Specialist commercial sealant for The Barony: the right sealant, proper preparation and a neat finish. Ask us for a quick quote.
- Large numbers of bathrooms needing the same work
- Mouldy bathrooms flagged at a tenancy check
- Repeated reseals that do not last
Keeping the joints in good condition
Once the sealant has cured, a few habits help it last:
- Tell cleaning staff when each room can be used
- Add sealant to your planned maintenance checks
- Keep strong chemicals and scourers off the joints
- Act on lifting sealant before it leaks
Ask staff to report splits or lifting sealant early. A small gap caught quickly is a short fix, and if anything looks wrong, just drop us a line at info@mrmastic.co.uk.
Mould in shared washrooms gets noticed and talked about. Left long enough, it spreads through the bead, and only replacement fixes it.
Commercial sealant in The Barony
In showers and washrooms we use anti-fungal sanitary silicone, with a food-safe sealant by kitchen sinks where needed. Products include Arbo and Everbuild sealants, applied by ARBOMaster approved applicators. Common call-outs are for shower leaks reaching the floor below and rental bathrooms that need resealing between tenants, across welfare facilities, office washrooms & kitchens and retail & leisure sites.
If you look after holiday lets, a guest house or a community building in or near The Barony, the washrooms and kitchens need the same care as any city building, and fire-rated joints should be kept in good order.

Commercial buildings in The Barony
If you run a hotel, guest house or holiday let in a coastal place like The Barony, heavy use in the busy months is hard on washroom and kitchen sealant, and any building work there should leave fire-rated joints made good. Private landlords in Scotland must meet the Repairing Standard, and keeping sealant sound across a portfolio is part of that.
For buildings such as St Magnus' Church, any kitchen and washrooms need the same sealant care as any other building.
The Barony is about 16 miles north-west of Kirkwall, in the Orkney Islands. Anywhere in KW17, we cover commercial sealant for homes and businesses. The Barony is one of 51 places in the Orkney Islands where we work.

The process
The work is kept neat and contained to the area we are working on, so you can get on with your day. The job normally takes a few hours per area, with larger sites planned over several visits, and we tell you how long to leave it before we go. Around The Barony, distance and access matter more than parking. Tell us how to find the property and how to reach the work, and the visit is planned around that.
- Tell us the rooms, hours and site rules, and we will plan the programme.
- We go through your site’s paperwork needs, such as RAMS, before work begins.
- In each room, the old bead comes out and the joint is cleaned and treated.
- We reseal with the right product for each joint.
- Rooms are handed back in order, each with its cure time.
Before we arrive
- Mention if the joints have been sealed before
- Tell us if parking is tricky
- Keep pets and children clear of the area while we work

When something else is needed
We will not take on work that will not last, so here’s what sealant cannot put right:
- Leaking pipework, valves or wastes (a plumber’s job)
- A shower tray, bath or basin that is cracked or broken
- Fire risk assessments or certification
If you are not sure, just send an email to info@mrmastic.co.uk and we’ll give you a straight answer.

Can I do it myself?
Some jobs are best left to a professional: high-level joints, fire-rated gaps, external movement joints and big jobs need the right product, the right access and the right method.
Sealing over old silicone is the commonest DIY error. Silicone doesn’t stick to old silicone, so it lifts and traps water and mould underneath. Everything old must be removed first.
The Barony questions
What guarantee comes with commercial sealant in The Barony?
Every job comes with our 12-month guarantee, wherever it is. We are also fully insured and ARBOMaster approved.
Do you cover smaller places like The Barony?
Yes, smaller places are covered as well as towns. Our work covers the whole of Scotland, including the islands, where work is planned around ferry crossings. Let us know about access, parking and anything unusual about getting there when you book.
When can guests or staff use the shower again?
Follow the cure time we give you, which is normally around 24 hours. Planning the order of rooms keeps that downtime manageable.
Can you work around guests in a hotel?
Yes, in most cases. We agree a batch of rooms for each visit, working around check-out and check-in where possible.
Can you supply method statements and risk assessments?
Tell us what your site asks contractors for. We will confirm what we can supply before work is booked.
Do you take on large, multi-room jobs?
Yes. Larger jobs are planned as a room-by-room or floor-by-floor programme, keeping most of it in use.
Does someone need to be in?
For indoor joints, yes, someone needs to let us in. Once we’ve agreed the job, you do not need to watch us work.
Are you ARBOMaster approved?
Yes. We hold ARBOMaster approved applicator status and we’re fully insured too.
Signs you need commercial sealant in The Barony
Quick fixes come back quickly. Sealing over old silicone, sealing wet joints or using the wrong product means the joint fails again soon.
Signs it’s time to call us include:
- Split sealant where wet room floors meet walls
- Silicone laid over old silicone by a previous contractor
- Black, stained silicone in guest bathrooms
- Tired sealant ahead of a health and safety audit
Around The Barony, as everywhere, commercial sealant is only as good as the preparation behind it.

For landlords and businesses
A neglected joint can let water reach the structure, which matters even more when someone else lives there. Resealing at the right time is simple maintenance that we can handle for you.
If you manage several properties in or around The Barony, several properties can go on one quote. Send us the addresses and the work at each, and photos by email help.
Why act early in The Barony
Sealant is easy to forget until an audit or inspection is due. Booking it in good time leaves room for the cure time before the visit. Out of town in Scotland, exposed walls take a lot of weather, and once water gets behind a failed joint, damp in stone or harled walls is slow to dry out.
Combining jobs into one visit usually makes better use of the time than several visits. You’ll get one clear quote for the whole job.
