Bathroom resealing in The Barony: local notes
The Barony is close to the coast. Coastal homes, holiday lets and guest houses can see heavy bathroom use in busy months, which wears sealant and grout out faster than in a quiet home. Island jobs need planning around ferries and the weather, so the more notice, the better.
Homes close to St Magnus' Church include some older properties, and walls and floors in older homes can move, and sealant and grout show it first.
The Barony is about 16 miles north-west of Kirkwall, in the Orkney Islands. We carry out bathroom resealing for householders, landlords and businesses in The Barony and nearby. Across the Orkney Islands, we cover 51 places, and The Barony is one of them.

How we handle bathroom resealing in The Barony
A fresh bead of silicone changes how a bathroom looks more than most people expect. Mouldy silicone makes even a new bathroom look neglected, and a neat new joint puts that right in a short visit. It also seals the gaps that let water behind the bath. We work on kitchen worktops & upstands, baths and wet rooms, and common reasons people get in touch are gaps between the worktop and the wall and leaking joints on a shower screen.
Being further from a city doesn’t change the work: everything old is cut out, the joints are cleaned and dried, and new sealant or grout goes in. We just plan the journey and access beforehand.
Your job is guaranteed for a year, as with all our work.

What the job involves on each surface
Shower trays & enclosures
The vertical joint where a screen profile meets the wall is a common leak point. We reseal it along with the base of the enclosure, sealing the side the enclosure’s instructions call for.
Baths
A bath shifts slightly every time it’s filled, so we fill it with water before sealing. The joint is then laid with the bath at its lowest point and is not torn the first time it’s used.
What we do, step by step
On the day, we look over the joints with you first, so there are no surprises. We protect the surfaces around the joints before any work begins. Most jobs take a couple of hours for one bath or shower, or most of a day for a full bathroom and kitchen. For a place like The Barony, longer drives are planned in advance. Mention tracks, gates, ferries or anything else about the route.
- First the area is protected and every bit of old sealant removed.
- Next, the joint is cleaned and any mould is treated.
- Once it’s dry, any bath is filled so the bead is laid with it at its heaviest.
- New anti-fungal silicone goes on in a colour to suit and is tooled to a clean finish.
- Finally we tidy up and explain the cure time before we leave.

Do you need bathroom resealing in The Barony?
Plenty of failed sealant has been laid over the top of older sealant. New silicone won’t bond to old silicone, so it lifts, lets water in and traps mould underneath.
Look out for any of the following:
- A bead that has pulled away from the tiles
- Lumpy, uneven sealant from a DIY attempt
- Two layers of silicone, both failing
- Leaking joints on a shower screen
In and around The Barony, as anywhere, good bathroom resealing starts with a clean, dry, properly prepared joint.
What to look for in a quote
- Whether they seal over old material or remove it
- Which sealant they’ll use, and why
- What happens if they find a problem under the old sealant
- Who does the work, and how experienced they are
Honest limits
Before you book, it’s worth knowing the limits:
- Water coming from the plumbing rather than the joint
- A bath or tray that moves because it isn’t properly supported
- Damage behind the tiles that needs a tiler
If in doubt, send an email to info@mrmastic.co.uk and we will say what we think.
What we seal
- Wet rooms
- Baths
- Basins & vanity units
- Sinks & splashbacks
- Shower trays & enclosures
- Kitchen worktops & upstands
Work for landlords, hotels and businesses
We work for landlords and letting agents as well as householders. Sealant work between tenants keeps a property looking cared for before the next move-in.
We regularly work with letting and managing agents. Tell us the address, the job and how access works.
Can I do it myself?
Sealing over old silicone is the commonest DIY error. New silicone will not bond to old, so it lifts and traps water and mould underneath. All the old material has to come out first.
If you’ve already had a go yourself, that is fine. We cut it out and start again.
Why act early in The Barony
The difference in a professional reseal is mostly what you don’t see: cutting out every trace of the old bead, cleaning, treating mould and letting the joint dry. Skip those steps and even the best silicone fails early. When the nearest tradesperson is a drive away, it’s tempting to leave a small leak, but water behind a failed seal does the most damage when nobody’s watching.
We do not show prices on the website, because each job is priced on what it involves. Call for a quick quote and we will talk you through it.

The Barony questions
Is The Barony within the area you cover?
Yes. The Barony is within the area we cover, which takes in towns, villages and rural addresses. Our work covers the whole of Scotland, including the islands, where work is planned around ferry crossings. Just mention lanes, gates or anything else about the route when you book.
Can you do bathroom resealing in The Barony?
Yes. We work across all of Scotland, and The Barony is part of that. Just send an email to info@mrmastic.co.uk with a few details of the job, and we will give you a clear price.
How long does the new silicone need before I use the shower?
We give you the cure time before we leave, and it’s usually around 24 hours. Getting it wet too early can spoil the new joint.
How long does a bath or shower reseal take?
It depends on how many joints there are and how much old sealant has to come out. Allow a couple of hours for a typical bath or shower.
Do you take out the old sealant first?
Yes. We cut out all the old sealant and clean the joint before resealing.
Are you fully insured?
Yes. We’re fully insured, and we can confirm the details when we quote.
My sealant has gone black. Can you sort it?
Yes, by replacing the sealant. Cleaning products may lighten it, but the lasting fix is new anti-fungal silicone on a clean, treated joint. Good ventilation helps keep it away.
What do you put in the joint?
Quality sealants from brands including Arbo and Everbuild, chosen to suit the joint. We will tell you what we’re using and why.
