Cairston homes and the weather
Cairston is close to the coast, where wind-driven rain is a fact of life and, nearer the shore, so is salt air. That’s hard on glazing joints and frame seals, especially on the side facing the sea. Sash and case windows are common in older Scottish homes, often pointed into the wall with traditional sand mastic.
For site and facilities teams at buildings such as stromness primary school, its window and door frames need their mastic kept sound, just like a home’s. Around Cairston, as everywhere, glazing silicone is only as good as the preparation behind it.

Glazing silicone for homes and businesses in Cairston
We renew glazing silicone on conservatories, rooflights and glass panels plus shower screens and the bases of glass balustrades. The old sealant comes out, the joint is cleaned and new silicone goes in. We’re often asked to deal with sealant that was laid over old silicone and failed and drips on the inside of a conservatory window, on glass-to-frame joints, conservatory frames and rooflights.
Many older Scottish homes still have timber windows set into stone walls. Those suit a traditional sand mastic or a neutral-cure sealant, not an acetoxy silicone that can attack some stone.
A one-year guarantee comes as standard.

Different surfaces, different methods
Rooflights
A rooflight faces rain and sun from above. The sealant around the glass and frame wears faster than most.
Glass-to-frame joints
Old sealant is removed carefully from the glass and reseal with glazing silicone.
Cairston questions
Does the coastal weather in Cairston affect outside sealant?
Coastal weather is harder on outside sealant: there’s more wind-driven rain and, closer to the shore, salt in the air. The right product, a clean joint and the right depth all help it cope.
Do you cover Cairston for glazing silicone?
Yes. Our work covers the whole of Scotland, and Cairston is part of that. You can send an email to info@mrmastic.co.uk and let us know what needs doing, and we will give you a clear price.
Are you ARBOMaster approved?
Yes. Mr Mastic is an ARBOMaster approved applicator and we are fully insured too.
Do you guarantee glazing sealant work?
Our 12-month guarantee applies to every job we do.
How long before the joint can be used?
Many sealants skin over quickly but take longer to cure fully. We will tell you how long to leave the joint before we leave.
Can you quote for more than one area?
Of course. Combining jobs makes good use of the visit, so mention them when you ask for a quote.
How long does the job take?
Typically it takes a few hours, depending on how many joints need doing. Larger jobs naturally take longer, and we’ll say how long yours will take.
Should I try DIY first?
It depends on the job. High-level, external movement and fire-rated joints are professional jobs, while a short indoor joint may be within reach.
How it works
There’s no need to move everything out, only the area right around the joints. Everything nearby is protected, and the job takes anything from an hour or two to most of a day, depending on the size of the job for a typical job. Around Cairston, distance and access matter more than parking. Let us know how to find you and how to reach the joints, and the visit is planned around that.
- We find where water is getting in and check whether it’s a sealant joint.
- The old sealant is removed from the glass and frame without scratching them.
- Surfaces are cleaned with a solvent suited to glass and the frame.
- New glazing silicone goes in and is tooled to a neat finish.
- The finished joints are checked and, where it’s safe, tested with water.
Preparing for the visit
- Try not to wet indoor joints just before the visit
- Let us know about parking restrictions
- Keep pets and children clear of the area while we work

How to look after the new joints
Once the sealant has cured, a few habits help it last:
- Inspect the sealant on glazing annually
- Clear the conservatory gutters regularly
- Avoid scraping close to the bead
- Keep air moving in the conservatory
Squeegee a shower screen after each shower and keep the room ventilated. It helps stop mould getting into the silicone.
Act on black or lifting silicone early. Once it starts to peel, water gets behind it and the problem grows.

A neglected joint can let water reach the structure, which matters even more when someone else lives there. Resealing at the right time is simple maintenance.
DIY versus a professional finish
The difference is mostly in the preparation and the product. Joints are cleaned back to sound surfaces and dried, and the sealant is chosen for how the joint moves and where it is.
Sealing over old silicone is the commonest DIY error. Silicone does not stick to old silicone, so it peels away and traps moisture behind it. Everything old must be removed first.
How we quote for glazing silicone
There’s no set price list, because no two jobs are the same. The quote depends on:
- Whether old sealant or filler has to be cut out
- The product the joint needs
- Working hours on commercial sites
- Whether the work is at height
A failed joint rarely gets cheaper to fix by waiting, as water and mould keep getting in. If you are not sure whether it needs doing, drop us a line at info@mrmastic.co.uk for an honest opinion and a quote.
Helping us quote
When you call or email, it’s useful to know:
- The address or postcode of the job
- What’s wrong with the joints now
- The rough size of the job
- Pictures of the joints, sent by email
There’s no standard price list, as no two jobs are quite the same. Instead, your job gets its own clear quote. To get started, email us at info@mrmastic.co.uk.
Why it’s worth doing now in Cairston
You do not need new glazing because the sealant has gone. If the glass and frame are sound, new silicone is often all it takes. When the nearest tradesperson is a drive away, it’s tempting to leave a small leak, but water behind a failed seal does the most damage when nobody’s watching.
No two jobs are quite the same, so each one gets its own quote. The number of joints, how easy they are to reach and the sealant needed all make a difference.
