About our external mastic in Clestrain
Joints between dissimilar materials, like brick against render or concrete against a steel frame, see movement from both sides. A flexible exterior sealant takes up that movement. If you have sealant pulling away from one side of the joint and cracked joints where brick meets render or frames, we can put it right.
In and around a place like Clestrain, many buildings face open ground and take the full weather. Outside joints on exposed walls work hard.
Every job is covered by our one-year guarantee.

Common questions in Clestrain
Does the coastal weather in Clestrain affect outside sealant?
Near the coast, wind-driven rain and, nearer the shore, salt air make outside sealant work harder. The right product, a clean joint and the right depth all help it cope.
Can you do external mastic in Clestrain?
Yes, Clestrain is within the area we cover. We work across all of Scotland. You can send an email to info@mrmastic.co.uk and tell us what needs doing.
I’m a tenant. Can you help?
We can work for tenants, landlords or agents. Get your landlord’s agreement first.
Is it OK to fill a movement joint with cement?
No, not where the gap is a movement joint. Filling it with mortar defeats its purpose and can lead to cracking. We will reseal it with a flexible sealant.
Do you take out the old sealant first?
Yes. We cut out all the old sealant and clean the joint before resealing.
How long does external mastic take?
Most jobs take anything from a few hours to several days, depending on the building. Your quote will say how long we expect yours to take.
Do you have insurance?
Yes. We are fully insured.
How often do external joints need resealing?
That depends on the wall, the weather and the movement. Look for splits, hardening or edges coming away, and reseal at that point.
How to look after the new joints
So the new joints stay in good condition:
- Look over the joints every year, ideally after winter
- Keep soil, plants and ivy away from the joints
- Ask before painting over external sealant
- Keep high-pressure jets off the joints
Don’t let soil, plants or ivy build up against the new joints. Damp material against the sealant shortens its life.
Leave a failed movement joint and water keeps getting into the wall. That can lead to damp patches, staining and frost damage.
When it isn’t the sealant
Sealant is not the answer to every problem, and we will tell you before we start. It won’t solve:
- Failed render or damaged cladding panels
- Adding movement joints to masonry that has none
- Cracks in the bricks or render themselves, away from the joints
If in doubt, send an email to info@mrmastic.co.uk and we will say what we think before booking.
Surfaces we seal
- Brickwork movement joints
- Concrete & block
- Render & cladding joints

The process
Before we leave, we go over the finished joints with you and explain the cure time. The work normally takes a few hours to a few days, depending on the length of joint and the access, depending on the size of the job. Outdoor work around Clestrain depends on the weather, as sealant needs a dry surface, so external jobs may need to move if the day turns wet. Work indoors is not affected.
- We look at every joint and agree a colour to suit the wall.
- We take out the old sealant until the faces are sound.
- Backing rod goes in so the sealant can stretch between the two faces.
- We prime the faces where required.
- We gun in low-modulus sealant and tool it neatly.
Preparing for the visit
- Mention any tricky access
- Move anything stored near the joints
- Mention if the joints have been sealed before

Related advice
Leave it or put it right?
Resealing a run of joints in one go is normally better than patching one at a time. They’ve weathered the same way, and access only has to be arranged once. Out of town in Scotland, exposed walls take a lot of weather, and damp in stone or harled walls takes a long time to dry once water gets behind a joint.
The cost reflects the work involved, not a rough estimate. That’s why we ask about the job first.

What external mastic looks like in Clestrain
Clestrain is within about 2 miles of the coast, and homes near the sea take more wind-driven rain, with salt in the air closer to the shore. That’s hard on movement joints and outside wall joints, especially on the side facing the sea. Island weather, with its wind and salt spray, is tough on movement joints and outside wall joints.
For jobs in and around Clestrain, choosing the right material for each joint is as important as a tidy finish. In and around Clestrain, as anywhere, good external mastic starts with a clean, dry, properly prepared joint.

Different surfaces, different methods
Copings and trims
A failed coping joint lets water into the top of the wall. Resealing them is a small job that protects a lot.
Render joints
Cracks along render joints let water in behind the coat. Resealing the joints early keeps water out and helps it last.
