Bathroom resealing in Lady, done properly
Homes in Lady have the same weak spots as anywhere else: the long edge of the bath, the base of the shower tray, the back of the basin and the line along the worktop. Every joint is cut out, cleaned and left dry before it’s resealed. Common call-outs are for sealant that has split, shrunk or peeled away and a messy, uneven bead from a previous reseal, on kitchen worktops & upstands, shower trays & enclosures and baths.
Bathrooms in smaller places like Lady work just as hard as those in the cities. Generally soft Scottish water means less limescale, but steam still lets mould into sealant and grout.
You are covered for a year from the day we finish. If there’s a problem with it, please drop us a line at info@mrmastic.co.uk.

How it works
Good joint work is mostly preparation, and we don’t rush it. Every joint is cleaned and dried before new material goes in. In total, it usually takes half a day or less for one room, longer when the kitchen is included. Outdoor work around Lady depends on the weather, as sealant needs a dry surface, so external jobs may need to move if the day turns wet. Indoor work goes ahead whatever the weather.
- We cover the area around the joints we are working on.
- Old sealant is sliced away and the residue removed.
- We treat any mould and let the joint dry properly.
- Any bath is filled with water, then we lay a bead of anti-fungal silicone in white, clear or a matching colour.
- We finish the joint, clear up and tell you how long to leave it before it gets wet.
Preparing for the visit
- Keep pets and children clear of the area while we work
- Mention any leaks or damp you’ve noticed
- For indoor joints, keep the area dry beforehand if you can

When something else is needed
Some problems need a builder, plumber or other trade rather than us:
- A tray that rocks until it’s re-bedded
- Cracks in the tray itself rather than the joint
- Failed grout lines across the wall
If in doubt, email us at info@mrmastic.co.uk and we will say what we think before booking.

How to look after the new joints
Good habits help new joints last longer. A few tips:
- Never pick at the silicone with a blade
- Stick to a soft cloth and a mild cleaner
- Wait for the cure time we give you
- Run the extractor fan during and after every shower
Don’t stand bottles along the bead, because they trap water against the silicone. A quick squeegee after showering keeps water from sitting on the joint.
Don’t wait for a refit to deal with failed sealant. Like paintwork, sealant needs renewing from time to time, and renewing it as soon as it fails protects everything around it.
Why deal with it now?
Leaving a split or mouldy bead only stores up trouble. Once water is behind the bath, it can reach floorboards, panels and the ceiling underneath, and that’s a far bigger job than a reseal. Around Lady, water from a failed joint in an older stone home can soak into timber and plaster, which is a far bigger job than the sealant.
Instead of a standard rate, we price the job in front of us: how many joints, what’s in them now and how we reach them. You will know the price before we begin.

DIY versus a professional finish
Some jobs are best left to a professional: work at height, external movement joints, fire-rated sealant and large areas need the right product, the right access and the right method.
The biggest DIY mistake is sealing over old sealant. New silicone will not bond to old, so it lifts and traps water and mould underneath. All the old material has to come out first.
Lady questions
Is bathroom resealing in Lady guaranteed?
All our work, in Lady and everywhere else, comes with a 12-month guarantee. We are also fully insured and ARBOMaster approved.
Is Lady in your area for bathroom resealing?
Yes. Our work covers the whole of Scotland, and Lady is part of that. Just email us at info@mrmastic.co.uk with a few details of the job.
Will you leave a mess?
Very little: the area around the joints is protected first, and we tidy up before we go.
What colours of sealant can you use?
You’re not limited to white: clear, white and colours chosen to suit the room. We will talk it through when we quote.
Does someone need to be in?
That depends on where the joints are. Inside work needs someone to give us access, and for outside work we’ll agree access with you when we book.
Can mouldy silicone be sorted out?
Yes. We strip the bead, treat the joint and lay new anti-fungal silicone.
What does bathroom resealing cost?
It depends on the job, so we quote each one individually. To get one, drop us a line at info@mrmastic.co.uk and tell us what needs doing and where.
Is it worth trying it myself?
It depends on the job. High-level, external movement and fire-rated joints are professional jobs, while a short indoor joint may be within reach.
