Sand mastic for homes and businesses in The Barony
Burnt sand mastic is a traditional material blends with stone and brick surrounds. It’s a good fit for period properties, where modern sealant can look out of place. If you have gaps between timber frames and stone or brick and mastic dropping out of the joint, we can help, on timber door frames, sash and case windows and brick reveals alike.
Outdoor sealant needs a dry surface, so window work around The Barony is planned around the weather, and longer journeys are planned in advance. Let us know about access to every frame, including any upstairs.
All of our work is guaranteed for twelve months, and the guarantee is the same wherever you are.

Should I try it myself first?
The difference is mostly in the preparation and the product. Joints are cleaned back to sound surfaces and dried, and the sealant is matched to the joint and its conditions.
Overfilling a joint is a classic DIY mistake. A heavy bead looks messy and copes badly with movement, and getting the depth right matters as much as the look.

Looking after it afterwards
So the new joints stay in good condition:
- Have rotten timber repaired before new mastic goes in
- Plan mastic work ahead of painting
- Avoid patching sand mastic with silicone
- Don’t paint over the new mastic
Keep gutters and sills clear so water runs away from the surround. Water sitting against the mastic shortens its life.
Gaps round a sash box let in draughts and rain. The longer it’s left, the more the joint opens as more mastic falls out.
How we quote for sand mastic
The quote reflects the job in front of us. We look at:
- Whether old sealant or filler has to be cut out
- Access and height
- How many rooms, windows or areas are involved
- The product the joint needs
The cost reflects the work involved, not guesswork. That’s why we ask a few questions first and give you a clear price before any work starts.

The Barony: your questions answered
Is The Barony within the area you cover?
Yes, The Barony is covered. Our work covers the whole of Scotland, islands included, from towns to the smallest places. The journey is planned ahead, so it helps to know about access.
Is sand mastic in a coastal place like The Barony any different?
Coastal homes put outside sealant through more weather than inland ones, so the choice of sealant and the preparation matter even more. Walls facing the sea are normally the first to need attention.
Can you seal over the old sealant?
No. Fresh sealant doesn’t stick to old sealant, and it traps any mould or water underneath. It all has to come out first.
Will you leave a mess?
No. We protect the surfaces around the joints, and we clear up the old sealant and our materials before we leave.
Can I paint the new mastic?
Sand mastic is normally left unpainted, as guidance on traditional windows advises. Talk to us before any painting near it.
Can you work on commercial sites?
Yes, regularly. We can plan bigger jobs in stages to suit the site.
Can you quote for more than one area?
Yes, and it often makes sense. Combining jobs makes good use of the visit.
Can old silicone round a sash window be swapped for sand mastic?
Often, yes. With the silicone removed and the joint cleaned, sand mastic is applied by hand.
Different surfaces, different methods
Brick reveals
Gaps between frame and brick let in rain and draughts. Renewing the mastic closes it.
Sash and case windows
On a sash window, the mastic joint shows on the outside, so a neat, even finish matters.
What happens if it’s left?
Before painting the windows, it pays to renew the mastic. Painting over failed mastic does not seal it and traditional guidance is to leave the new mastic unpainted. Out of town in Scotland, exposed walls take a lot of weather, and once water gets behind a failed joint, damp in stone or harled walls is slow to dry out.
Leaving a failed joint normally makes the job bigger, not smaller, as water and mould keep getting in. If you’re not sure whether it needs doing, send an email to info@mrmastic.co.uk and we will give you an honest view and a quote.

What sand mastic looks like in The Barony
The Barony is within about 1 mile of the coast, and homes near the sea take more wind-driven rain, with salt in the air closer to the shore. Both are hard on the mastic around older windows and doors, which can dry out and crack sooner where a building faces the weather. Island jobs need planning around ferries and the weather, so the more notice, the better.
In and around The Barony, as anywhere, good sand mastic starts with a clean, dry, properly prepared joint. In the older streets around St Magnus' Church, replacement windows fitted into old openings often leave uneven gaps that need backing and a flexible joint.
The Barony is about 16 miles north-west of Kirkwall, in the Orkney Islands. Every kind of property in The Barony is covered for sand mastic, old or new, large or small. Every job comes with our one-year guarantee. Our the Orkney Islands coverage runs to 51 places, and The Barony is one of them.
