New build mastic for homes and businesses in Midland
Some new-home owners let the house settle before resealing. That makes sense for small gaps that are just cosmetic, but a failed shower or bath seal shouldn’t wait. We are often asked to deal with gaps opening as the house dries out and settles and worktop and upstand sealant coming away, across skirting & floors, windows & doors and kitchens.
Many newer homes in Scotland are timber-framed and settle as they dry out, which shows as gaps at skirtings and floor joints. Older stone-built homes, meanwhile, often have timber floors that move with the seasons.
Each job carries a 12-month guarantee, large or small.

Work for landlords, hotels and businesses
For anyone letting property in or around Midland, several properties can be quoted together. Just tell us the addresses and what each one needs.
Landlords and agents in Midland can book us as well as homeowners. Resealing between tenancies is a simple way to keep a property in good order.
How it works
We keep the work tidy and contained to the area we’re working on. Expect the work to take a few hours for most snagging lists, longer for a run of plots, and we tell you how long to leave it before we go. Outside jobs in Midland need a dry day, because sealant won’t bond to a wet joint, so external jobs may need to move if the day turns wet. Indoor work goes ahead whatever the weather.
- We start by agreeing which joints are on the list, from the snagging sheet or plot schedule.
- Failed or untidy sealant is cut out completely.
- Each joint is cleaned of dust and grit, then primed if required.
- A sealant chosen for each area goes in and is tooled smooth.
- We check every joint and tell you how long each needs to cure.
Getting ready for the visit

Advice
Should I try it myself first?
If you do try it yourself, take your time over the preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it doesn’t work out, we can still put it right.
Some sealant jobs are within reach of a careful DIYer, such as a straightforward joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.
Why deal with it now?
DIY kits do not solve the main problems with new-build sealant: dust, no primer and old sealant left in the joint. Cutting out, cleaning and priming are what make the difference. Exposed walls in smaller Scottish places take a lot of wind and rain, and once water gets behind a failed joint, damp in stone or harled walls is slow to dry out.
The cost depends on the size of the job, how much old material has to come out and how easy the joints are to reach. You will have a clear quote before any work starts.

Aftercare tips
Simple care keeps the joints in good condition. We recommend:
- Do not wait for the house to settle if water is getting through
- Wait for the cure time before using a resealed shower
- Put sealant faults on your snagging list early
- Look at the sealant regularly in the first couple of years
Wipe the sealant with warm soapy water. Keep scourers and harsh chemicals off it.
Mould takes hold quickly in sealant that has gaps or lifted edges. Resealing before mould gets in saves a harder job later.
Joints and finishes in Midland homes
Midland is within about 1 mile of the coast. New homes near the sea put their outside mastic to work from day one, so any gaps are best picked up early. Timber frame is common in newer Scottish homes, and as the frame dries and settles, skirting and sealant joints can open up.
Whether the job is in Midland itself or nearby, the right material for each joint matters as much as a neat finish. Around Midland, as everywhere, new build mastic is only as good as the preparation behind it.
Midland is about 9 miles south-west of Kirkwall, in the Orkney Islands. Across the KW17 area, our applicators can take on new build mastic. Midland is one of 51 towns and villages in the Orkney Islands we cover for new build mastic.

If you’re just outside Midland, we cover Orphir (1 mile north-east), Clestrain (2 miles north-west), Kirbister (3 miles north-east), Germiston (4 miles north) and Clouston (5 miles north-west). Midland questions
Can you do new build mastic in Midland?
Yes, Midland is within the area we cover. We work across all of Scotland. You can email us at info@mrmastic.co.uk and let us know what needs doing.
Do you cover smaller places like Midland?
Yes, smaller places are covered as well as towns. Our work covers the whole of Scotland, including the islands, where work is planned around ferry crossings. Let us know about access, parking and anything unusual about getting there when you book.
Should I try DIY first?
You can, for simple jobs. Preparation is everything: all the old sealant out, and a clean, dry joint. If it does not work out, we can redo it.
Is there any odour?
Possibly a little. Any smell clears as the sealant cures.
Can you work from my snagging list?
Yes. Send the list and a few photos of the sealant items, and we’ll quote. We’ll tell you if anything on it is not a sealant job.
What should I tell you?
Where the job is, what the problem is and roughly how big it is. If you can, email a few pictures.
How long does new build mastic take?
That depends on the amount of work, but as a guide it takes a few hours in a single home. We’ll give you a better idea when we quote.
Do you guarantee your work?
Yes. Each job is guaranteed for twelve months.
Different surfaces, different methods
Show homes
Bathrooms, kitchens and frames in show homes are sealed or resealed to a neat finish ready for viewings. We will plan around viewing times.
Bathrooms and en suites
Baths, showers, basins and trays in new bathrooms are the most common new-build reseal. We cut out the failed bead, clean and prime, and reseal with anti-fungal sanitary silicone.
When something else is needed
New sealant cannot fix everything, and we will tell you before any work starts. Sealant will not put right:
- Cracked trays, tiles or worktops
- Disputes or warranty claims with your builder
- Baths and trays that move too much for sealant to cope with
If in doubt, send an email to info@mrmastic.co.uk and we will say what we think before booking.
