Window mastic for homes and businesses in Lady
Some gaps around frames are far deeper than they look. Filling it with sealant alone leaves a joint that cannot move properly, so deep gaps get backing rod first. That way the new bead bonds to the frame and the wall only. We work on timber windows & doors, aluminium frames and patio & French doors, and people most often call us about old mastic that has gone black or come away and cracked sealant at the sill ends.
Outdoor sealant needs a dry surface, so window work around Lady is planned around the weather. Tell us about access to all the windows and doors, upstairs included.
Our work is backed for twelve months, in Lady and everywhere else we cover.

Common questions in Lady
Can you do window mastic in Lady?
Yes. Our work covers the whole of Scotland, and Lady is part of that. Just drop us a line at info@mrmastic.co.uk with a few details of the job.
Do you cover smaller places like Lady?
Yes, we do. We work across all of Scotland, islands included, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.
Do you seal inside as well as outside?
Yes, we do both. Inside, the joint between frame and plaster is sealed neatly.
When is the sealant fully cured?
Cure times vary by product and the conditions. Before we leave, we’ll tell you the cure time.
Do I need to be at home?
It depends on the job. Inside work needs someone to give us access, while outside work can sometimes be arranged differently.
How do I get a quote for window mastic in Lady?

Is it messy?
We keep the work tidy. Nearby surfaces are protected.
Can you do upstairs windows?
Yes, in most cases. We plan safe access before the job, so mention the height and anything in the way.
Signs you need window mastic in Lady
Sills take more water than any other part of a window, and the ends of the sill, where it meets the wall, are where it gets in. When that sealant fails, water gets into the wall or under the frame.
The most common problems we see are:
- Untidy mastic left by window fitters
- Gaps where the sill meets the wall
- Cold air getting in at the frame edge
- Water coming in at the bottom corners of a door
For jobs in and around Lady, choosing the right material for each joint is as important as a tidy finish.

Windows and doors in Lady
Lady is close to the coast, where wind-driven rain is a fact of life and, nearer the shore, so is salt air. Both are hard on the mastic around window and door frames, which can dry out and crack sooner where a building faces the weather. Sash and case windows are common in older Scottish homes, and the joint between the box frame and the stone or render is traditionally pointed with sand mastic.
Around Lady, as everywhere, window mastic is only as good as the preparation behind it.

How the visit works
Most of a good job is in the preparation, and we don’t rush it. Joints are cleaned back and dried before anything new goes in. All told, the work takes anything from an hour or two to a full day, depending on how many frames there are. Outside jobs in Lady need a dry day, because sealant will not bond to a wet joint, so an outdoor job can move if the forecast changes. Indoor work goes ahead whatever the weather.
- First, we confirm safe access to each frame.
- All the failed sealant is cut away.
- Frame and wall are cleaned and must be dry before sealing.
- Backing rod fills deep voids and the sealant goes in on top.
- The joint is shaped to shed water and the area tidied.
How to prepare
- Mention any parking rules near the property
- Keep children and pets away from the work area
- Mention any tricky access

Advice
How the job changes by surface
uPVC windows
Some uPVC windows were sealed at fitting with a quick bead that never bonded. We cut it out, back any deep gaps and reseal properly.
Aluminium frames
Aluminium moves with heat, and the frames are often slimmer than uPVC. A tidy bead in anthracite grey, black or a matching colour suits the frame.
DIY versus a professional finish
The biggest DIY mistake is sealing over old sealant. Silicone doesn’t stick to old silicone, so it lifts and traps water and mould underneath. All the old material has to come out first.
If you’re set on DIY, put the effort into preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.
Aftercare tips
A little care helps the new joints last. We recommend:
- Keep timber frames painted
- Check the mastic once a year
- Clean frames with a soft cloth and soapy water
- Keep jet washers away from the mastic
Timber frames need their paint kept up, since wood that gets wet swells and shrinks more. Keep paint off the silicone itself.
Signs to watch for: split or missing mastic, gaps, damp patches inside or black mould on the reveal. If you notice one, it’s time to get the joint looked at.
Honest limits
To be straight with you, some problems need a different trade:
- A frame that has rotted at the joint
- A sash or casement that will not close properly
- Penetrating damp from a failed cavity tray or render
If in doubt, send an email to info@mrmastic.co.uk and we’ll say what we think before you book.
