Lady Glazing Silicone
Professional glazing silicone in and around Lady, with old sealant always removed completely and a one-year guarantee.
- Silicone pulling away from the glass
- A quick top-up bead that didn’t last
- Stained, discoloured glazing silicone
Different surfaces, different methods
Rooflights
Rooflight leaks can come from the sealant or the roof. We check which it is.
Shower screens
Mouldy or lifting sealant on a screen leaks. Cutting it out and resealing fixes it.
Glazing silicone for homes and businesses in Lady
Glazing silicone that has yellowed, blackened or come away spoils the look and lets water in. It comes off cleanly, without marking the glass and reseal the joint. If you are dealing with failed sealant around rooflight glass and water getting into a conservatory at the joints, we can put it right, whatever the surface.
Across smaller places in Scotland, homes range from stone and harled cottages to newer houses, many standing in the open. Exposed frames and sills take the full force of wind-driven rain.
You’re covered for a year from the day we finish. If there’s a problem with it, please drop us a line at info@mrmastic.co.uk.

More services for Lady
Work for landlords, hotels and businesses
A neglected joint can let water reach the structure, which is a bigger problem in a rented property. Resealing at the right time is simple maintenance that we can handle for you.
From a single let to a portfolio, you get the same standard of work: the old material taken out, careful preparation and a 12-month guarantee.
How the visit works
There’s no need to move everything out, just the space around the work. We protect the rest, and the job takes anything from an hour or two to most of a day, depending on the size of the job for a typical job. For a place like Lady, longer drives are planned in advance. Mention tracks, gates, ferries or anything else about the route.
- We start by finding the leak and making sure sealant is the cause.
- We cut out the failed silicone, taking care of the glass and frame.
- We clean the joint with a solvent that suits the glass and frame.
- We apply a neutral-cure glazing silicone and tool it smooth.
- We look over every joint and, where we can, test it with water.
Before we arrive
- Tell us about any previous sealing or DIY attempts
- Let us know if you’ve seen damp or leaks
- Try not to wet indoor joints just before the visit

Advice
DIY sealant or a professional job?
If you are set on DIY, put the effort into preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it fails, we can still redo it.
A DIY attempt does not rule out a professional job. We cut it out and start again, so tell us about it when you ask for a quote.
Common problems we fix in Lady
Sunlight breaks sealant down and roof joints get the most sun. Old silicone hardens, cracks and loses its grip to the glass and frame.
If you can see any of these, it’s time to have the joints looked at:
- Stained, discoloured glazing silicone
- Shower screens leaking along the wall or tray
- Glazing silicone that has cracked or come away
- Water getting into a conservatory at the joints
Whether the job is in Lady itself or nearby, the right material for each joint matters as much as a neat finish.

How we quote for glazing silicone
Jobs vary more than people expect. The main factors:
- Whether there’s mould to deal with
- The number of rooms or windows
- Working hours on commercial sites
- The old material and how stubborn it is
Commercial jobs are quoted on the same basis as homes: the amount of work, how we reach it and what it needs. Ask us for a quote and we’ll go through it with you.
Helping us quote
What to tell us when you ask for a quote:
- The problem you’ve noticed
- If someone has resealed it before
- Whether it’s a home or a business
- Where the job is, and your postcode
Call for a quick quote, or email us if that is easier. Describe what needs sealing and we will explain what’s involved before giving you a price.
What glazing silicone looks like in Lady
Lady is close to the coast, where wind-driven rain is a fact of life and, nearer the shore, so is salt air. That’s hard on glazing joints and frame seals, especially on the side facing the sea. Work on the islands has to be planned around ferry crossings and the weather, so the more notice, the better.
In and around Lady, as anywhere, good glazing silicone starts with a clean, dry, properly prepared joint.
Lady is about 24 miles north-east of Kirkwall, in the Orkney Islands. Across the KW17 area, our applicators can take on glazing silicone. Across the Orkney Islands, we cover 51 places, and Lady is one of them.
We work across the KW17 postcode area for glazing silicone and the streets around it. We also cover the places around Lady: Broughtown (2 miles west), Wardhill (10 miles south), Pierowall (16 miles west), Rackwick (16 miles west) and Brinian (18 miles south-west). If you’re somewhere remote, the job takes a little more planning, so mention it when you ask for a quote.
Around Lady
Nearby you will also find Warsetter Farm Museum (0.8 miles south-west). For a walk, there’s Loch of Baasley.
Leave it or put it right?
Topping up old silicone can look like a fix, but new silicone will not bond to old and water soon finds its way back. Cutting out and resealing properly lasts. When the nearest tradesperson is a drive away, it’s tempting to leave a small leak, but water through a failed joint keeps working away until it’s fixed.
We don’t show prices on the website, because each job is priced on what it involves. For a quick quote, please drop us a line at info@mrmastic.co.uk.

Your questions about glazing silicone in Lady
Do you cover smaller places like Lady?
Yes, Lady is covered. Our work covers the whole of Scotland, islands included, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.
Does living near the coast affect glazing silicone in Lady?
Coastal weather is harder on outside sealant: there’s more wind-driven rain and, closer to the shore, salt in the air. Choosing the right sealant for the frame and wall, laid at the right depth, helps it last.
Is the work guaranteed?
Our one-year guarantee covers every job, glazing sealant included.
How long will you be here?
As a guide, most jobs take a few hours for most jobs. Bigger jobs take longer, and we will tell you how long to expect.
Do you offer different sealant colours?
Generally, yes. Sealants come in white, clear, grey and other colours for many products, and we agree the colour with you before we start.
Do you work for landlords and businesses?
Yes, often. Several properties can go on one quote.
Will there be a smell?
Some sealants have a smell while they cure. Ventilation helps.
Do you work for hotels and businesses?
Yes. Hotels, offices and other businesses use us.
