Window Mastic in The Barony
Mastic around window and door frames, sills and patio doors for The Barony, backed by a 12-month guarantee. Ask us for a quote.
- Damp patches on the reveal after heavy rain
- Cracked internal joints between frame and plaster
- Mastic that’s falling out in pieces
What happens if it’s left?
Choosing the product is half the job. Interior caulk and bathroom silicone aren’t made for exterior frame joints. A low-modulus exterior sealant keeps its stretch through hot and cold weather. In a place like The Barony, small leaks are easy to put off, but water through a failed joint keeps working away until it’s fixed.
Rather than a set price list, we look at what your job involves: the amount of work, the old material and the access. The price is agreed before we begin.

Window mastic in The Barony
Most frames have an outside joint and an inside one. The external joint is the weather seal; the internal joint closes the gap to the plaster and stops draughts. Either or both can be done. If you are dealing with cold air getting in at the frame edge and water coming in at the bottom corners of a door, we can help, whatever the surface.
Older stone-built homes in Scotland often have sash and case or timber windows set in stone. The sealant has to suit the stone, which rules out acetoxy silicones that can mark or attack it.
The work is covered for a year after we finish. If there’s a problem with it, please email us at info@mrmastic.co.uk.

Frames and glazing around The Barony
The Barony is within about 1 mile of the coast, where wind-driven rain is a fact of life and, nearer the shore, so is salt air. That is hard on the mastic around window and door frames, especially on the side facing the sea. Work on the islands has to be planned around ferry crossings and the weather, so give us as much notice as you can.
Around The Barony, as everywhere, window mastic is only as good as the preparation behind it. Homes close to St Magnus' Church include some older properties, and the joint between an old wall and a newer frame is generally the first place rain gets in.
The Barony is about 16 miles north-west of Kirkwall, in the Orkney Islands. Whether you’re in the middle of The Barony or further out, we cover window mastic for every kind of property, from flats and houses to offices and hotels. Across the Orkney Islands, we cover 51 places, and The Barony is one of them.
Jobs for window mastic in KW17 works the same way as everywhere else we cover. Neighbouring places we cover for window mastic include Abune-the-Hill (2 miles east), Scarwell (4 miles south), Skeabrae (4 miles south), Dounby (5 miles south-east) and Hourston (6 miles south-east). If you’re somewhere remote, the job takes a little more planning, so mention it when you ask for a quote.

What else we do in The Barony
What affects the cost of window mastic
You will get a clear quote before we start. It’s based on:
- The number and length of the joints
- How easy the joints are to reach
- Whether old sealant or filler has to be cut out
- Any working-time requirements on site
We don’t show prices on the website, because each job is priced on what it involves. For a quick quote, please drop us a line at info@mrmastic.co.uk and we’ll talk you through it.
What we need to know
What to tell us when you ask for a quote:
- Roughly how big the job is
- A few pictures by email, if you can
- What the problem is, such as mould, gaps, leaks or cracking
- Access, such as stairs, a lift or height
There’s no standard price list, because every job is different. Instead, your job gets its own clear quote. To get started, email us at info@mrmastic.co.uk.
Can I do it myself?
If you do try it yourself, take your time over the preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it doesn’t work out, we can still put it right.
Some sealant jobs are within reach of a careful DIYer, such as a straightforward joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.
Aftercare tips
Simple care keeps the joints in good condition. We recommend:
- Avoid harsh chemicals near the mastic
- Keep jet washers away from the mastic
- Wash the frames with mild soapy water
- Clear any debris from frame drain holes
Most silicone sealants will not take paint, so mention any painting plans before any work starts. We can use a paintable sealant where that matters.
Look out for the warning signs: split or missing mastic, gaps, damp patches inside or black mould on the reveal. Any of these is worth a call.
Common questions in The Barony
Is window mastic in a coastal place like The Barony any different?
Near the sea, outside joints face more wind, rain and salt than they would inland, so preparation and the right sealant matter all the more. Walls facing the sea are usually the first to need attention.
Will you come out to The Barony?
Yes. The Barony is within the area we cover, which takes in towns, villages and rural addresses. Our work covers the whole of Scotland, including the islands, where work is planned around ferry crossings. Let us know about access, parking and anything unusual about getting there when you book.
Do you work on first-floor windows?
Yes, where they can be reached safely. Tell us about access when you get in touch so we can plan the job.
Where do you work from?
Mr Mastic is based in Crawley. We cover The Barony and the rest of the Orkney Islands.
Will resealing my frames help with draughts?
Yes, if the air is getting in around the frame. If it’s coming through the window seals, we’ll tell you.
What do you put in the joint?
Quality sealants from brands including Arbo and Everbuild, picked for each joint. We explain the product when we quote.
Do you do commercial work?
Yes. We work in offices, washrooms, hotels and other commercial premises. Working times can be discussed when we quote.
Do you work for landlords and businesses?
Yes. We work for householders, landlords, letting agents, businesses and hotels across the Orkney Islands.
What sealant work cannot fix
Honest advice matters more to us than a booking, so here’s what new sealant will not do:
- A door that needs adjusting, rehanging or new seals
- Soft or decayed wood in the frame
- Broken hinges, locks or handles
Not sure which it is? You can send an email to info@mrmastic.co.uk and we will tell you honestly.
Joints and surfaces we work on
- Aluminium frames
- Composite doors
- Window sills
- Patio & French doors
- uPVC windows
- Timber windows & doors
How the visit works
On the day, there’s very little for you to do. Show us the job and we will take it from there. The job generally takes a few hours for a few frames, or a day or more for a whole house. For a place like The Barony, longer drives are planned in advance. Tell us about tracks, gates, a ferry crossing or anything unusual about getting there.
- We check each frame and agree which ones need doing.
- We remove the old mastic and clean the frame and the wall.
- We fit backing rod in deep gaps so the sealant is the right depth.
- New exterior sealant goes on in a matching colour and is tooled smooth.
- We clear up and check every joint is fully closed.
Preparing for the visit
- For indoor joints, keep the area dry beforehand if you can
- Keep pets and children clear of the area while we work
- Let us know about stairs, lifts or work at height
