About our new build mastic in Pierowall
A new build should have a neat, sound bead at every joint. When the finish is smeared, patchy or already cracking, it’s worth putting right early, before water reaches anything behind it. If you have smeared, uneven beads picked up at snagging and internal frame sealant that has split, we can put it right, on windows & doors, skirting & floors and show homes alike.
For a place like Pierowall, the journey and access are planned in advance. Outdoor plot mastic needs dry weather, but indoor floor and skirting joints can be sealed whatever the forecast.
The work is covered for a year after we finish. If there’s a problem with it, please email us at info@mrmastic.co.uk.

What new build mastic looks like in Pierowall
Pierowall is close to the coast. Plot mastic on new homes near the coast takes more weather than it would inland, so it’s worth checking at snagging. Many new homes in Scotland are timber-framed, and as the frame dries and settles, skirting and sealant joints can open up.
In and around Pierowall, as anywhere, good new build mastic starts with a clean, dry, properly prepared joint.

Why deal with it now?
A tube of sealant from the DIY shop won’t fix the cause: dust, no primer and old sealant left in the joint. Cutting out, cleaning and priming are what make the difference. When the nearest tradesperson is a drive away, it’s tempting to leave a small leak, but water behind a failed seal does the most damage when nobody’s watching.
What you pay reflects the work, not guesswork. That’s why we ask a few questions first and agree the price before starting.

For landlords and businesses
A neglected joint can let water reach the structure, which matters even more when someone else lives there. Keeping joints in good order is simple maintenance that we can handle for you.
We regularly work with letting and managing agents. Send the address, what’s needed and the access arrangements and we’ll quote.
Do you need new build mastic in Pierowall?
Once people move in, baths and trays take weight and bed down. A bath sealed empty drops slightly when filled, straining the joint and can tear.
These are the problems we are asked about most:
- Shower seals failing in the first year or two
- Joints pulling apart as timber shrinks
- Skirting joints opening in the first winter
- Plot mastic for developers ahead of handover
Whether the job is in Pierowall itself or nearby, the right material for each joint matters as much as a neat finish.
What your quote should include
- How much experience the applicator has
- What the quote includes, VAT included or not
- When the joint can take water or movement
- Which colour the sealant will be
What we can’t put right
In fairness, some problems need a different trade:
- Deciding who is responsible under a builder’s warranty
- Leaking fittings rather than failed sealant
- Structural cracks in walls or ceilings
Not sure which it is? You can drop us a line at info@mrmastic.co.uk and we will tell you honestly before booking.

The process
Good joint work is mostly preparation, and we do not rush it. Every joint is cleaned and dried before new material goes in. All told, the work takes a few hours in a single home. For a place like Pierowall, longer drives are planned in advance. Mention tracks, gates, ferries or anything else about the route.
- We start by agreeing which joints are on the list, from the snagging sheet or plot schedule.
- Failed or untidy sealant is cut out completely.
- Surfaces are cleaned of building dust and primed where needed.
- A sealant chosen for each area goes in and is tooled smooth.
- Each area is checked and left with its cure time.
Preparing for the visit
- For indoor joints, keep the area dry beforehand if you can
- Tell us about any water getting in
- Mention any parking rules near the property

How we quote for new build mastic
Your quote is based on your job. We look at:
- Whether the work is at height
- Any working-time requirements on site
- Which sealant suits the joint
- The old material and how stubborn it is
A few things move the cost up or down: the old material and how easily it comes out, any mould to treat, and whether the work is at height. Your quote takes all of that into account.
Helping us quote
To help us quote quickly, please include:
- Where the job is, and your postcode
- The problem you’ve noticed
- Access, such as stairs, a lift or height
- Pictures of the joints, sent by email
Need a quote? Please send an email to info@mrmastic.co.uk with a few details. We will explain what we’d do and give you a clear price before any work starts.
How to look after the new joints
After the cure time, these simple habits help:
- Use the extractor fan every time you shower
- Keep pictures and emails about snagging items
- Report sealant problems to your builder during the snagging period
- Get a leaking seal dealt with straight away
Photograph failed sealant before it’s redone and keep the builder’s replies. It’s useful if you need to raise other issues later.
A failed seal in a new home lets water into joists, plasterboard and ceilings. Catching it early keeps the fix to the sealant.
Common questions in Pierowall
Is Pierowall in your area for new build mastic?
Yes, Pierowall is within the area we cover. We work across all of Scotland. Just send an email to info@mrmastic.co.uk with a few details of the job.
Will you come out to Pierowall?
Yes, Pierowall is covered. Our work covers the whole of Scotland, islands included, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.
Is it normal for sealant to crack in a new home?
A new house dries and settles for a year or two, and sealant is often rushed onto dusty, unprimed surfaces. Either can make it fail early.
Can landlords and businesses book you?
Yes. We work for householders, landlords, letting agents, businesses and hotels.
I’m a tenant. Can you help?
Yes, but check with your landlord or agent first. Many landlords are glad to have it sorted.
When is the best time to reseal in a new build?
Where water is getting through, do not wait. Small gaps that are just cosmetic can be resealed once movement has slowed.
Should I go to my builder first?
Report it to the builder first while you’re covered. If it is not resolved, we’ll cut it out and reseal it.
Are you fully insured?
Yes. Mr Mastic is fully insured.
