Common questions in Broughtown
What guarantee comes with new build mastic in Broughtown?
All our work, in Broughtown and everywhere else, comes with a 12-month guarantee. We’re also fully insured and ARBOMaster approved.
Will you come out to Broughtown?
Yes, smaller places are covered as well as towns. Our work covers the whole of Scotland, including the islands, where work is planned around ferry crossings. Just mention lanes, gates or anything else about the route when you book.
Do I have to be there?
For indoor joints, yes, someone needs to let us in. After that, you can carry on with your day.
Is there any odour?
That depends on the sealant. Some products have a noticeable smell, others very little, and any smell fades as they cure.
Is it normal for sealant to crack in a new home?
New homes dry out and move in their first couple of years, and sealant is often applied quickly onto dusty surfaces. Either can make it fail early.
What do you put in the joint?
We choose the sealant for the joint, not the other way round. Movement, water and weather all affect the choice, and we will explain our choice.
Will the old sealant be removed?
Yes, every time. New silicone does not stick to old silicone, so any old material comes out before anything new goes in.
Do you do commercial work?
Yes. We’ve worked for hotels, offices and other businesses, and we’re fully insured.
About our new build mastic in Broughtown
Our new-build work comes in two parts: plot mastic for developers, and putting right failed sealant for people who’ve bought a new home. In both, preparation makes the difference. We work on show homes, kitchens and skirting & floors, and people most often call us about gaps behind new kitchen upstands and skirting joints opening in the first winter.
Work in a place like Broughtown is planned ahead, journey included. Inside work goes ahead in any weather; outside mastic needs a dry day.
We guarantee the work for a year. If there’s a problem with our work within the year, let us know and we will sort it.

For landlords and businesses
Whether it’s one flat or a portfolio, you get the same standard of work: old sealant fully removed, joints prepared properly and a 12-month guarantee.
A neglected joint can let water reach the structure, which is a bigger problem in a rented property. Resealing at the right time is simple maintenance.
When it isn’t the sealant
We won’t take on work that won’t last, so here’s what sealant cannot put right:
- A tray or bath that isn’t properly supported, until it’s fixed
- Structural cracks in walls or ceilings
- Broken tiles or a split tray
Not sure which it is? You can drop us a line at info@mrmastic.co.uk and we’ll tell you honestly before booking.

Signs you need new build mastic in Broughtown
On many sites, sealant goes on in the final rush before handover. Joints aren’t always cleaned of dust or primed, and the sealant sits on grit instead of the surface.
Look out for any of the following:
- Worktop and upstand sealant coming away
- Beads laid onto grit and dust from the build
- Plot mastic for developers ahead of handover
- Cracked sealant around new window and door frames
For jobs in and around Broughtown, choosing the right material for each joint is as important as a tidy finish.

What new build mastic looks like in Broughtown
Broughtown is within about 1 mile of the coast. New homes near the sea put their outside mastic to work from day one, so it’s worth checking at snagging. Many new homes in Scotland are timber-framed, so skirting and sealant joints can open up as the building settles.
Around Broughtown, as everywhere, new build mastic is only as good as the preparation behind it.

The process
There isn’t much for you to do on the day. Point us to the joints and we’ll get on with it. The work itself takes anything from a few hours to several days, depending on the number of plots from start to finish. Somewhere like Broughtown may be a longer drive, and the journey is planned ahead. Mention tracks, gates, ferries or anything else about the route.
- We go through the snagging list or plot schedule and agree the joints to do.
- The old bead comes out in full, with no layer left behind.
- We clean off dust from the build and prime the surfaces where the product needs it.
- We apply a sealant that suits each joint and tool it to a neat finish.
- We check every joint and tell you how long each needs to cure.
Getting ready for the visit
- Tell us about access, such as stairs, a lift or high-level joints
- Mention any parking rules near the property
- Let us know about earlier repairs to the joints

DIY versus a professional finish
The biggest DIY mistake is sealing over old sealant. New silicone will not bond to old, so it peels away and traps moisture behind it. All the old material has to come out first.
A careful DIYer can reseal a simple joint, like a short, easy-to-reach joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.
What happens if it’s left?
If you are still in the builder’s snagging or warranty period, ask them to put it right first. If it keeps failing or is not dealt with, we can reseal it properly. Around Broughtown, water from a failed joint in an older stone home can soak into timber and plaster, which is a far bigger job than the sealant.
A failed joint rarely gets cheaper to fix by waiting. If you are not sure whether it needs doing, email us at info@mrmastic.co.uk and we’ll give you an honest view and a quote.

Aftercare tips
So the new joints stay in good condition:
- Resist patching a failed seal with a tube from the DIY shop
- Photograph failed sealant before it’s redone
- Open a window or run the fan after bathing
- Raise failed sealant with the developer while you are covered
Keep the bathroom ventilated, especially in the first year. Run the fan or open a window after bathing so moisture doesn’t sit on the sealant.
Mould takes hold quickly in sealant that has gaps or lifted edges. Resealing before mould gets in saves a harder job later.
