About our window mastic in Pierowall
Mr Mastic’s applicators have more than 20 years’ experience with window and door sealants. We’re fully insured ARBOMaster approved applicators, and we give a 12-month guarantee on the work. Common call-outs are for mastic that’s falling out in pieces and untidy mastic left by window fitters, across window sills, uPVC windows and timber windows & doors.
Across smaller places in Scotland, homes range from stone and harled cottages to newer houses, many standing in the open. Exposed frames and sills take the full force of wind-driven rain.
You get a 12-month guarantee, the same in Pierowall as everywhere else we work.

Can I do it myself?
A careful DIYer can reseal a simple joint, such as a straightforward joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.
What a professional job adds is preparation and the right product. Joints are cleaned back to sound surfaces and dried, and the sealant is matched to the joint and its conditions, and the work is guaranteed for a year.
Different surfaces, different methods
Window sills
Stone and concrete sills have their own joints, including the one between the sill and the frame above. Those are sealed with a product suited to stone or concrete.
uPVC windows
We clean the frame edge carefully so the plastic isn’t marked, then the new bead is laid against the frame and the wall.

What else we do in Pierowall
What we do, step by step
You do not need to clear the whole room or building, just the space around the work. We protect the rest, and the job takes a few hours for a few frames, or a day or more for a whole house for a typical job. Outside jobs in Pierowall need a dry day, because sealant will not bond to a wet joint, so an outdoor job can move if the forecast changes. Indoor work goes ahead whatever the weather.
- We check how each frame can be reached safely.
- Old, cracked mastic is removed completely.
- Frame and wall are cleaned and must be dry before sealing.
- Backing rod fills deep voids and the sealant goes in on top.
- The joint is shaped to shed water and the area tidied.
Preparing for the visit
- For indoor joints, keep the area dry beforehand if you can
- Let us know if you’ve seen damp or leaks
- Keep children and pets away from the work area
How to get a quote
Quotes start with a quick conversation. Describe the problem, the location and the size of the job, and we’ll talk you through what we’d do. When it suits you, email us at info@mrmastic.co.uk.

Why act early in Pierowall
Draughts and leaks do not always mean new windows. Where the frames are sound, new mastic normally deals with draughts and leaks at the edges. Problems with the glass or gaskets are for a window company, and we’ll say so. Out of town in Scotland, exposed walls take a lot of weather, and once water gets behind a failed joint, damp in stone or harled walls is slow to dry out.
We do not show prices on the website, because the cost depends so much on the job itself. For a quick quote, please email us at info@mrmastic.co.uk.

What affects the cost of window mastic
The quote reflects the job in front of us. We take into account:
- How easy the joints are to reach
- The size of the job
- Which sealant suits the joint
- How much old sealant there is and how hard it is to remove
Commercial jobs are quoted on the same basis as homes: the amount of work, the access and the products needed, along with when we can work on site. Call for a quick quote and we will explain what it covers.
What we need to know
The more you tell us, the more accurate the quote. When you get in contact, it helps to mention:
- The problem you’ve noticed
- If it’s domestic, commercial or a hotel
- Access, such as stairs, a lift or height
- Photos by email, if that’s easy
We quote each job on its own, so start by telling us what you need. Just drop us a line at info@mrmastic.co.uk with the details and send photos if you have them.
Looking after it afterwards
A little care helps the new joints last. Our advice:
- Keep paint off silicone joints
- Check the mastic once a year
- Repaint timber before it’s bare
- Make sure the drainage slots are not blocked
Keep sill grooves and drainage slots clear, so water can run away instead of sitting against the joint.
Look out for the warning signs: split or missing mastic, gaps, damp patches inside or black mould on the reveal. If you notice one, it’s time to get the joint looked at.

What sealant work cannot fix
Before you book, it’s worth knowing the limits:
- Broken hinges, locks or handles
- Penetrating damp from a failed cavity tray or render
- Misting between the panes of a double-glazed unit (that needs a new unit)
If in doubt, send an email to info@mrmastic.co.uk and we’ll say what we think before you book.

Windows and doors in Pierowall
Pierowall is close to the coast, where wind-driven rain is a fact of life and, nearer the shore, so is salt air. That’s hard on the mastic around window and door frames, especially on the side facing the sea. Under the Repairing Standard, private landlords in Scotland have to keep homes wind and watertight, and failed outside joints work against that.
Around Pierowall, as everywhere, window mastic is only as good as the preparation behind it. If you live in an older home near Baptist Church, the joint between an old wall and a newer frame is usually the first place rain gets in.
