Why it’s worth doing now in The Barony

Colouring the surface of old grout is a quick cosmetic fix. They do not fill cracks or stop water and stains often come back through. A proper regrout puts new grout in the joint. Out of town in Scotland, exposed walls take a lot of weather, and once water gets behind a failed joint, damp in stone or harled walls is slow to dry out.

A few things move the cost up or down: the old material and how easily it comes out, any mould to treat, and whether the work is at height. Your quote takes all of that into account.

Regrouting in The Barony

Grout is the filler between your tiles, while sealant goes where tiles meet a bath, tray or worktop. When grout cracks or washes out, water can get in behind the tiles. Our job is to rake it out and put new grout in and renew the silicone at the edges. We are often asked to deal with splashback grout that has darkened and grout stained black or orange that won’t clean, on wet rooms, bathroom floors and tiled floors.

Across smaller places in Scotland, homes range from stone and harled cottages to newer houses. Where a building moves, cracked grout and split sealant are normally the first signs.

Our work is backed for twelve months, in The Barony and everywhere else we cover.

FAQs for The Barony

Is The Barony within the area you cover?

Yes, The Barony is covered. We work across all of Scotland, islands included, from towns to the smallest places. Longer journeys are simply planned in advance.

What guarantee comes with regrouting in The Barony?

All our work, in The Barony and everywhere else, comes with a 12-month guarantee. We are fully insured, and an ARBOMaster approved applicator.

Can you regrout just the shower?

Yes, we often do. The shower generally fails first, so many people regrout just that part.

Is regrouting a chance to pick a new grout colour?

Yes. Because the old grout is raked out, the new colour goes all the way into the joint rather than sitting on top.

Are you ARBOMaster approved?

Yes. We are ARBOMaster approved, the scheme for applicators of Arbo sealants.

Will the sealant be renewed as well as the grout?

Generally, yes. Corners and edges need flexible silicone, and it makes sense to renew both together.

Do you have insurance?

Yes. We’re fully insured, and we have been doing sealant work for more than 20 years.

Will the old sealant be removed?

Yes, every time. New silicone does not stick to old silicone, so any old material comes out before anything new goes in.

How the job changes by surface

Shower walls

Shower walls get wet every day, so grout there works hardest. It’s often the first place grout washes out.

Kitchen splashbacks

Grout behind the hob and sink works hard. We regroute and reseal the worktop joint.

Keeping the joints in good condition

Good habits help new joints last longer. Our tips:

  • Give the walls a quick rinse after use
  • Open a window or run the fan to clear steam
  • Keep an eye on the silicone along the edges
  • Use a squeegee on the tiles after showering

Leave the area unused for as long as we advise, so it can harden properly. After that, rinse the tiles after showering and let the room air.

Stains that won’t clean are a sign the grout is breaking down. At this point it’s a simple regrout, before the joints open up.

How it works

All our tools and materials come with us in the van, so you don’t need to buy or prepare anything. Once we’ve agreed what’s being done, we protect the area and start. It normally takes anything from a few hours to a full day, depending on the area. Outside jobs in The Barony need a dry day, because sealant will not bond to a wet joint, so external jobs may need to move if the day turns wet. Work indoors is not affected.

  1. We check the tiles for any that are hollow or loose.
  2. We rake out the grout evenly, protecting the tile edges.
  3. The joints are vacuumed clean.
  4. New grout is pressed into the joints and the tiles are cleaned.
  5. Silicone goes into the corners and along the edges.

Preparing for the visit

  • Keep children and pets away from the work area
  • Mention if the joints have been sealed before
  • Mention any tricky access

Bathrooms and kitchens in The Barony

The Barony is close to the coast. Coastal homes, holiday lets and guest houses can see heavy bathroom use in busy months, and sealant and grout that work that hard wear out sooner. Work on the islands has to be planned around ferry crossings and the weather, so give us as much notice as you can.

In and around The Barony, as anywhere, good regrouting starts with a clean, dry, properly prepared joint. For an older house near a landmark such as St Magnus' Church, walls and floors in older homes can move, and sealant and grout show it first.

The Barony is about 16 miles north-west of Kirkwall, in the Orkney Islands. The Barony gets the same service as everywhere we cover: old sealant removed completely, careful preparation and a 12-month guarantee. The Barony is one of 51 places in the Orkney Islands we cover for regrouting.

If you are just outside The Barony, we cover Abune-the-Hill (2 miles east), Scarwell (4 miles south), Skeabrae (4 miles south), Dounby (5 miles south-east) and Hourston (6 miles south-east). For island and remote addresses, a little more planning is needed, so mention it when you ask for a quote.

Can I do it myself?

Sealing over old silicone is the commonest DIY error. New silicone won’t bond to old, so it lifts and traps water and mould underneath. Everything old must be removed first.

Overfilling a joint is a classic DIY mistake. A heavy bead looks messy and copes badly with movement, and the joint depth matters as much as the finish.

What we can’t put right

To be straight with you, some problems need a different trade:

  • A leaking wet room membrane
  • Tiles that are loose or hollow behind
  • Movement in a stud wall or floor

Not sure which it is? You can drop us a line at info@mrmastic.co.uk and we will tell you honestly.

How we quote for regrouting

The quote reflects the job in front of us. We look at:

  • How many rooms, windows or areas are involved
  • Whether the work is at height
  • How much old sealant there is and how hard it is to remove
  • Which sealant suits the joint

Instead of a standard rate, we look at what your job involves: the amount of work, the old material and the access. The price is agreed before we begin.

Helping us quote

Photos by email are helpful but not essential. Try to tell us:

  • Any previous sealing or DIY work
  • A few pictures by email, if you can
  • How many joints, rooms or windows are involved
  • Whether it’s a home or a business

Asking for a quote is easy: tell us what needs doing and where, and roughly how big it is. A few photos by email make the job easier to understand.
