Window mastic in Broughtown, done properly

Every window and door frame has a gap around it, and mastic is what closes it. Once that seal fails, wind and rain find the gap. Our applicators cut it out and replace it with a flexible, weatherproof sealant. We work on timber windows & doors, uPVC windows and window sills, and people most often call us about untidy mastic left by window fitters and cold air getting in at the frame edge.

Mastic can only go onto a dry joint, so outside work in Broughtown depends on the weather, and longer journeys are planned in advance. Tell us about access to all the windows and doors, upstairs included.

The work is guaranteed for twelve months. If there’s a problem with our work within the year, let us know and we’ll sort it.

Questions from Broughtown

Can you do window mastic in Broughtown?

Yes. Our work covers the whole of Scotland, and Broughtown is part of that. You can email us at info@mrmastic.co.uk and let us know what needs doing.

Will you come out to Broughtown?

Yes, smaller places are covered as well as towns. Our work covers the whole of Scotland, including the islands, where work is planned around ferry crossings. Just mention lanes, gates or anything else about the route when you book.

Will the old sealant be removed?

Yes. All of the old material is cut out and the joint cleaned.

When is the sealant fully cured?

That depends on the sealant used, so please follow the time we give you.

Do you hold any approvals?

Yes. We are an ARBOMaster approved applicator, the approved applicator scheme for Arbo sealants.

Do the sealants smell?

Possibly a little. It fades as the sealant cures, and ventilation helps.

Can you reach windows above the ground floor?

Yes, where they can be reached safely. Let us know about access when you ask for a quote and we will plan for it.

I’m a tenant. Can you help?

We can work for tenants, landlords or agents. Get your landlord’s agreement first.

The process

On the day, we start by going over the job with you, so there are no surprises. We protect the surfaces around the joints before any work begins. The work generally takes most of a day for a typical house, less for a few frames. In smaller Scottish places, parking is generally less of an issue than access and distance. Let us know how to find you and how to reach the joints.

  1. Each frame is looked over and we agree which ones need resealing.
  2. We remove the old mastic and clean the frame edge and wall.
  3. Deep gaps get closed-cell backing rod to set the depth.
  4. The new sealant goes on in white, brown, anthracite grey, black or clear to suit.
  5. We tool each bead neatly and check every joint is closed.

Different surfaces, different methods

Composite doors

A composite door normally sits in a plastic outer frame, so its perimeter joint is sealed much like a window. The bead is colour-matched to the frame.

Patio & French doors

The joints around patio doors run a long way, top, sides and threshold. Most leaks start at the bottom corners, so they get particular care.

What window mastic looks like in Broughtown

Broughtown is within about 1 mile of the coast, and homes near the sea take more wind-driven rain, with salt in the air closer to the shore. That’s hard on the mastic around window and door frames, especially on the side facing the sea. Island jobs need planning around ferries and the weather, so the more notice, the better.

Around Broughtown, as everywhere, window mastic is only as good as the preparation behind it. For jobs in and around Broughtown, choosing the right material for each joint is as important as a tidy finish.

Broughtown is about 23 miles north-east of Kirkwall, in the Orkney Islands. Broughtown gets the same service as everywhere we cover: the old material taken out, joints prepared properly and a 12-month guarantee. Our area takes in 51 places across the Orkney Islands.

We also cover Lady (2 miles east), Wardhill (10 miles south), Pierowall (14 miles west), Rackwick (14 miles west) and Brinian (16 miles south-west). What affects the cost of window mastic

We do not publish a price list, because jobs vary so much. The quote depends on:

  • Whether there’s mould to deal with
  • When we can work, for business premises
  • Whether old sealant or filler has to be cut out
  • The number of rooms or windows

Combining jobs into one visit is normally more efficient than separate visits, so it’s worth mentioning everything you’d like done. You’ll get one clear quote for the whole job.

Helping us quote

To help us quote quickly, please include:

  • Roughly how big the job is
  • What’s wrong with the joints now
  • The type of property
  • Pictures of the joints, sent by email

We do not publish a price list, because every job is different. Instead, we send you a clear quote for your job. To get started, email us at info@mrmastic.co.uk.

Why it’s worth doing now in Broughtown

Getting a straight, even bead on an outside frame takes practice, especially on upper floors. We cut out properly, back deep gaps and tool every joint neatly, using a product chosen for the frame and wall. In a place like Broughtown, small leaks are easy to put off, but water through a failed joint keeps working away until it’s fixed.

A failed joint rarely gets cheaper to fix by waiting, because water and mould keep working on it. If you’re not sure whether it needs doing, drop us a line at info@mrmastic.co.uk for an honest opinion and a quote.

DIY sealant or a professional job?

The difference is mostly in the preparation and the product. We take joints back to clean, dry surfaces, and the sealant is chosen for how the joint moves and where it is, and the work is guaranteed for a year.

Sealing over old silicone is the commonest DIY error. New silicone won’t bond to old, so it lifts and traps water and mould underneath. Everything old must be removed first.

Aftercare tips

How long the joints last depends on use and care. Here’s what we suggest:

  • Avoid blasting the frames with a pressure washer
  • Use gentle cleaners on frames and sealant
  • Walk round the house once a year and look at the joints
  • Wipe condensation off the frames

A yearly look round the frames is enough. Cracks and lifting edges are easy to spot early, and if anything looks wrong, just drop us a line at info@mrmastic.co.uk.

Water gets in quietly when mastic fails. You might not see it until plaster blows or a damp patch appears inside. Catching it early keeps the fix to a reseal.
