How glazing silicone works in the Orkney Islands

Glazing silicone that has yellowed, blackened or come away looks poor and can leak. It comes off cleanly, without marking the glass and reseal the joint. Typical jobs include water escaping where a screen meets the wall and glass-to-glass joints that have split, across glass balustrade bases, glass-to-frame joints and glass-to-glass joints.

All our tools and materials come with us in the van, so you don’t need to buy or prepare anything. Once we’ve agreed what’s being done, the area is protected and the work begins. Most jobs take a few hours for most jobs.

  1. First we agree the joints to be done.
  2. We cut away the failed silicone.
  3. The surfaces are cleaned with a suitable solvent.
  4. We apply and tool the new silicone.
  5. The joints are checked before we leave.

What you’ll pay

How to get a quote

Want a quote for glazing silicone? Please email us at info@mrmastic.co.uk and tell us about the job. You will know what we plan to do, and what it will cost, before any work begins.

What’s near Kirkwall

Locally, jobs take us to homes and businesses close to Orkney Library and Archive, Kirkwall Grammar School and Paterson Church, among other places. A little further out are Balfour Hospital (0.5 miles south-west) and Bishop's Palace (within half a mile south-west). Open spaces near Kirkwall include Gallow Ha' and Loomi Shun.

Frames and weather across the Orkney Islands

Our glazing silicone work across the Orkney Islands covers homes, flats and businesses, in Kirkwall, Stromness and Finstown and well beyond. Outside sealant needs a dry, clean joint, so the work is planned around the weather.

Scotland has its own building regulations, and homes here bring their own details: sash and case windows, harled walls and, in the towns and cities, tenement flats. The Orkney Islands is part of the area we cover across Scotland. The Orkney Islands includes coastal places, where outside joints face more wind, rain and salt than they would inland. Walls facing the sea are generally the first to need attention.

Kirkwall: If you look after a building such as Kirkwall Grammar School, larger buildings have plenty of frames, and the mastic around each one ages. Homes close to Paterson Church include some older properties, and replacement windows fitted into old openings often leave uneven gaps that need backing and a flexible joint.

DIY sealant or a professional job?

If you’ve already had a go yourself, that is fine. We cut it out and start again.

Some sealant jobs are within reach of a careful DIYer, such as a straightforward joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.

Different surfaces, different methods

Glass balustrade bases

The base of a glass balustrade is usually sealed. Failed sealant there lets water collect.

Shower screens

Most shower screen leaks come from the wall or tray joint. We reseal both with anti-fungal silicone.

Signs you need glazing silicone

Some conservatory leaks are not sealant at all: broken panels, roof problems and blocked gutters can all let water in. We find the cause before we seal anything.

Keep an eye out for any of the following:

  • Failed sealant around rooflight glass
  • Mouldy sealant around glass panels
  • Drips on the inside of a conservatory window
  • Cracked silicone between glass panels

Quotes for glazing silicone in the Orkney Islands

We do not publish a price list, because no two jobs are the same. The quote depends on:

  • How many rooms, windows or areas are involved
  • The size of the job
  • Any mould that needs treating
  • How much old sealant there is and how hard it is to remove

Some things make a job bigger or smaller: the old material and how easily it comes out, any mould to treat, and whether the work is at height. We take all of that into account in your quote.

Helping us quote

Photos by email are helpful but not essential. Try to tell us:

  • Any access issues, like height or stairs
  • What’s wrong with the joints now
  • Any previous sealing or DIY work
  • Photos by email, if that’s easy

If you’re in the Orkney Islands and need glazing silicone, drop us a line at info@mrmastic.co.uk. Tell us what the problem is and where, and we’ll agree the price before any work begins.

What happens if it’s left?

Glazing joints need a sealant made for the job. A general-purpose tube may not bond well or may react with the frame so we choose a glazing silicone instead.

What your quote should include

  • What insurance they hold
  • Whether you can choose the colour
  • How the joint is cleaned and prepared
  • Which sealant they’ll use, and why

Your questions about glazing silicone in the Orkney Islands

When is the sealant fully cured?

Many sealants skin over quickly but take longer to cure fully. We will tell you how long to leave the joint.

Should I try DIY first?

Sometimes. The key is preparation: remove all the old material and work on a clean, dry joint. If it doesn’t work out, we can redo it.

What do you need from me for a quote?

A short description and the location, plus pictures if you have them. If we need more, we’ll ask.

Do you work for hotels and businesses?

Yes. Hotels, offices and other businesses use us and we’re fully insured.

Do you seal glass balustrade bases?

Yes. We cut out the failed sealant and reseal the base joint with a suitable product.

Do you replace glass?

That’s not something we do. A misted unit has failed inside, and a glazier needs to replace it.

Which silicone is used for glass joints?

A glazing-grade silicone is best. Ours is a neutral-cure glazing silicone with anti-fungal products in bathrooms.
