Floor joint sealing for homes and businesses in Cairston
The gap under a skirting board often opens as floors and walls move with the seasons. Decorators’ caulk normally cracks where there’s movement, so we use a flexible sealant that moves with the floor. If you have failed seals where bathroom floors meet baths and panels and grout cracking in a straight line across a floor, we can put it right, on commercial floors, tiled floors and skirting boards alike.
New homes in smaller Scottish places are often single plots, self-builds or small developments. They need their sealant and floor joints finished just as carefully as on a big site.
A one-year guarantee comes with the work, just as it does everywhere we cover.

Cairston questions
Can you do floor joint sealing in Cairston?
Yes, Cairston is within the area we cover. Our work covers the whole of Scotland. You can drop us a line at info@mrmastic.co.uk and let us know what needs doing, and we’ll send you a clear quote.
Is there a guarantee on floor joint sealing in Cairston?
Every job comes with our one-year guarantee, wherever it is. We’re fully insured, and an ARBOMaster approved applicator.
Will the old sealant be removed?
Always. Sealing over old sealant is the main reason resealing fails early, and it’s something we never do.
Can you seal where the floor meets the bath panel?
Yes. Where a floor meets a bath panel, kitchen plinth or skirting in a wet area, we use a flexible silicone.
Can you do several jobs on one visit?
Yes. Just list everything you need.
Can sealant along the skirting be painted?
Where you plan to paint, we do. Silicone in bathrooms and kitchens cannot be painted so mention it when you get a quote.
What does floor joint sealing cost?
Size, access and the old material all affect the cost. Ask us for a quote and we will talk you through it.
Are you insured?
Yes. Full insurance covers our work, and we can confirm the details when we quote.
What the job involves on each surface
Wet room and bathroom floors
Bathroom floors meet baths, trays, panels and skirting. We seal them with anti-fungal sanitary silicone to keep water out of the edges.
Commercial floors
Shops, offices, warehouses and units all have floor joints that need sealing. The sealant is chosen for the traffic the floor takes.
Should I try it myself first?
Some jobs are best left to a professional: high-level joints, fire-rated gaps, external movement joints and big jobs call for the right materials, safe access and experience.
Sealing over old silicone is the commonest DIY error. Silicone does not stick to old silicone, so it lifts and traps water and mould underneath. Everything old must be removed first.
The process
The work is kept neat and contained to the area we’re working on, so you can get on with your day. Expect the work to take a morning or an afternoon for most homes, and we tell you how long to leave it before we go. In smaller Scottish places, parking is normally less of an issue than access and distance. Tell us how to find the property and how to reach the work.
- We start by checking the floor, the joint and what traffic it takes.
- We remove what’s in the joint now.
- We vacuum out the joint and add backing where the depth needs setting.
- The chosen sealant goes in, coloured to suit the floor.
- We tool it neatly and tell you when it can be walked on and cleaned.
Before we arrive
- Tell us about any previous sealing or DIY attempts
- Let us know about parking restrictions
- Let us know if you’ve seen damp or leaks

Advice
Leave it or put it right?
Caulk is quick and cheap, but it cracks where the joint moves or gets wet, but the movement soon cracks it. A flexible sealant stretches instead. Out of town in Scotland, exposed walls take a lot of weather, and damp in stone or harled walls takes a long time to dry once water gets behind a joint.
A few things move the cost up or down: the old material and how easily it comes out, any mould to treat, and whether we need extra access for height. Your quote takes all of that into account.

When something else is needed
New sealant cannot fix everything, and we’d rather say so up front. It will not solve:
- Cracked or broken concrete slabs
- Bouncy or failing floorboards
- Failed waterproofing under a wet room floor
Not sure which it is? You can email us at info@mrmastic.co.uk and we’ll tell you honestly before you book.

Water getting past a failed joint can damage the building, which is a bigger problem in a rented property. Keeping joints in good order is simple maintenance that we can handle for you.
What else we do in Cairston
New homes and floors in Cairston
Across the Orkney Islands, floors range from older suspended timber floors to concrete slabs in newer homes and commercial units, and each moves in its own way. The joint at the skirting or threshold has to allow for that. Work on the islands has to be planned around ferry crossings and the weather, so give us as much notice as you can.
Around Cairston, as everywhere, floor joint sealing is only as good as the preparation behind it. Managing a site like stromness primary school? Then floor and threshold joints in busy corridors wear quickly and are best resealed early.
Cairston is about 11 miles west of Kirkwall, in the Orkney Islands. We carry out floor joint sealing for householders, landlords and businesses in Cairston and nearby, as part of our work across the Orkney Islands. Cairston is one of 51 places in the Orkney Islands we cover for floor joint sealing.

Nearby you’ll also find Stromness Museum (1.7 miles south-west). For a walk, there’s Loch of Stenness and Brodgar RSPB Reserve.
What affects the cost of floor joint sealing
We don’t publish a price list. The quote depends on:
- Whether the work is at height
- The size of the job
- Working hours on commercial sites
- Whether old sealant or filler has to be cut out
We do not show prices on the website, because the cost depends so much on the job itself. Call for a quick quote and we will talk you through it.
Helping us quote
Photos by email are helpful but not essential. Try to tell us:
- Where the job is, and your postcode
- What’s wrong with the joints now
- Pictures of the joints, sent by email
- The rough size of the job
Getting a quote is simple: let us know the job and the location. A few pictures by email make the job easier to understand, and we will take it from there.
