New build mastic for Brinian homes and businesses

New build mastic in Brinian, done properly

Across Brinian, we work for both new-home owners and the builders handing those homes over. Whether it’s one en suite or a run of plots, the method is the same: remove, clean, prime where needed, then a neat new bead. We are often asked to deal with gaps opening as the house dries out and settles and plot mastic for developers ahead of handover, across bathrooms & en suites, skirting & floors and kitchens.

New homes in smaller Scottish places are often single plots, self-builds or small developments. They need their sealant and floor joints finished just as carefully as on a big site.

We guarantee the work for a year. If something is not right with it in that time, tell us and we will put it right.

What new build mastic looks like in Brinian

Brinian is within about 1 mile of the coast. New homes near the sea put their outside mastic to work from day one, so it’s worth checking at snagging. Many new homes in Scotland are timber-framed, so skirting and sealant joints can open up as the building settles.

For jobs in and around Brinian, choosing the right material for each joint is as important as a tidy finish. Around Brinian, as everywhere, new build mastic is only as good as the preparation behind it.

Bathrooms and en suites

Trays and baths in new builds settle as they’re used. We reseal once the old bead is fully out with baths filled first.

Plot handovers

We work through plots to your schedule, sealing each room ready for handover. Joints are prepared properly before sealing so the sealant lasts.

What happens on the day

Our applicators work methodically: protection first, then preparation, sealing and a tidy-up. Typically it takes a few hours for most snagging lists, longer for a run of plots, and the area is left clean. Somewhere like Brinian may be a longer drive, and the journey is planned ahead. Mention tracks, gates, ferries or anything else about the route.

  1. We go through the snagging list or plot schedule and agree the joints to do.
  2. We cut out every bit of the failed or messy sealant.
  3. Surfaces are cleaned of building dust and primed where needed.
  4. A sealant chosen for each area goes in and is tooled smooth.
  5. Finally, each room is checked and you are given the cure time.

Preparing for the visit

  • Plan for the work area to be out of bounds to pets and children
  • Mention any leaks or damp you’ve noticed
  • Clear items away from the joints we are working on

Advice

When something else is needed

Some problems need a builder, plumber or other trade rather than us:

  • Disputes or warranty claims with your builder
  • Damaged fittings that need replacing
  • Leaks from pipes, valves or wastes, which need a plumber

If in doubt, drop us a line at info@mrmastic.co.uk and we’ll say what we think before booking.

Joints and surfaces we work on

  • Kitchens
  • Skirting & floors
  • Show homes
  • Windows & doors
  • Bathrooms & en suites
  • Plot handovers

Looking after it afterwards

Simple care keeps the joints in good condition. Our advice:

  • Avoid scourers and strong chemicals on sealant
  • Open a window or run the fan after bathing
  • Follow the cure time we give you
  • Put sealant faults on your snagging list early

Photograph failed sealant before it’s redone and keep the builder’s replies. It helps if anything else comes up during the warranty period.

Do not let the snagging period run out with sealant problems unreported. After that, putting it right may fall to you.

Brinian: your questions answered

Can you do new build mastic in Brinian?

Yes, Brinian is within the area we cover. Our work covers the whole of Scotland. You can drop us a line at info@mrmastic.co.uk and let us know what needs doing.

What guarantee comes with new build mastic in Brinian?

Every job comes with our one-year guarantee, wherever it is. We are fully insured, and an ARBOMaster approved applicator.

Will you just run a new bead over the existing one?

No. New silicone will not bond to old silicone, so it soon lifts and traps water. We cut the old bead out completely.

Do you work for letting agents?

Yes. As well as homeowners, we work for landlords, agents, businesses and hotels.

Is it messy?

No. We protect the surfaces around the joints, and we clear up the old sealant and our materials before we leave.

Should I wait before resealing?

Where water is getting through, do not wait. Hairline cosmetic gaps can wait until the house has settled.

Do you work for developers?

Yes. We carry out plot mastic and second-fix sealing for builders and developers. Send us the plot schedule and we’ll quote.

My new home is still under warranty. Should I contact you?

Report it to the builder first while you are covered. Once that’s done, or if they won’t put it right, we will cut it out and reseal it.

Landlords, agents and businesses in Brinian

From a single let to a portfolio, you get the same standard of work: the old material taken out, careful preparation and a 12-month guarantee.

Housing providers, facilities teams and property managers book us too. Several sites can be quoted together.

DIY sealant or a professional job?

If you’ve already had a go yourself, that is fine. We remove it and do the joint properly.

What a professional job adds is preparation and the right product. We take joints back to clean, dry surfaces, and the sealant is chosen for how the joint moves and where it is, and the work is guaranteed for a year.

What affects the cost of new build mastic

The quote reflects the job in front of us. We take into account:

  • The size of the job
  • When we can work, for business premises
  • The number of rooms or windows
  • Whether old sealant or filler has to be cut out

Some things make a job bigger or smaller: the old material and how easily it comes out, whether mould needs treating, and whether the work is at height. Your quote takes all of that into account.

What we need to know

A few details help us give you an accurate quote. When you get in contact, it helps to mention:

  • Any previous sealing or DIY work
  • Where the property is
  • The rough size of the job
  • Photos by email, if that’s easy

We don’t publish a price list, because every job is different. Instead, your job gets its own clear quote. To get started, email us at info@mrmastic.co.uk.
