Trusted window mastic in Clouston

Window mastic in Clouston, done properly

The new joint does not have to be white. We can seal in white, brown, anthracite grey, black or clear, so the bead blends with the window rather than framing it. If you are dealing with cold air getting in at the frame edge and draughty joints inside around the window, we can help.

Many older Scottish homes still have timber windows set into stone walls. Those suit a traditional sand mastic or a neutral-cure sealant, not an acetoxy silicone that can attack some stone.

There’s a 12-month guarantee on every job, whatever its size.

What we can’t put right

We will always be straight with you, so here’s what sealant can’t fix:

  • Broken hinges, locks or handles
  • Damp coming through the wall itself rather than the frame joint
  • Condensation trapped between the panes

Not sure which it is? You can email us at info@mrmastic.co.uk and we will tell you honestly before you book.

Surfaces we seal

  • Aluminium frames
  • Window sills
  • Timber windows & doors
  • uPVC windows
  • Patio & French doors
  • Composite doors

What happens on the day

When we arrive, we start by going over the job with you, so you know exactly what we’re doing. Surfaces next to the work are protected before we start. The work usually takes a few hours for a handful of frames, longer for a whole house. In smaller Scottish places, parking is generally less of an issue than access and distance. Tell us how to find the property and how to reach the work.

  1. We check how each frame can be reached safely.
  2. All the failed sealant is cut away.
  3. Frame and wall are cleaned and must be dry before sealing, and primed where the sealant calls for it.
  4. Deep voids are backed, then the sealant is gunned in.
  5. The joint is shaped to shed water and the area tidied.

Preparing for the visit

  • Tell us if parking is tricky
  • Let us know if you’ve seen damp or leaks
  • Plan for the work area to be out of bounds to pets and children

Quotes for window mastic in Clouston

You’ll get a clear quote before any work starts. It’s based on:

  • The amount of work
  • Whether old sealant or filler has to be cut out
  • Whether there’s mould to deal with
  • Which sealant suits the joint

Doing several joints on one visit usually makes better use of the time than several visits, so tell us about everything that needs sealing. We will give you a clear quote for the lot.

What to tell us for a quote

There’s no need for technical detail. Just tell us:

  • The address or postcode of the job
  • The type of property
  • Access, such as stairs, a lift or height
  • A few pictures by email, if you can

We quote each job on its own. Just drop us a line at info@mrmastic.co.uk with the details.

DIY versus a professional finish

If you are set on DIY, put the effort into preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it fails, we can still redo it.

Sealing over old silicone is the commonest DIY error. Silicone does not stick to old silicone, so it lifts and traps water and mould underneath. Everything old must be removed first.

FAQs for Clouston

Do you cover smaller places like Clouston?

Yes, Clouston is covered. We work across all of Scotland, islands included, from towns to the smallest places. The journey is planned ahead, so it helps to know about access.

Do you cover Clouston for window mastic?

Yes. Our work covers the whole of Scotland, and Clouston is part of that. You can email us at info@mrmastic.co.uk and tell us what needs doing.

Do you take out the old sealant first?

Yes. We cut out all the old sealant and clean the joint before resealing.

Will you leave a mess?

We keep the work tidy. We protect what’s around the joints, and the area is left clean when we finish.

Do you work on first-floor windows?

Yes, if safe access is possible. For high or awkward windows, we’ll tell you what access is needed.

Does someone need to be in?

That depends on where the joints are. Inside work needs someone to give us access, while outside work can sometimes be arranged differently.

Where do you work from?

Our base is Crawley, with over 20 years’ experience. Our area covers South East England, London and Scotland.

How many windows can you do in a day?

A few frames take a few hours, while a whole house takes longer. You will get a timescale with the quote.

Work for landlords, hotels and businesses

Letting agents often deal with us directly. Send the address, what’s needed and the access arrangements and we’ll quote.

Mouldy or split sealant often shows up at the end of a tenancy, and it’s easy to sort out between tenants. We can quote for more than one property at once.

Different surfaces, different methods

Timber windows & doors

Soft or rotten wood can’t be sealed successfully. We will point out any rot we find, as that is a job for a joiner.

Aluminium frames

Bi-fold and sliding aluminium doors have long frame joints, and the bottom joint sees the most water. We prepare and reseal every joint, backing the deep ones.

Do you need window mastic in Clouston?

Sills take more water than any other part of a window, so the sill ends and the joint below the frame are common leak points. When that sealant fails, water gets into the wall or under the frame.

Common reasons people contact us include:

  • Old mastic that has gone black or come away
  • Draughts coming in around windows and doors
  • Rain getting in at the frame or under the sill
  • White mastic on grey or black frames

Around Clouston, as everywhere, window mastic is only as good as the preparation behind it.

What your quote should include

  • Whether you can choose the colour
  • When the joint can take water or movement
  • How the surfaces are prepared before sealing
  • What happens if the job turns out different

How to choose a mastic man

Window mastic in Clouston: local notes

Clouston is within about 1 mile of the coast, where wind-driven rain is a fact of life and, nearer the shore, so is salt air. Both are hard on the mastic around window and door frames, which can dry out and crack sooner where a building faces the weather. Under the Repairing Standard, private landlords in Scotland have to keep homes wind and watertight, and sound outside sealant is part of that.

For an older house near a landmark such as Stenness Church, the windows may be timber, sash or later replacements, and each needs the right sealant against the wall.

Clouston is about 9 miles west of Kirkwall, in the Orkney Islands. Homes, rented property, offices and hotels in Clouston is covered for window mastic, old or new, large or small.
