How new build mastic works in the Orkney Islands

If your new home has a leaking shower seal, open skirting joints or untidy sealant, we can help. If you’re still within the builder’s snagging or warranty period, tell them first. Common call-outs are for sealant that never bonded to the surface and cracked caulk along new skirting, on kitchens, bathrooms & en suites and show homes.

Before we leave, we go over the finished joints with you. The work normally takes anything from a few hours to several days, depending on the number of plots, depending on how much there is to do.

  1. First we work through your snagging list or plot schedule with you.
  2. The old bead comes out in full, with no layer left behind.
  3. We clean off dust from the build and prime the surfaces where the product needs it.
  4. New sealant suited to each joint is applied and tooled neatly.
  5. Each area is checked and left with its cure time.

Where we work in the Orkney Islands

In the Orkney Islands, new build mastic work takes in new homes, older houses and commercial units, from Kirkwall, Stromness and Finstown to the quieter places in between. Every joint needs to allow for movement.

Our work covers the whole of Scotland, the Orkney Islands included. Journeys are planned ahead, and outside jobs are booked around the forecast. The Orkney Islands includes coastal places, where outside joints face more wind, rain and salt than they would inland. Walls facing the sea are generally the first to need attention.

Kirkwall: In and around Kirkwall, as anywhere, good new build mastic starts with a clean, dry, properly prepared joint. For jobs in and around Kirkwall, choosing the right material for each joint is as important as a tidy finish.

DIY sealant or a professional job?

Some jobs are best left to a professional: work at height, external movement joints, fire-rated sealant and large areas call for the right materials, safe access and experience.

Sealing over old silicone is the commonest DIY error. New silicone will not bond to old, so it lifts and traps water and mould underneath. All the old material has to come out first.

Looking after it afterwards

So the new joints stay in good condition:

  • Photograph failed sealant before it’s redone
  • Use the extractor fan every time you shower
  • Resist patching a failed seal with a tube from the DIY shop
  • Keep water off fresh sealant until it has cured

Keep an eye on the joints over the first couple of years. Hairline gaps can open as timber and plaster dry.

If a shower tray or bath seal splits in the first year, look for movement. Getting it resealed properly, and any movement checked, stops it recurring.

What sealant work cannot fix

Before booking, it’s worth knowing the limits too:

  • Baths and trays that move too much for sealant to cope with
  • Leaks from pipes, valves or wastes, which need a plumber
  • Broken tiles or a split tray

Why act early?

It often makes sense to do all the sealant items on a snagging list together. It’s one visit, one quote and one set of cure times to plan around.

Questions to ask before booking

  • Whether you can choose the colour
  • Is the old sealant removed completely?
  • How much experience the applicator has
  • What the cure time is

Work for landlords, hotels and businesses

We regularly work with letting and managing agents. Send the address, what’s needed and the access arrangements and we’ll quote.

Failed sealant is one of the commonest items on a check-out report, and it’s easy to sort out between tenants. We can quote for more than one property at once.

The Orkney Islands: your questions answered

Can you do plot mastic on a new development?

Yes. Plot mastic and second-fix sealing for developers is part of our work. Send the schedule and any specification and we will give you a quote.

Do you come to the Orkney Islands?

Yes. We cover the Orkney Islands, as part of our work across South East England, London and Scotland. For a quote, email us at info@mrmastic.co.uk.

Will it make a mess?

Very little: the area around the joints is protected first, and we clear up the old sealant and our materials before we leave.

When is the best time to reseal in a new build?

Where water is getting through, don’t wait. Small gaps that are just cosmetic can be resealed once movement has slowed.

Do you hold any approvals?

Yes. Mr Mastic is an ARBOMaster approved applicator, and we’re fully insured.

Can you match the sealant colour to my new kitchen or bathroom?

It depends on the joint: white or clear for most sanitary joints, colours for worktops, floors and frames. We will agree it with you first.

Can you reseal over the builder’s sealant?

No. Fresh silicone does not stick to the old layer, so it soon lifts and traps water. The old sealant always comes out first.
