Different surfaces, different methods

uPVC windows

Some uPVC windows were sealed at fitting with a quick bead that never bonded. We cut it out, back any deep gaps and reseal properly.

Timber windows & doors

Where timber has rotted at the joint, it needs repairing first. We’ll point out any rot we find, as that’s a job for a joiner.

Window mastic for homes and businesses in Clestrain

From a single sill to a whole house of windows, you will get a clear quote before we start. Just email us at info@mrmastic.co.uk and tell us how many frames there are and how they’re reached for window mastic in Clestrain. We are often asked to deal with mastic that has split away from the wall and gaps between the frame and the inside reveal, on composite doors, window sills and timber windows & doors.

Many older Scottish homes still have timber windows set into stone walls. Those suit a traditional sand mastic or a neutral-cure sealant, not an acetoxy silicone that can attack some stone.

We stand behind the work with a one-year guarantee, so you’re covered after we have gone.

How the visit works

We work through the job in order: protection first, then preparation, sealing and a tidy-up. For most jobs that takes anything from an hour or two to a full day, depending on how many frames there are. Outside jobs in Clestrain need a dry day, because sealant won’t bond to a wet joint, so an outdoor job can move if the forecast changes. Work indoors isn’t affected.

  1. We check each frame and agree which ones need doing.
  2. We remove the old mastic and clean the frame and the wall.
  3. Deep gaps are filled with backing rod to set the depth.
  4. A flexible, weatherproof sealant is applied in a colour to suit the frame.
  5. We clear up and check every joint is fully closed.

How to prepare

  • Tell us about any water getting in
  • Keep children and pets away from the work area
  • For indoor joints, keep the area dry beforehand if you can

Advice

Can I do it myself?

Too much sealant is as bad as too little. A heavy bead looks messy and copes badly with movement, and getting the depth right matters as much as the look.

If you’ve already had a go yourself, that is fine. We remove it and do the joint properly, so tell us about it when you ask for a quote.

Common questions in Clestrain

Do you cover smaller places like Clestrain?

Yes, Clestrain is covered. Our work covers the whole of Scotland, islands included, and smaller places are part of that. Longer journeys are simply planned in advance.

Does the coastal weather in Clestrain affect outside sealant?

Near the coast, wind-driven rain and, nearer the shore, salt air make outside sealant work harder. Choosing the right sealant for the frame and wall, laid at the right depth, helps it last.

Will new mastic stop draughts?

In many cases. Air often gets in between the frame and the wall, and sealing the inside and outside joints closes that path.

Can you do several jobs on one visit?

Yes. Just list everything you need.

Do I need to be at home?

If the work is inside, we need someone to let us in. Once we’ve agreed the job, you do not need to watch us work.

Do you hold any approvals?

Yes. We are ARBOMaster approved, the scheme for applicators of Arbo sealants.

Do you remove the old sealant?

Yes. Sealing over old sealant is the main reason resealing fails early, so we never do it.

Where are you based?

We are a Crawley-based firm. We work across South East England, London and Scotland.

What affects the cost of window mastic

We quote each job individually. This is what makes a difference:

  • Whether old sealant or filler has to be cut out
  • When we can work, for business premises
  • Any mould that needs treating
  • Access and height

A few things move the cost up or down: how much old sealant there is and how stubborn it is, whether mould needs treating, and whether we need extra access for height. Your quote takes all of that into account.

What we need to know

A few details help us give you an accurate quote. When you get in contact, it helps to mention:

  • How many joints, rooms or windows are involved
  • If it’s domestic, commercial or a hotel
  • How we’d reach the joints
  • What the problem is, such as mould, gaps, leaks or cracking

The more we know about the job, the more useful the quote. Let us know the location, the problem and roughly how many joints, and add photos by email if you can.

Landlords, agents and businesses in Clestrain

We also work for property managers and facilities teams. Several sites can be quoted together, and we are fully insured for the work.

Letting agents often deal with us directly. Tell us the address, the job and how access works and we’ll quote.

Aftercare tips

Joint life depends on how it’s used and looked after. Here’s what we suggest:

  • Clean frames with a soft cloth and soapy water
  • Avoid blasting the frames with a pressure washer
  • Look round the frames every year or so
  • Do not use solvent cleaners on the joint

Have a look at the joints once a year, ideally after winter. Cracks and lifting edges are easy to spot early.

Draughts get worse, not better. As old mastic keeps shrinking, the gap widens, and a cold room gets colder. Resealing closes it.

What we’re called out for in Clestrain

Sills take more water than any other part of a window, so the sill ends and the joint below the frame are common leak points. When that sealant fails, water gets into the wall or under the frame.

Most people get in touch after spotting something like this:

  • Black, perished sealant on frames
  • Leaking joints at the ends of sills
  • Hard, cracked sealant around windows
  • Gaps left after new windows were fitted

For jobs in and around Clestrain, choosing the right material for each joint is as important as a tidy finish.

10 questions to ask before booking

What window mastic looks like in Clestrain

Clestrain is close to the coast, and homes near the sea take more wind-driven rain, with salt in the air closer to the shore. That’s hard on the mastic around window and door frames, especially on the side facing the sea. Under the Repairing Standard, private landlords in Scotland have to keep homes wind and watertight, and failed outside joints work against that.

Around Clestrain, as everywhere, window mastic is only as good as the preparation behind it.
