How we handle glazing silicone in The Barony

Glazing silicone that has yellowed, blackened or come away looks poor and can leak. We remove it without scratching the glass or frame before the new bead goes in. Common call-outs are for cracked silicone between glass panels and split or lifting silicone on glass, on shower screens, conservatory frames and rooflights.

Mastic can only go onto a dry joint, so outside work in The Barony depends on the weather. Tell us about access to all the windows and doors, upstairs included.

There’s a 12-month guarantee on every job, whatever its size.

What glazing silicone looks like in The Barony

The Barony is within about 1 mile of the coast, where wind-driven rain is a fact of life and, nearer the shore, so is salt air. Both are hard on glazing joints and frame seals, which can dry out and crack sooner where a building faces the weather. Island jobs need planning around ferries and the weather, so give us as much notice as you can.

In and around The Barony, as anywhere, good glazing silicone starts with a clean, dry, properly prepared joint. Homes close to St Magnus' Church include some older properties, and frames set in older brick or stone need a sealant that suits the wall as well as the frame.

The Barony is about 16 miles north-west of Kirkwall, in the Orkney Islands. The Barony gets the same service as everywhere we cover: the old material taken out, joints prepared properly and a 12-month guarantee. Our area takes in 51 places across the Orkney Islands.

Postcode districts we cover here for glazing silicone: KW17. We also cover Abune-the-Hill (2 miles east), Scarwell (4 miles south), Skeabrae (4 miles south), Dounby (5 miles south-east) and Hourston (6 miles south-east). Island and remote addresses take a little more planning, so tell us where you are when you ask for a quote.

The Barony questions

Is The Barony in your area for glazing silicone?

Yes. We work across all of Scotland, and The Barony is part of that. You can send an email to info@mrmastic.co.uk and tell us what needs doing, and we’ll give you a clear price.

Does the coastal weather in The Barony affect outside sealant?

Coastal weather is harder on outside sealant: there’s more wind-driven rain and, closer to the shore, salt in the air. Choosing the right sealant for the frame and wall, laid at the right depth, helps it last.

Do you work for landlords and businesses?

Yes, regularly. We can quote for several properties at once.

Do you seal glass balustrade bases?

We can. The old sealant is removed and the joint resealed using a sealant that suits the materials.

Can a conservatory leak be sealed?

That depends where the water is getting in. Failed glazing and frame joints can be resealed but roof and panel problems need another trade.

Are you fully insured?

Yes, we are fully insured.

What sealant do you use on glazing?

A glazing-grade silicone is best. Ours is a neutral-cure glazing silicone with anti-fungal products in bathrooms.

Do I need to be at home?

If the work is inside, we need someone to let us in. After that, you can carry on with your day.

Leave it or put it right?

Leaks get worse, not better. Left, water can mark floors, damage plaster and rot timber, so it pays to deal with it early. Around The Barony, water from a failed joint in an older stone home can soak into timber and plaster.

The cost reflects the work involved, not a rough estimate. That’s why we ask about the job first and send you a clear quote before any work starts.

What we do, step by step

Our applicators work methodically: protection first, then preparation, sealing and a tidy-up. For most jobs that takes a few hours, depending on how many joints need doing and we leave things clean and tidy. Outdoor work around The Barony depends on the weather, as sealant needs a dry surface, so external jobs may need to move if the day turns wet. Work indoors is not affected.

  1. We trace the leak and confirm it’s a sealant joint.
  2. The failed silicone is cut out without marking the glass or frame.
  3. The joint is cleaned and degreased.
  4. We lay the new bead and tool it smooth.
  5. We check the finished joints and test with water where it’s safe.

DIY versus a professional finish

Too much sealant is as bad as too little. A thick, smeared bead looks untidy and does not move well, and getting the depth right matters as much as the look.

The biggest DIY mistake is sealing over old sealant. New silicone won’t bond to old, so it peels away and traps moisture behind it. Everything old must be removed first.

For landlords and businesses

We work for landlords and letting agents as well as householders. Resealing between tenancies keeps a property looking cared for.

Businesses can book us for washrooms, kitchens, offices and more. On commercial sites, working times can be discussed when we quote.

Honest limits

In fairness, there are a few things sealant won’t fix:

  • Water coming through the roof rather than a sealant joint
  • A roof that has moved or dropped
  • Frames that have decayed or split

If you are not sure, just send an email to info@mrmastic.co.uk and we will give you a straight answer before booking.

How we quote for glazing silicone

Jobs vary more than people expect. The main factors:

  • How many areas need sealing
  • How easy the joints are to reach
  • Any working-time requirements on site
  • Mould in or behind the old joints

Commercial jobs are quoted on the same basis as homes: how much there is to do, how we reach it and what it needs, plus any working-time requirements on site. Call for a quick quote and we will go through it with you.

What to tell us for a quote

The more you tell us, the more accurate the quote. When you ask for a quote, tell us:

  • How many joints, rooms or windows are involved
  • What the problem is, such as mould, gaps, leaks or cracking
  • The address or postcode of the job
  • Whether it’s a home or a business

Every job is quoted individually, so start by telling us what you need. Just send an email to info@mrmastic.co.uk with the details and send pictures if you have them.

What the job involves on each surface

Shower screens

Black or peeling silicone on a screen lets water out. A full reseal sorts it.

Conservatory frames

Leaks often start where the frame meets the wall. We cut out the old sealant and reseal.
