Glazing silicone in Skeabrae

We renew glazing silicone on conservatories, rooflights and glass panels plus shower screens and the bases of glass balustrades. The old sealant comes out, the joint is cleaned and new silicone goes in. We are often asked to deal with failed joints on frameless glass and sealant that was laid over old silicone and failed, across rooflights, glass-to-frame joints and conservatory frames.

Across smaller places in Scotland, homes range from stone and harled cottages to newer houses, many standing in the open. Wind-driven rain finds any gap around a frame or sill.

A one-year guarantee comes as standard, so you are covered after we have gone.

DIY versus a professional finish

If you do try it yourself, take your time over the preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it does not work out, we can still put it right.

Too much sealant is as bad as too little. A thick, smeared bead looks untidy and does not move well, and getting the depth right matters as much as the look.

Common questions in Skeabrae

Do you cover smaller places like Skeabrae?

Yes, Skeabrae is covered. We work across all of Scotland, islands included, and smaller places are part of that. Longer journeys are simply planned in advance.

Can you do glazing silicone in Skeabrae?

Yes. We work across all of Scotland, and Skeabrae is part of that. Just send an email to info@mrmastic.co.uk with a few details of the job, and we’ll give you a clear quote.

Can I do it myself?

It depends on the job. High-level, external movement and fire-rated joints are professional jobs, while a short indoor joint may be within reach.

Why not top up the existing silicone?

Silicone doesn’t stick to silicone, so a top-up soon lets water through. We cut out the old sealant first.

What does glazing silicone cost?

There’s no set price, as it depends on the job: its size, the old material, access and the product needed. You’ll get a clear quote before we start.

Do you take out the old sealant first?

Always. Sealing over old sealant is the main reason resealing fails early, and it’s something we never do.

How long before the joint can be used?

Many sealants skin over quickly but take longer to cure fully. We will tell you how long to leave the joint.

What information do you need?

The location, the problem and the rough size of the job. Photos by email help too.

Skeabrae homes and the weather

Skeabrae is within about 3 miles of the coast, and homes near the sea take more wind-driven rain, with salt in the air closer to the shore. That is hard on glazing joints and frame seals, especially on the side facing the sea. Private landlords in Scotland must meet the Repairing Standard, which includes keeping a home wind and watertight, and failed outside joints work against that.

Skaill House, about 3 miles south-west, is one of the historic houses in the wider area around Skeabrae. Around Skeabrae, as everywhere, glazing silicone is only as good as the preparation behind it.

Skeabrae is about 13 miles north-west of Kirkwall, in the Orkney Islands. Homes, rented property, offices and hotels in Skeabrae can book us for glazing silicone, old or new, large or small. The work is guaranteed for a year. 51 places in the Orkney Islands are on our list.

Here we cover the KW17 postcode area for glazing silicone. We also cover the places around Skeabrae: Dounby (1 mile east), Hourston (2 miles south-east), Scarwell (2 miles west), Russland (3 miles south-east) and Tenston (3 miles south). Island and remote addresses take a little more planning, so tell us where you are when you ask for a quote.

Quotes for glazing silicone in Skeabrae

The price is agreed before any work begins. It takes into account:

  • Mould in or behind the old joints
  • How easy the joints are to reach
  • Working hours on commercial sites
  • Which sealant suits the joint

Leaving a failed joint usually makes the job bigger, not smaller. If you’re unsure, email us at info@mrmastic.co.uk for an honest opinion and a quote.

What to tell us for a quote

When you call or email, it’s useful to know:

  • Photos by email, if that is easy
  • If it’s domestic, commercial or a hotel
  • Access, such as stairs, a lift or height
  • The rough size of the job

A good description makes for an accurate quote. Tell us where the job is, what’s wrong and how much there is.

Landlords, agents and businesses in Skeabrae

A neglected joint can let water reach the structure, which matters even more when someone else lives there. Resealing at the right time is simple maintenance.

We work for landlords and agents as well as homeowners. Resealing between tenancies is a simple way to keep a property in good order.

What happens on the day

Every visit runs the same way: we look at the joints together, mask and protect the surrounding surfaces, carry out the job and clear up. Most jobs take a few hours for most jobs. Outside jobs in Skeabrae need a dry day, because sealant won’t bond to a wet joint, so external jobs may need to move if the day turns wet. Indoor work goes ahead whatever the weather.

  1. First we agree the joints to be done.
  2. We cut away the failed silicone.
  3. We clean and prepare the joint.
  4. New glazing silicone goes in and is finished neatly.
  5. The joints are checked before we leave.

How to prepare

  • Mention if the joints have been sealed before
  • Let us know about stairs, lifts or work at height
  • Clear items away from the joints we are working on

Advice

Keeping the joints in good condition

No joint lasts for ever, but care makes a real difference. Our tips:

  • Avoid scraping close to the bead
  • Ventilate the conservatory to cut condensation
  • Keep harsh solvents off the silicone
  • Act on drips or damp patches early

Keep the new joints dry for as long as we advise so the silicone can set properly. After that, clean glass with a mild cleaner.

Act on black or lifting silicone early. Once it starts to peel, water gets behind it and the problem grows.

Leave it or put it right?

Silicone around glazing needs the right product. A general-purpose tube may not bond well or may react with the frame so we choose a glazing silicone instead. When the nearest tradesperson is a drive away, it’s tempting to leave a small leak, but water behind a failed seal does the most damage when nobody’s watching.

Some things make a job bigger or smaller: how much old sealant there is and how stubborn it is, any mould to treat, and whether the work is at height. Your quote takes all of that into account.
