is there a guarantee?

Yes: twelve months. If there’s a problem with our work in that time, tell us and we will put it right.

Can you work in occupied buildings?

Yes. We work in flats, HMOs, schools, offices and other commercial buildings, including occupied ones. We agree access and the order of work with you first.

Are you an approved applicator?

Yes. We’re ARBOMaster approved, the scheme for applicators of Arbo sealants.

What do you need from me for a quote?

The location, the problem and the rough size of the job. If you can, email a few photos.

Which products do you use?

Quality sealants from brands including Arbo and Everbuild, chosen to suit the joint. We’ll tell you what we are using and why.

Can I do it myself?

That depends on the joint. High-level, external movement and fire-rated joints are professional jobs, while a short indoor joint may be within reach.

Aftercare tips

Joint life depends on how it’s used and looked after. Here’s what we suggest:

  • Include hidden areas like risers in routine checks
  • Keep general-purpose foam and caulk away from fire-stopping gaps
  • Tell trades working in the building that fire seals must be put back
  • Keep pictures of seals that will be hidden

Any fire seal that is cut or drilled needs resealing to its tested detail. New services through a sealed wall should include fire stopping in the plan.

If a fire risk assessment has flagged a gap, don’t leave it for the next one. Have it sealed, then keep the record.

What we’re called out for in Clouston

Lots of unsealed gaps appear long after the building was completed. New cables, pipes and data runs go through walls and ceilings and the hole they leave does not always get resealed.

It’s worth asking for a quote if you see:

  • Damaged fire sealant left by other trades
  • Open holes round services passing through fire walls
  • Ordinary sealant used where a fire-rated product was needed
  • Old fire sealant that has split or come away

Around Clouston, as everywhere, fire rated sealant is only as good as the preparation behind it.

Comparing quotes

  • How the colour is chosen
  • What the quote includes, VAT included or not
  • Is the old sealant removed completely?
  • Whether the sealant suits the joint
