Glazing silicone in Balfour

Glazing silicone in Balfour

Glazing silicone is a maintenance item. Sun, rain and movement wear it down and cracked joints let water in. Renewing it keeps glazing joints doing their job. Common call-outs are for water running down inside the glass and new silicone smeared over old sealant, across conservatory frames, glass balustrade bases and rooflights.

Mastic can only go onto a dry joint, so outside work in Balfour depends on the weather, and longer journeys are planned in advance. Let us know about access to every frame, including any upstairs.

Each job carries a 12-month guarantee, large or small.

How to look after the new joints

Once the sealant has cured, a few habits help it last:

  • Clear the conservatory gutters regularly
  • Use gentle products around the joints
  • Look over the glazing joints once a year
  • Get a new leak looked at quickly

Use mild cleaners on and around the silicone. Harsh solvents may damage the bead.

Cracked glazing silicone means the joint has failed. Renewing it early keeps it simple, compared with repairing damaged frames or plaster.

Honest limits

We will always be straight with you, so here’s what sealant cannot fix:

  • Water coming through the roof rather than a sealant joint
  • A broken pane or roof panel
  • A roof that has moved or dropped

If you’re not sure, just drop us a line at info@mrmastic.co.uk and we’ll give you a straight answer before you book.

Where we work in Balfour

  • Conservatory frames
  • Glass-to-glass joints
  • Glass-to-frame joints
  • Rooflights
  • Shower screens
  • Glass balustrade bases

Different surfaces, different methods

Glass balustrade bases

Outdoor balustrade joints face the weather. A sound sealant joint keeps them tidy and dry.

Glass-to-frame joints

Old sealant is removed carefully from the glass before new glazing silicone goes in.

Common problems we fix in Balfour

Heat and cold make glass and frames move at different rates. In time, the sealant splits or pulls away.

Most people get in touch after spotting something like this:

  • New silicone smeared over old sealant
  • Leaks where conservatory glass meets the frame
  • Split or lifting silicone on glass
  • Stained, discoloured glazing silicone

Whether the job is in Balfour itself or nearby, the right material for each joint matters as much as a neat finish.

Questions to ask before you book

  • Whether they’re fully insured
  • Whether they seal over old material or remove it
  • The length of the guarantee
  • Which colour the sealant will be

Common questions in Balfour

Do you cover smaller places like Balfour?

Yes. Balfour is within the area we cover, which takes in towns, villages and rural addresses. Our work covers the whole of Scotland, including the islands, where work is planned around ferry crossings. Let us know about access, parking and anything unusual about getting there when you book.

Is Balfour in your area for glazing silicone?

Yes. Our work covers the whole of Scotland, and Balfour is part of that. You can drop us a line at info@mrmastic.co.uk and let us know what needs doing, and we’ll send you a clear quote.

How long before the joint can be used?

Cure times vary by product. Before we leave, we’ll tell you the cure time.

Which products do you use?

It depends on the joint: anti-fungal sanitary silicone in wet areas, and other sealants where joints move or face the weather. We use products from Arbo and Everbuild.

What should I tell you?

Let us know what needs doing and where. If we need more, we will ask.

How much does glazing silicone cost in Balfour?

Every job is different, so each one gets its own quote. To get one, send an email to info@mrmastic.co.uk and let us know what needs doing and where.

Can you fix a leaking conservatory?

In many cases, as long as sealant is the cause. We find where the water gets in first before any sealing.

Are you an approved applicator?

Yes. ARBOMaster is the approved applicator scheme for Arbo sealants, and we are part of it.

The process

We keep the work tidy and contained to the area we’re working on, so you can carry on as normal. Expect the work to take anything from an hour or two to most of a day, depending on the size of the job, and we tell you how long to leave it before we go. Outdoor work around Balfour depends on the weather, as sealant needs a dry surface, so external jobs may need to move if the day turns wet. Indoor work goes ahead whatever the weather.

  1. We start by finding the leak and making sure sealant is the cause.
  2. Old silicone is cut away from the glass and frame without scratching either.
  3. The glass and frame are cleaned and degreased.
  4. New glazing silicone goes in and is tooled to a neat finish.
  5. We look over every joint and, where we can, test it with water.

Preparing for the visit

  • Let us know about parking restrictions
  • Let us know about stairs, lifts or work at height

Can I do it myself?

The biggest DIY mistake is sealing over old sealant. New silicone will not bond to old, so it lifts and traps water and mould underneath. All the old material has to come out first.

Too much sealant is as bad as too little. A heavy bead looks messy and copes badly with movement, and the joint depth matters as much as the finish.

Frames and glazing around Balfour

Balfour is within about 3 miles of the coast, and homes near the sea take more wind-driven rain, with salt in the air closer to the shore. Both are hard on glazing joints and frame seals, which can dry out and crack sooner where a building faces the weather. Island weather, with its wind and salt spray, is tough on glazing joints and frame seals.

Around Balfour, as everywhere, glazing silicone is only as good as the preparation behind it.

How we quote for glazing silicone

For a quick quote, just ask. The main things that affect it are:

  • How easy the joints are to reach
  • The old material and how stubborn it is
  • When we can work, for business premises
  • The product the joint needs

A few things move the cost up or down: how much old sealant there is and how stubborn it is, any mould to treat, and whether the work is at height. We take all of that into account in your quote.

Helping us quote

There’s no need for technical detail. Just tell us:

  • Photos by email, if that’s easy
  • Where the job is, and your postcode
  • Access, such as stairs, a lift or height
  • Roughly how big the job is

To get a quote, drop us a line at info@mrmastic.co.uk and tell us where the job is and what the problem looks like. You’ll have a clear quote before we start.
