Regrouting in Midland

We take the old grout out to a consistent depth, taking care not to chip the tile edges. The joints are then vacuumed, regrouted and cleaned off, with silicone renewed in the corners. We work on tiled floors, bathroom wall tiles and wet rooms, and the jobs we see most are a grout colour that no longer suits the room and grout in corners that has cracked.

In and around a place like Midland, homes range from older stone-built properties to newer houses. Older buildings can move a little, and that shows first in cracked grout and split sealant.

We stand behind the work with a one-year guarantee, so you are covered after we’ve gone.

Leave it or put it right?

Once grout cracks, water can get behind the tiling. Leave it, and the adhesive or the wall behind can suffer, and then you are looking at retiling. Sorting it early keeps the job simple. When the nearest tradesperson is a drive away, it’s tempting to leave a small leak, but water behind a failed seal does the most damage when nobody’s watching.

We don’t show prices on the website, because the cost depends so much on the job itself. Call for a quick quote and we’ll talk you through it.

Why book with us

When it isn’t the sealant

To be straight with you, some problems need a different trade:

  • Movement in a stud wall or floor
  • Damaged tiles that need replacing
  • A leaking wet room membrane

Not sure which it is? You can send an email to info@mrmastic.co.uk and we will tell you honestly.

Surfaces we seal

  • Shower walls
  • Bathroom floors
  • Kitchen splashbacks
  • Bathroom wall tiles
  • Wet rooms
  • Tiled floors

The process

We bring everything the job needs with us. After a quick look at the joints together, the area is protected and the work begins. It normally takes a few hours for a shower enclosure, longer for a whole room. Around Midland, distance and access matter more than parking. Let us know how to find you and how to reach the joints.

  1. We check the tiles are sound and flag any that are loose or hollow.
  2. We rake out the old grout to an even depth, taking care of the tile edges.
  3. Dust and debris are vacuumed out of every joint.
  4. Fresh grout goes into the joints and the tile faces are wiped clean.
  5. We reseal the internal corners and edges with silicone.

Before we arrive

  • Tell us if parking is tricky
  • Let us know about stairs, lifts or work at height
  • Mention any leaks or damp you’ve noticed

Looking after it afterwards

Good habits help new joints last longer. A few tips:

  • Give the walls a quick rinse after use
  • Stick to mild products for cleaning grout
  • Get any tile that moves checked promptly
  • Use a squeegee on the tiles after showering

Check the corner silicone now and then. Corners flex, so it’s normally the first thing to need attention.

Grout that’s washing out of a shower shouldn’t be left. Every shower pushes more water into the gaps, and that water can reach the wall or the floor below.

What the job involves on each surface

Shower walls

Showers put more water on grout than anywhere else. We rake it out and regrout and renew the silicone at the edges.

Kitchen splashbacks

Kitchen grout collects grease and food splashes. Stained grout is best replaced.

DIY versus a professional finish

Overfilling a joint is a classic DIY mistake. A heavy bead looks messy and copes badly with movement, and getting the depth right matters as much as the look.

What a professional job adds is preparation and the right product. Joints are cleaned back to sound surfaces and dried, and the sealant is matched to the joint and its conditions, then guaranteed for a year.

Midland: your questions answered

What guarantee comes with regrouting in Midland?

All our work, in Midland and everywhere else, comes with a 12-month guarantee. We’re also fully insured and ARBOMaster approved.

Is Midland in your area for regrouting?

Yes, Midland is within the area we cover. We work across all of Scotland. Just email us at info@mrmastic.co.uk with a few details of the job, and we’ll send you a clear quote.

How long should I wait before showering?

You will get a clear time from us before we go. Both the grout and the silicone need time to cure before they get wet.

Is resealing included with regrouting?

Generally, yes. Corners and edges need flexible silicone, and it makes sense to renew both together.

How much does regrouting cost in Midland?

There’s no set price, as it depends on the job: its size, the old material, access and the product needed. We agree the price before any work begins.

Do you hold any approvals?

Yes. We hold ARBOMaster approved applicator status and we’re fully insured too.

Is regrouting a chance to pick a new grout colour?

It can. Because the old grout is raked out, the new colour goes all the way into the joint, not just the surface.

Can you quote for more than one area?

Yes, we can. Several rooms, windows or areas can go on one quote.

Regrouting in Midland: local notes

Midland is close to the coast. Coastal homes, holiday lets and guest houses can see heavy bathroom use in busy months, and sealant and grout that work that hard wear out sooner. Private landlords in Scotland must be registered and meet the Repairing Standard, which covers keeping fixtures and fittings in a reasonable state of repair. Tired, leaking sealant is worth putting right before a new tenant moves in.

In and around Midland, as anywhere, good regrouting starts with a clean, dry, properly prepared joint. If you live in an older home near Round Kirk, walls and floors in older homes can move, and sealant and grout show it first.

Midland is about 9 miles south-west of Kirkwall, in the Orkney Islands. We carry out regrouting for homes and businesses in Midland and nearby. Midland is one of 51 towns and villages in the Orkney Islands we cover.
