About our regrouting in Clestrain
Stained, crumbling or cracked grout can make a sound bathroom look tired. Regrouting replaces the grout and keeps the tiles you have, so there’s no stripping out and no new tiles to choose. If you have old grout in a dated colour and grout washed out of a shower, we can put it right, on shower walls, kitchen splashbacks and bathroom floors alike.
In and around a place like Clestrain, homes range from older stone-built properties to newer houses. Older buildings can move a little, and that shows first in cracked grout and split sealant.
We stand behind the work with a 12-month guarantee.

Why deal with it now?
Patching a few joints can look like a quick win, but patched grout rarely matches the rest, and the old grout keeps failing around them. Doing the full area gives you one colour and sound joints throughout. Exposed walls in smaller Scottish places take a lot of wind and rain, and damp in stone or harled walls takes a long time to dry once water gets behind a joint.
No two jobs are quite the same, so we quote each one individually. Size, access and the product the joint needs all make a difference.

Work for landlords, hotels and businesses
Businesses can book us for washrooms, kitchens, offices and more. For commercial premises, we can talk through working times when we quote.
Letting agents and landlords in Clestrain can book us as well as homeowners. Sealant work between tenants keeps a property looking cared for before the next move-in.
Can I do it myself?
Overfilling a joint is a classic DIY mistake. A thick, smeared bead looks untidy and does not move well, and getting the depth right matters as much as the look.
A DIY attempt does not rule out a professional job. We cut it out and start again, so tell us about it when you ask for a quote.
Common problems we fix in Clestrain
A bathroom that stays damp keeps the grout wet, and damp grout is where mould grows. When black spots keep returning, the mould has generally got into the grout.
These are the problems we’re asked about most:
- Splashback grout that has darkened
- Grout in corners that has cracked
- Floor grout that has worn and darkened
- Old grout in a dated colour
In and around Clestrain, as anywhere, good regrouting starts with a clean, dry, properly prepared joint.

Honest limits
New sealant can’t fix everything, and we’d rather say so up front. Sealant will not put right:
- Waterproofing that has failed below the tiling
- Loose tiles, which need refixing first
- Damaged tiles that need replacing
If in doubt, email us at info@mrmastic.co.uk and we will say what we think before you book.

Your questions about regrouting in Clestrain
Can you do regrouting in Clestrain?
Yes, Clestrain is within the area we cover. Our work covers the whole of Scotland. You can send an email to info@mrmastic.co.uk and tell us what needs doing.
Is Clestrain within the area you cover?
Yes. Clestrain is within the area we cover, which takes in towns, villages and rural addresses. Our work covers the whole of Scotland, including the islands, where work is planned around ferry crossings. Let us know about access, parking and anything unusual about getting there when you book.
Can you regrout if a few tiles are loose?
New grout can’t hold loose tiles in place. We flag any loose or hollow tiles before starting, so you can decide what to do.
How do I get a quote for regrouting in Clestrain?
Every job is different, so each one gets its own quote. To get one, email us at info@mrmastic.co.uk and let us know what needs doing and where.
Do you work for landlords and businesses?
Yes, often. We can quote for several properties at once.
How long will you be here?
It depends on the size of the job, but as a guide it takes a few hours, or longer for a fully tiled room. We will give you a better idea when we quote.
Will it make a mess?
Tidy work is part of the job. We protect what’s around the joints, and we clear up when we are done.
Should corners be grouted or sealed?
We use silicone in corners and along edges. Grout in a moving joint soon cracks.
Regrouting in Clestrain: local notes
Clestrain is within about 2 miles of the coast. Near the coast, holiday lets and guest houses can see bathrooms used by one guest after another, which wears sealant and grout out faster than in a quiet home. Scotland’s water is generally soft, so sealant and grout see less limescale than in much of England. Mould is another matter: a bathroom that stays damp still turns sealant and grout black.
Whether the job is in Clestrain itself or nearby, the right material for each joint matters as much as a neat finish.

How to look after the new joints
So the new joints stay in good condition:
- Use a squeegee on the tiles after showering
- Don’t use strong acidic cleaners on grout
- Look at the sealant in the corners now and then
- Give the walls a quick rinse after use
A squeegee or cloth over the tiles after use stops soap and water sitting on the grout. Run the extractor fan or open a window so the grout dries between uses.
Grout that’s washing out of a shower shouldn’t be left. Each shower drives water into the open joints and it can end up in the wall or the ceiling below.
How the visit works
All our tools and materials come with us in the van, so you do not need to buy or prepare anything. After a quick look at the joints together, we protect the area and start. It normally takes a few hours for a shower enclosure, longer for a whole room. Somewhere like Clestrain may be a longer drive, and the journey is planned ahead. Tell us about tracks, gates, a ferry crossing or anything unusual about getting there.
- We check the tiles for any that are hollow or loose.
- The old grout is removed to an even depth.
- The joints are vacuumed clean.
- New grout is pressed into the joints and the tiles are cleaned.
- We finish with silicone in the moving joints.
Preparing for the visit
- Tell us about any water getting in
- Let us know about parking restrictions
- Mention if the joints have been sealed before
