Glazing silicone in Finstown, done properly

Conservatory leaks often start at a sealant joint at the glass-to-frame or frame-to-wall joints. We find the joint that is letting water in and renew it and tell you plainly if the cause is something else. We are often asked to deal with leaks where conservatory glass meets the frame and a quick top-up bead that didn’t last, on rooflights, shower screens and glass balustrade bases.

In and around a place like Finstown, homes range from older stone-built cottages to newer houses. Wind-driven rain finds any gap around a frame or sill.

Our work is backed for twelve months, and the guarantee is the same wherever you are.

Frames and glazing around Finstown

Finstown is within about 1 mile of the coast, where wind-driven rain is a fact of life and, nearer the shore, so is salt air. Both are hard on glazing joints and frame seals, which can dry out and crack sooner where a building faces the weather. Sash and case windows are common in older Scottish homes, often pointed into the wall with traditional sand mastic.

Whether the job is in Finstown itself or nearby, the right material for each joint matters as much as a neat finish.

What sealant work cannot fix

We won’t take on work that will not last, so here’s what sealant cannot put right:

  • Condensation trapped between two panes
  • Frames that have decayed or split
  • Failed flashing around a conservatory

If in doubt, drop us a line at info@mrmastic.co.uk and we’ll say what we think.

Joints and surfaces we work on

  • Glass-to-frame joints
  • Glass balustrade bases
  • Rooflights
  • Shower screens
  • Conservatory frames
  • Glass-to-glass joints

Why deal with it now?

Replacing a conservatory roof is major work. Where the water is getting in through sealant, resealing is far simpler. If it’s the roof itself, we’ll tell you. Out of town in Scotland, exposed walls take a lot of weather, and damp in stone or harled walls takes a long time to dry once water gets behind a joint.

What you pay reflects the work, not guesswork. That’s why we ask about the job first and give you a clear price before work begins.

How to look after the new joints

No joint lasts for ever, but care makes a real difference. Our tips:

  • Act on drips or damp patches early
  • Squeegee the shower screen after each use
  • Keep scrapers and blades away from the silicone
  • Avoid strong solvents on or near the sealant

Keep conservatory gutters clear, so water drains away from the joints. Overflowing gutters can cause leaks of their own.

Drips or damp near a glazing joint shouldn’t be ignored. The cause may be sealant or another part and we will find out which.

Different surfaces, different methods

Glass balustrade bases

The base of a glass balustrade is generally sealed. When it fails, water can sit in the channel.

Conservatory frames

Conservatory frame joints are a common source of leaks. We remove the failed sealant and renew it.

FAQs for Finstown

Do you cover smaller places like Finstown?

Yes, we do. We work across all of Scotland, islands included, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.

Does the coastal weather in Finstown affect outside sealant?

Coastal homes put outside sealant through more weather than inland ones, so the choice of sealant and the preparation matter even more. Walls facing the sea are normally the first to need attention.

Can I choose the sealant colour?

Normally, yes. White, clear and grey are common, and other colours are available for many products, and we will agree it with you first.

Can you do several jobs on one visit?

Yes. Tell us about everything you’d like done.

Do you reseal glass shower screens?

We can. The old bead comes off without marking the glass before cleaning and resealing.

Is it messy?

Tidy work is part of the job. We protect what’s around the joints, and we clear up when we’re done.

Do you seal glass balustrade bases?

Yes. The sealant joint at the base can be renewed. We do not install or replace the glass.

Can landlords and businesses book you?

Yes. We work in homes, commercial premises and hotels.

What we are called out for in Finstown

Silicone will not bond to a dirty surface. If the glass and frame weren’t cleaned properly the sealant may lift within a few years.

Keep an eye out for any of the following:

  • Water getting into a conservatory at the joints
  • Rooflight joints letting water in
  • Water running down inside the glass
  • Glazing silicone that has cracked or come away

Around Finstown, as everywhere, glazing silicone is only as good as the preparation behind it.

How the visit works

Once we’re on site, we compare the joints with what we discussed. If we find something unexpected, we talk it through with you first. After that, the work takes anything from an hour or two to most of a day, depending on the size of the job. Somewhere like Finstown may be a longer drive, and the journey is planned ahead. Mention tracks, gates, ferries or anything else about the route.

  1. We look at the glazing and agree which joints need resealing.
  2. We cut away the failed silicone.
  3. We clean and prepare the joint.
  4. We apply and tool the new silicone.
  5. We inspect the work and test it where we can.

Can I do it myself?

Overfilling a joint is a classic DIY mistake. A heavy bead looks messy and copes badly with movement, and the joint depth matters as much as the finish.

The biggest DIY mistake is sealing over old sealant. Silicone doesn’t stick to old silicone, so it peels away and traps moisture behind it. All the old material has to come out first.
